The Space:

Welcome to your perfect getaway near Eagle Creek Park! This spacious 4-bedroom, 3.5-bath home sits on an half-acre of peaceful land, offering plenty of space to relax and unwind.



Bedrooms (All Upstairs):

Primary Suite – King-size bed, attached full bath, and exclusive access to the private movie projector room for the ultimate theater-like experience.

Second Bedroom – Queen-size Sleep Number bed with adjustable base and a Roku TV, perfect for relaxing or giving a sore back a needed break.

Third Bedroom – Two queen beds and a Roku TV, ideal for families or groups.

Fourth Bedroom (Adventure Room) – Bunk bed with a full below and a twin on top, plus a climbing wall and gymnastic blocks—great for kids or the young at heart.



Additional Sleeping Areas:

Theater Room – The sofa pulls out into a queen-size bed, offering extra sleeping space.

Ping Pong Room (Main Floor) – Features a futon, providing another useful sleeping option.



Entertainment & Living Spaces:

Movie Projector Room – Accessed through the primary suite, featuring a Roku projector for the perfect movie night experience.

Four Roku TVs throughout the home – Stream your favorite shows anytime.

Ping Pong Table – Challenge friends and family to a game.

Guest Access:

Guests will have full access the house. The garage is not apart of the rental.



Other Things to Note:

While we allow up to 16 guests, it is up to the group to decide if their group size will fit comfortably. Please read and understand the layout of the house.



PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING:



• Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine)

• NO smoking inside the house or garage. Smoking outside is completely ok. ($500 fine)

• NO use of firearms or fireworks on the premises. ($500 fine)

• All damage will be considered intentional/reckless if not reported via email/messenger or phone.

• No pets on the furniture please. Please make sure to clean up after your pets. Owners are responsible for pet damage.

•A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Things happens and we are not here to nickel and dime you. This is meant for reckless activity.

• No bookings for guest under the age of 25

• You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first.

• Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine)

Thank you for choosing to stay with us! We hope you enjoyed your time here. If you visit Indianapolis again, we would love to host you and offer discounts to repeat guests (excluding select high-demand event dates). Please follow these checkout instructions to ensure a smooth transition for our next guests:



1. Beds - Please strip all used beds or leave them unmade. If you choose to strip the bed, place the sheets on the mattress or in the laundry basket (if provided).

2. Dishes - Ensure all dishes are washed. Running the dishwasher is perfectly acceptable; just make sure to remove any food from the dishes before starting it.

3. Trash - Gather and throw away all trash. Extra trash bags are located at the bottom of the trash can or under the sink.

4. Refrigerator - Dispose of any leftover food in the refrigerator. Our cleaners will take any unopened food, beer, or water.

5. Towels (Optional but Appreciated) - If possible, please start a load of used towels in the washer. If your starting right before check out please run a quick wash. Thank you

6. Grill - If you used the grill during your stay, please make sure all grill items are with the grill, the propane is turned off, and the grill cover is on. *Do not put cover on if grill is still hot.

7. Warming Station - If you used the warming station during your stay, please make sure the propane has been turned off before departure.

8. Early Checkout - If you check out early, please send us a message so we can send our cleaners over. We will also send a message tomorrow; if you will be there until checkout time, feel free to ignore it.
