A Few Ideas for Your Getaway:
- Enjoy a blissful sunrise overlooking the river from the comfort of your master bedroom and private balcony before heading down to the cozy sunroom, front deck or private pier to sip your morning coffee or tea.

- Listen to the sound of the lapping waves and maybe do some yoga on the pier to start your day.

- Go fishing off the pier and do some birdwatching. You'll see ospreys, eagles and other birds roam throughout this National Bird Sanctuary.

- Prepare a meal in your large, fully stocked eat-in gourmet kitchen with updated top-end appliancesā€¦ Or, use the Weber Grill under the covered porch before playing some games in the gated backyard (cornhole boards and bags provided!).

- Rent a bike or golf cart or take a short walk to the sandy beaches of Colonial Beach and discover all this quaint, laid-back river beach town has to offer--including two tiki bars, live music, coffee shops, a brewery, farmers market, local seafood vendors, restaurants, and so much more.

- At night, relax by the fire pit out front and roast some marshmallows with your friends and family.

About the Space and Accommodations:
We offer accommodations up to 5 guests, with flexibility for additional guests (please reach out with any requests):
- Fully updated home on the Potomac River with a private pier and beach.
- Dogs okay with owner approval; $50 pet fee will be applied.
- 2 Bedrooms and 1.5 bathrooms, including 1 full bathroom upstairs with a tub shower combo and 1 half bathroom downstairs.
- The large master bedroom has a king bed, SmartTV, and private front porch/balcony overlooking the river, pier, and the beautiful sunrises/sunsets.
- The 2nd bedroom is also large with a queen bed and a desk for your convenience.
- Beautiful renovated kitchen with quartz counters, a very large island, gas range, Kitchen Aid mixer, and double ovens. Brand new LG washer and dryer (2025).
- The beautiful, enclosed sunroom is a wonderful spot to take in the sunrise or watch the birds and boats on the river.
- The living room includes a SmartTV and several board games/puzzles.
- Fire pit in the front yard with a waterfront view; Covered patio and gas grill in the backyard.

Lovely Spot on the water

LPOP couldnā€™t be a nicer spot for a short getaway. The owners are easy to work with and Iā€™ll definitely be returning.

Perfect place absolutely adorable and we thoroughly enjoyed our time together relaxing. First time to colonial Beach and it is a cute town and this was the perfect place to stay.

We had a wonderful weekend away with our two pups. The views of the water from the front porch or deck were beautiful. We brought the dogs into town for a pup cup while we enjoyed ice cream, and the pups approved of the wine tasting at Ingleside. The place was very clean and well maintained. We hope to return for a weekend I the fall potentially.

Very clean, tastefully updated, great kitchen, amazing river views. Front porch and second floor balcony are perfect for watching wildlife, including bald eagels, osprey, sea gulls, and dolphins. Comfy, generouly sized beds. Quiet. Safe.

As always, LPOP offered a delightful long weekend. This is our absolute favorite place to stay at CB! We had a small snafu with the hot water heater but Dan and Lauren were very gracious and fair about the inconvenience! The property was spotless, comfortable and spacious. Relaxing getaway

We were 3 women that got away for the weekend to decompress and catch up. The house and location were absolutely perfect! The house has old charm and new spaces. We loved it. The dock was the highlight. We sat out there for hours. Bring a bike! Ride to Dockside or Ice House for drinks. We had a great time and look forward to coming back. The house has everything you need!

Wonderful stay!

The house is lovely, with a kitchen dreams are made of ā€” great for cooking, conversing, and eating. Tons of space, everything you could possibly need to cook or bake, and plenty of storage in the cabinets and pantry for all your snacks and ingredients.The fire pit in the front yard was perfect for roasting marshmallows (the provided camp chairs and corn hole set made it even better), and the picnic table next to the grill was great for sitting outside while the burgers were on. The private dock is lovely and well maintained, with stairs down to the shoreline, and great for fishing or just relaxing. Plus, the front porch and balcony are well situated to enjoy the sunrise or just sit and watch the boats ā€” and even dolphins! ā€” go by. If the weatherā€™s not cooperating, the sun roomā€™s a comfortable substitute with the same great view. Itā€™s about a mile from the main beaches and commercial areas of Colonial Beach, so itā€™s much quieter (when there arenā€™t people shooting off their leftover 4th of July fireworks ), but youā€™ll likely want to bike or drive to restaurants or the beach. Book your golf cart well in advance!We had an issue with the water heater at 10pm the night we arrived, but Dan responded within minutes and put us in touch with the property manager, who offered to come out despite the late hour. It ended up being a quick fix I could take care of, but it was great to know how attentive and responsive both the host and property manager were. Canā€™t wait to come back!

We fell in love with the laid-back, river beach community of Colonial Beach - a little town with a lot of character. From the many local festivals, the friendly locals, the fun sandy beach (and beach bar), local shops and restaurants, there is so much to explore and enjoy while you relax. We love seeing eagles and ospreys, looking out over the river, and visiting parks and wineries nearby.

Our cottage has a beautiful view of the Potomac River with spectacular sunrises which you can enjoy from the master bedroom balcony, the front porch, the sunroom and the private pier. There is also a long stretch of private shore next to the pier which is great for kids and adults alike to explore all the river rocks. Whether you love fishing, crabbing, yoga, or just relaxing with a drink in your hand on the pier, you will quickly see what makes this place special. Inside, we have a great kitchen - it will be one of the wonderful places where you'll choose to spend time together. Also, the sunroom is great for just relaxing and catching up on some reading - our kids always make this "their" space. The backyard offers a fenced in area with a patio, picnic table, grill, cornhole and space for parking.
