Every detail has been thoughtfully curated, from the rich textures and elegant furnishings to the state-of-the-art amenities, creating a warm, inviting, and truly indulgent atmosphere.
After exhilarating days, retreat to one of our thoughtfully designed bedrooms, each a sanctuary of comfort. With a versatile mix of two king suites, 2 more king bedrooms, and 2 double queen bedrooms, there’s a perfect sleeping configuration for every member of your group. Premium linens, plush mattresses, and ample space ensure a restful night's sleep, preparing you for another day of adventure. Our pristine, modern bathrooms are stocked with plush towels and essential toiletries, offering both convenience and a touch of spa-like indulgence.
Step out onto your private back patio to breathe in the fresh mountain air, grill up a feast on the BBQ, or soak in the luxurious hot tub under a blanket of stars – the ultimate way to soothe tired muscles after skiing, snowmobiling, or boating. From the roaring fire to the breathtaking views and the laughter shared amongst friends and family, every element of the Grand Escape at R&D Ranch has been crafted to make your getaway truly exceptional. •Spacious Lodge-style Living Area: This is truly the masterpiece of the home. Vaulted ceilings, comfortable seating for large groups, and tasteful southern design.
•Kitchen & Dining: The fully equipped kitchen has everything you could possibly need, and more! The butlers pantry, the separate nugget ice machine, the custom commercial sized fridge, a double oven, the touchless faucet, this kitchen is next-level.
•Comfortable Sleeping: No need to compromise in this 6 bedroom home. 2 king suites, 2 more king bedrooms, and 2 double queen rooms give every guest a restful night’s sleep
•Thoughtful Amenities: Enjoy the multiple TV’s, fireplace, seating areas designed for multiple conversations, plentiful seating inside the bedrooms, 2 washers and 2 dryers, outside decks, and games.
Outside & Property
•Private Mountain Setting: Spread out and explore 24 private acres of forested hillside, offering unparalleled peace, seclusion, and breathtaking mountain views. A gentle stream meanders through the yard, adding to the serene ambiance.
•Outdoor Living: Host a dinner on the large back porch next to the grill, breathing in the crisp mountain air. Go visit the buffalo, zebra, and highland cow that are safely fenced in on the hillside. Walk along the forested trails next to the private stream that runs through the property. Let your children play with the sand toys in the sand next to the stream.
•Ample Parking: Plenty of parking is available in front of the lodge
•Hot Tub: Enjoy the large hot tub privately tucked in the back patio area. Gaze at the stars as the snow silently falls to the earth
What Guests Love

Guest Access:
•Self-Check-in: Enjoy easy self-check-in with a personalized code sent one week prior to your arrival. Enter directly via the keypad on the front door. Check-in is after 4 PM, and checkout is by 10 AM.
•Parking: Ample space for multiple vehicles. The driveway is plowed during winter.
•Property Access: Guests have exclusive access to the entire home, the inviting patio, the decks, hot tub, walking pathways, and playing in the stream. The owner does live nearby.
•Connectivity: Wi-Fi is available throughout the home (network and password will be provided in your pre-arrival message). Please note that cell service can be spotty in this secluded location; for reliable reception, a short walk to the main road is often helpful.
•Property Rules: To preserve the natural beauty and safety of our property, please observe a strict no open fires policy. For the enjoyment of all, kindly keep ATVs and snowmobiles on the main road and designated trails.
•Emergencies: Your host is available for prompt assistance and typically replies within 20 minutes. For medical emergencies, Heber Valley Hospital is just 7.4 miles away. A comprehensive printed house manual is also provided inside the cabin for quick reference.
•Respectful Retreat: We kindly ask guests to respect the quiet, private nature of the land and our wonderful neighbors, ensuring a peaceful experience for everyone.
