Spacious custom home in South Yarmouth’s Bass River area – steps away from some of the best beaches on the mid-cape.

A short walk to Bass River Beach (Smugglers), South Middle Beach and Parker River Beach. The house is convenient to mid-cape dining, shopping and attractions. The home has 5 Bedrooms, 3 Bathrooms and can comfortably accommodate 10 people. Fully appointed gourmet kitchen.

Built in 2005, completely re-furnished in 2013 the home sits on a professionally landscaped double lot and has a large stone patio with a built in fire pit as well as a large outdoor shower and changing room.

This fully furnished home, with many upgrades, has all the comforts you're looking for.....just pack your swimsuit and go!

Family gathering

We loved the house and it’s great location. We were 5 adults and 3 kids under 10 and the availability to spread out was appreciated. We would recommend the house to anyone with a large family.

Beautiful home!

We really enjoyed our stay. Beautiful house with more than enough room for all. The dorm room was a big hit with the kids.. The home was very well appointed, included everything we could possibly need, and was very clean! The location was great allowing for walks and bike rides to the beach and easy access to many amenities. Owners responsive and easy to work with.

Fantastic Cape Rental!

We stayed here for a week in late June and could not have been happier. The house had everything we needed, aside from the few items specifically mentioned in the pre-arrival instructions, so we knew to bring those ourselves. The host, Steve, was very communicative and helped us out with a few snags like getting the TV setup to work. Our group, which included 3 little ones between the ages 2-4, had a great time playing in the yard and walking to the beach. Smuggler's Beach was very walkable from here, so it was easy to drop off our things and have one person take the car back to the house. We would definitely stay here again!

Quiet spot

Quiet spot yet close to beaches, shopping, restaurants and mini golf. Within walking distance to two beaches (we preferred Smugglers) but if you have young children be prepared to bring stroller, wagon (to lug all the beach gear too) or bike/scooter. It seemed further than 1/4 mile but we didn’t measure the distance. If you opt to drive, parking is $20/day. A nice yard for the kids to play too.

A very nice house near the beach

The house overall is very nice. The upstairs is a loft style over the cathedral ceiling living room which makes it loud if fellow travellers have staggered bed/wakeup times. It's a little far to walk to the beach with kids. Not having linens and towels supplied is a huge detraction from the otherwise high quality of the house. I'd urge the owner to consider a discount for that or to contract with the linen company recommended in the house description. Note that the extra bedroom is a den with fold out couch off of the living room. Overall, this was a very nice place to stay for a small family reunion.

Family Vacation 2024

This is a beautiful home located in a very quiet neighborhood, yet close to everything you could possibly need or want. The layout of the home is so spacious and accommodated our family of 9 beautifully. We especially loved the square dining table in the kitchen where we had most of our meals and many game nights. Our teenagers loved the bunk room over the garage. The backyard is beautifully designed with stone patio, fire pit and outdoor shower. We spent lots of time at South Middle Beach which is an easy walk from the house and a quick drive by car to drop off all your beach gear. Steve, the owner was great to deal with, answering all my questions in a timely manner. We would highly recommend this home and would love to stay there again sometime. Thank you.

Beautiful House - Wonderful Stay - No Linens

This house was beautiful! Plenty of space for multiple families.Very quiet neighborhood and is at the end of a dead end road. Great deck and patio. About a 12 min walk to the beach. The only down side is they don’t provide any linens (towels or sheets). I find this very odd. Other than that we had a great stay.

Lovely Home

Awesome vacation

We had a great vacation this year. The house was absolutely beautiful and it fit all our needs. The kids loved the dorm room. The house was well equipped, clean and spacious. Loved the front porch for morning coffee or tea. Perfect location!! Walk to the beach , close to shopping and activities for the kids. I would definitely rent this house again!! Beautiful home. Great Cape Cod Vacation

Beautiful home, perfect location.

Extended family, first time visitors to the Cape. The house was perfect for our group. Plenty of space for everyone. The bonus room with the twin beds was a hit as they called it "cousin camp". There were empty beds elsewhere but they all wanted to stay up there together. The home had everything we needed and more. We all fell in love with the Cape and will definitely stay here next time.

Clean, spacious well appointed house great for families

My family along with 2 others travel to the Cape every summer for a week. This beautiful home was the perfect location for us. The well manicured and mostly enclosed backyard provided our kids the opportunity to run around when not at the beach located about 0.5 miles away. The house is spacious, was spotless at check-in, and had all the amenities we needed for our week stay. Route 28 offered plenty of activities to keep the kids busy and the nearby grocery store proved very convenient. One last point that was very much a plus were my interactions with the owner. The check-in and check-out processes were straight forward with clear upfront directions. Going above and beyond what could be expected from the homeowner when one member of our party forgot some belongings, when notified the owner quickly connected with the cleaning staff, had the belongings put aside safely and even shipped those belongings back out to our friends. The service was greatly appreciated. In summary, great house, location and owner.

Beautiful house in South Yarmouth

Lovely house, nicely furnished. Kitchen was well stocked with appliances, dishes, pans, etc. Yard was beautifully landscaped and they even have a small herb garden. A very nice master bedroom with a nice master bathroom and a large closet. There is also a den downstairs with a pull out couch that my sister used, with another full bathroom. Upstairs are two queen bedrooms and the 8 bedroom bunk room that all share a full bathroom upstairs. They also have a nice outside shower. We were able to walk to the beach from the house. Overall we were very happy with this rental.

Beautiful home!

We stayed with friends in July, beautiful well kept home in a great location. Kitchen complete with everything you will need. Beautiful yard with grille & fire pit. Will definitely rent again !

Can't wait to return!

We loved this home in South Yarmouth! Our extended family of 9 including 3 children, grandparents and an auntie visited in August and we found the home to be comfortable, clean and well appointed-even better than the pictures. We had enough room to spread out but also enjoyed time together in the comfortable kitchen area as well as the deck and patio. From bedding and towels, to cooking utensils and bar ware there was nothing we couldn't find to make our stay unforgettable. We have been renting in the Cape for about 15 years and this is by far the best home we have stayed in. The location was also very good as it was near stores and attractions and the beach was a quick drive or easy walk away. The owner provided a great welcome packet with very easy to follow check in and out directions, and when we had a question about the sound system he responded promptly and helped us figure out what we needed. We already miss the house and can't wait to vacation there again next year.

Perfect retreat for an extended family vacation!!

We rented this house for a week right before the July 4th Holiday. It was a great choice for my husband, kids, parents and my brothers family. The house had everything we needed and more. The kids room was so much fun for the four cousins to spend quality time playing and building memories. Being on a cul-de-sac was especially nice. The kids got to ride bikes without fear of traffic. They played kickball in the front yard which was very spacious. We enjoyed the fire-pit in the evenings. The walk to the beach was a little longer than expected, but quite pleasant. The dads drove the kids down to the beach with all the gear, while I walked with my mom and got some steps in for the day. The kitchen had everything we needed for the times we ate at the house. Two separate dining areas also gave the adults quiet time in the dining room during dinner while the kids could have fun at the kitchen table. My family lives on the west coast, far from my east coast parents and brother's family. Vacationing at this house was so enjoyable that it has now inspired us to make extended family vacations a tradition so the cousins can continue to build on their friendships. We may try different places but if we come back to Cape Cod, my dad has made it clear he only wants to rent this house if it's available. In addition, while here, whenever we had a question, Steve was always available via phone or text if we needed him. Thanks Steve and Deb for providing such a great retreat and rental through VRBO.
