Enjoy Breckenridge from this well-appointed studio with a full kitchen, comfy queen bed and an ideal location between Main Street and the Snowflake lift. You won't need to drive anywhere once you're here. Restaurants, bars, shopping and the free shuttle stop are all within walking distance. Jump in the Upper Village heated pool, soak in the hot tub (just a short walk from the condo) and enjoy the electric fireplace for the perfect apres ski. This cozy condo will feel just like home!
The space

• Electric fireplace for warmth, ambiance or both
• Full size kitchen with all the necessities, full size fridge/freezer, dishwasher, oven and microwave.
• 550 Square feet
• Small expandable dining table with seating for 2
• Kitchen bar with seating for 4
• Sleek full bathroom with a bathtub/shower combo
• Large picture window with a sliding glass door leading to a small patio with a table and two chairs.
• Open closet with hangers as well as a dresser with 6 drawers for all your clothes storage needs
Location:
• 8-10 minute walk to Main St.
• 5-7 minute walk to the Snowflake Lift*. There is a full service ticket window and ski shop, Charter Sports, there as well. Snowflake Chair will take you to Peak 8.
• To the Quicksilver Lift/Peak 9 base area*: Similar distance as walking to the Snowflake Lift. To get there, head toward the Upper Village Pool, cross Village Rd and take the right into the alley just BEFORE you reach Park Ave. Follow that road to the Quicksilver Lift.
• Ski back to either the base of peak 9 or down 4 O'Clock Run* and walk back across the street to the condo. Either or both may be closed early and/or late season.
*Peak 9 base area, 4 O'clock Run and/or Snowflake Lift may be closed early and/or late season and are subject to snowpack and mountain conditions. It is the guest's responsibility to know mountain terrain and lift statuses.
• Adjacent to the Upper Village Pool, easily walkable and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option. See below for Upper Village Pool details.
• Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road, in front of the Pine Ridge complex. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9).
• This condo is on 1st floor but still requires a half flight of stairs to reach the front door. There is not an elevator in the building.
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.
Upper Village Pool Clubhouse:
• Located adjacent to the building parking lot
• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• Open noon-8pm
• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.
While not a true ski-in/out right up to the door, the condo is a short walk to the Snowflake Lift on 4 O'Clock Rd, or, you can access the free shuttle from the nearby stop.
Parking Limit: 1 (dedicated outdoor space, no height restriction) - Additional or oversized vehicles that are unable to park in a standard parking spot must park at an overnight pay lot in town. More information can be found at BreckPark.

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided

» Maximum occupancy (4) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA, pets are strictly prohibited. Please feel free to contact us about our pet friendly properties.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
