ACCESS & ENTRY:
-Guests will have access to the entire 2nd floor apartment.
-This apartment is 2nd floor of an apartment building.
-The upper level guests share the same main entry, but each apartment has its own separate entrance.
-Since this is the lower unit, please be advised that there is the potential of hearing footsteps and regular noises from the above unit.
-There is also a business store front on the lower level of this building, so there is the potential to hear noise from the business during their standard business hours.
-Please be respectful to the neighbors, other guests, and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is no driveway or designated parking area for this apartment
-Parking is on street where available on Atlantic Avenue or any adjacent or nearing blocks
-You will be provided with 1 residential parking permit to use in areas that have time restricted parking signage.
-$100 fee for unreturned parking permits upon check out.
-We strive to provide parking permits for our guests' convenience; however, please note that availability is limited. The city issues a set number of permits and unfortunately does not replace lost or unreturned ones. While we do our best to ensure permits are available for your stay, there may be rare instances when a previous guest has misplaced one. We sincerely apologize if this occurs and appreciate your understanding.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

SECURITY
- The property has Ring devices at the front exterior entrance and back of the property with audio and video recording.

-Property located in a residential city environment by the water; potential for noise from cars or foot traffic.

-There are stairs to enter the apartment from the ground level.

HONESTY & EXPECTATIONS:
At "Sunshine Suite", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

RESERVATION/CANCELLATION NOTES:
-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

ADDITIONAL INFORMATION:
-Respectful behavior requested due to close proximity of homes.
-This is NOT a party house. City-wide quiet hours from 10pm-7am.
-We ask that you please respect the neighbors, the neighborhood and the home.
-Please monitor noise levels, especially during the night.
-You must be 21 and over to book.
