LISTING DESCRIPTION "Judkins Retreat Basement Suite Near Downtown & Light Rail" provides an entire top floor of a shared-entrance two-story house, featuring 3 bedrooms and 3 en-suite bathrooms. Located in the Central District neighborhood near T-Mobile Park, connected to a future rail/subway station (Judkins Park Link Light Rail Station), the guesthouse offers a warm welcome with in-room WiFi and outdoor furniture. Guests can unwind on the sunny terrace shared with other guests or grab a cup of coffee from the private kitchen with a dinning seat, while appreciating the convenience of self parking. A flat-screen TV with streaming services and a working space are available in all rooms. Additional conveniences include express check-in/check-out, keyless entry, central air conditioning and heating, and laundry. Ideal for business travelers and casual getaways.

IMPORTANT DISCLOSURES - PLEASE READ CAREFULLY Please note that the building is a two-level house, and the "Judkins Basement Suite Near Downtown & Light Rail" listing refers to the accommodations located in the basement (Downstairs Unit). Although the front entrance is shared, guests enter the Unit through a keyed private door. There is an additional bookable vacation rental on-site in the completely separate space upstairs. Guests do not need to share any interior amenities. The front sundeck is shared and other travelers may be present during your stay. The walls do not block sounds. Noises from the surrounding rooms or the Upstairs Unit tend to be audible.
GUEST ACCESS - 3 bedrooms, 1 attached bathroom (en-suite, stand shower), 2 detached bathrooms (external private baths located outside of the room, just a couple of steps down the hall, stand showers). - 3 Queen beds, 2 Single foldable cots, and 1 Twin-size air mattress. - In each Bedroom: Beddings and linens, flat screen TVs, folding desk and chair, night lamp and stand, room-darkening shades, luggage rack, storage dresser, shelf, hangers, extension cord, trash can, iron, and iron board. - In each Bathroom: Hair dryer, towel hooks, toilet paper, shampoo & conditioner, body wash, hand soap, tumbler, stand shower, bath towels, hand towels, wash cloths, bathroom mat, trash can, toilet brush and plunger, and cleaning supplies. - In the Kitchen: Dining tables and chairs, double induction cooktop, pot holders, trivets, baking sheet, refrigerator with freezer, microwave, coffee maker, toaster, electric kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and trash bags, broom, brush and dustpans, laundry hamper, all-purpose cleaner and room spray, paper towels and dish cloths, knives and cutting boards, cups and glasses, wine and can openers, ice-cream scoop, colanders, cooking basics (pots, pans, utensils, oil, salt, pepper), dishes and silverware (plates, bowls, cups, cutlery, and other utensils), and placemats. Complimentary hot beverages and condiments. - In the Kitchen Pantry: Extra beds (cots and air mattress), extra blankets, pillows, and bed sheets, extra toilet paper, extra towels, extra batteries for electronics, laundry hamper, laundry bag, and first aid kit. - Washer and Dryer. Laundry basket, Laundry detergent and Dryer sheets provided. - Other Essentials: Central AC and Heating, Hot water, Household Trash & Recycle. - Two (2) reserved parking spots and One (1) unreserved free street parking spot. Additional free and paid street parking is also available in the neighborhood, on a first-come, first-served basis. - Access to outdoor sittings on the public patio deck up front.
INTERACTION WITH GUESTS - We give guests space but are available when needed. - We encourage our guests to enjoy the freedom and flexibility of self-service lodging. Please note that the guesthouse is not staffed, and there is no front desk or reception to answer phone calls. From the time a reservation is made until the day of arrival, communication will primarily take place via messaging, texting, or email. While phone calls may occasionally be returned, we recommend leaving clear voice messages, as all voicemails are carefully noted.
OTHER THINGS TO NOTE - No daily room service is provided. The Unit will only be cleaned after checking out. Extra room service is provided for an additional charge. - Guests will be given a PIN to enter the house. Do not share the access code to anyone except the people registered on the reservation. - For liability reasons, only visitors with prior approval from the host may enter the premises. Additional overnight guests must be registered and paid. - The unit (910ft2 or 85m2) currently best serves up to 9 people. Children under 4 years of age stay free of charge in the existing beds. We could work out reasonable pricing for additional guests. - Each reserved parking spot is spaced to fit a Sedan or Compact. SUV should be fine but probably a bit tight. Please keep this in mind when parking or reserving car rentals. Only Two (2) on-site parking spots can be reserved for each booking. And One (1) free street parking spot is unreserved but typically available. Additional cars under the same booking need to find street parking and adhere to the local parking restrictions. - Per request and if available, we can accommodate early check-ins and late check-outs. - Noise-free rooms are not guaranteed. - Guests must climb stairs: Five (5) steps from the ground to the front door. Ten (10) steps from the front door down to the Unit. - Front yard patio will be shared with other guests. - Exterior security cameras present in public areas only (parking lot and front porch).
HOUSE RULES * ID Verification – Guests must submit a proof of photo ID electronically to check in. (Note: ID requirement waived for guests with an average rating of 4.5 stars or higher on AirBnB, VRBO or other major booking platforms). * Non-smoking property – No smoking, vaping, e-cigarettes, alcohol, drugs, or marijuana. * Registered guests only – Only individuals approved by the host may enter the premises. * Visiting hours: 9:00 AM - 6:00 PM (max visit duration: 4 hours). * Quiet hours: 10:00 PM - 6:00 AM. * All ages welcome – Primary bookers must be 21+. * No parties, events, or pets allowed. * No commercial photography or filming. * Noise-free rooms cannot be guaranteed. * No open flames inside or on the premises. * Room service is available upon request, not daily. * Not equipped or compliant with accessibility standards. * Guests and visitors are not considered long-term tenants. * Basic guest etiquette and respect for the space are expected. * Outdoor surveillance cameras monitor public areas (parking lot & porch). * Occasional property access may be required for maintenance, safety checks, or cleaning (with prior notice). * Check-in: Anytime after 3:00 PM | Check-out: By 11:00 AM (unless otherwise arranged).
