Sunrise Soiree is the ideal retreat that will welcome you to the Atlantic City Beach lifestyle! It is perfectly located where just a leisurely stroll will lead you to the amazing and famous Boardwalk, Beach and Casinos, all while being paired with the comfort of staying in a place that is tasteful and cozy. This spacious 2 bedroom, 2 bathroom unit is beautifully designed with warm aesthetics, great amenities and is immaculate!

LIVING AREA:
-The unit has a spacious living area with a dining table for 4, seating, a smart TV with cable and streaming apps for your viewing pleasure and games.

DEDICATED WORKSPACE:
-The upstairs hallway features a built in desk suitable for work or studies.

KITCHEN:
-The kitchen is beautiful with a brick backsplash, ample cabinets, new stainless steel appliances and all the features you will need to prepare meals.

SLEEPING ARRANGEMENTS:
-The 2nd floor has 2 spacious and stylish ensuite bedrooms with comfortable beds.
-Each bedroom is tastefully designed and includes wall mounted smart TV’s and cozy bed linens.

BEDROOM 1: 1 King Sized bed, 1 roomy closet and a full bath with a tub.
BEDROOM 2: 2 Twin Sized beds, a closet and a full bath with a stand-up shower.
ADDITIONAL SLEEPING ARRANGEMENTS: There are two twin sized air mattresses available.

LOCATION:
The unit is in a complex on a beach block directly across from Ocean Resort and Casino and next to The Showboat Hotel. Take a lovely, quick stroll to the boardwalk and beach. The unit comes with one assigned parking space which will be provided to you with your check in directions. (Please note that you cannot on street park any vehicles in this vicinity. But the Ocean Casino parking garage is directly across the street if you have an additional vehicle that you require parking for.)

ADDITIONAL NOTES:
-Please note that like many areas of the city, the complex parking lot has the possibility of puddling or flooding when it rains. This factor is out of our control and we suggest parking at Ocean Casino across the street in the event that it becomes problematic.
-The unit has central air, but being it is a 2 floor unit with 2 levels, at times the power of air conditioning may compete with heat rising.
-Please excuse the complex's appearance- it is under new management and the HOA is currently doing renovations and landscaping to maintenance the building and grounds.

ACCESS & ENTRY:
-Guests will have access the entire 2 level unit and the outdoor balcony.
-There are exterior stairs to enter the unit, and a set of interior stairs in the unit to the 2nd floor bedrooms and the bathrooms.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is ONE designated parking space for guests to use.
-We will release more information regarding parking with your check-in message.
-Your car WILL be towed if it is not parked in the proper spot, so please be respectful of other's parking spaces.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.
-For any additional cars, we suggest utilizing self parking garage at Ocean Casino which is right across the street.

MAIL:
-We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
Property located in a city environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "SunriseSoiree", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

RESERVATION/CANCELLATION NOTES:
-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-VRBO Trip Protection suggested for added coverage.
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through their third-party guest portal. This should be completed prior to check-in to avoid delays

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES

BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person

RESPECT FOR NEIGHBORS & NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance)

CHECK-OUT & CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.

SMOKING, FIRE SAFETY & PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials

SECURITY and RESPONSIBILITY
Lock doors and windows when leaving
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated

Violations may result in: Denied entry or immediate removal without refund
