The Launch Pad - Dog-friendly House with Boat Ramp on deep canal corner lot
Bring your boats/watercrafts and launch directly from the property! This property has a private 13 feet wide commercial grade concrete boat ramp. No worries about where the closest public boat ramp is and how busy it might be, or who will drive the vehicle and trailer vs. who will captain the boat back to your vacation spot because the closest boat ramp extends from the driveway. The property is a double lot, providing room for trailer parking. If you have friends nearby, they can launch their boats and park their trailers here. There is plenty of space to dock amongst the 300 feet of deep canal waterfront without worrying about water traffic knocking the boat against the dock.
The St. John’s River is a short 600 feet from the boat ramp. Head north to access Lake George with the sandbar and Silver Glen Springs, or to access Blue Creek for an enjoyable sunset cruise. Heading south on the St. Johns River will take you toward Deland with the St. John’s River Grille (dog friendly) and Hontoon Island State Park.
Relax and make yourself at home in the 2 bedroom, 2 bath house with central heat and A/C. This is an ideal rental for 2 or 3 couples. The house consists of a large great room with vaulted ceiling, large kitchen with breakfast bar, 2 bedrooms, 2 full bathrooms, laundry area, a covered screened porch, and upper and lower open decks.
The adjacent lot can be utilized for additional parking. The lot could also be used for tent camping and includes an enclosed outdoor shower (on city water) with hot water, a hammock, and a fire pit. You can fish right from the dock or yard. There is also a canoe is available for your use.
The property is located just west of the Astor Bridge, one block north of State Road 40 (the main highway in Astor) and is very easy to find! Drifters Riverfront Bar & Grill (formerly the Blackwater Inn) is practically across the street. The property location provides quick and easy driving access to a bank/ATM, post office, gas station with Subway, Dollar General, Triple Z grocery, Sparky’s Restaurant, and Ace Hardware – all within 5 minutes or less. The Rose Garden, Castaways, and Essex restaurants and an ice cream shop are within 10 minutes. Additional shopping including big named stores and restaurants is available in Deland and Ormond Beach, 30 to 45 minutes away.
Additional information:
We are dog friendly! There are 2 extra large dog doors: one from the house to the screened porch and one from the screened porch to a long ramp (so dogs don't have to navigate stairs) that leads to the fenced yard. Please note: the 4 foot tall fencing contains 4 to 5 inch wide gaps between the posts, so it may not be ideal for small dogs and/or creative escape artists. We are dog lovers and believe that they are family. We do not charge a pet fee or pet deposit and there are no limits on quantity or size. We do require that your dog(s) be free of fleas and ticks. If there is extra cleaning required or damage caused by your dog/dogs, the cost will be deducted from the rental deposit. There is a Dyson upright vacuum available for use, as well as a Swiffer Wet Jet, if needed. You know your dog(s) best! Please accommodate them to provide them and you with the most enjoyable, least stressful and least destructive stay possible =)
If you are bringing children, please be aware that this house is elevated approximately 4 1/2 feet above the ground. Stairs are needed to access the house and there is a lot of access to water. Also, the house is not "child-proofed".
Smoking is allowed on the SCREENED PORCH and OUTSIDE AREAS ONLY. No smoking inside. Ashtrays are provided on the screened porch. Proper disposal of all litter/waste/garbage (i.e. cigarette butts, etc.) is required on the entire property.

Terms: • Not handicapped accessible • Must be at least 25 years old to book • Guest agrees to take reasonable care of the premises and will be responsible for any damage beyond normal wear and tear. • Guest agrees to pay for any linen, towels, dishes, kitchen appliances, grill, furniture, landscaping, dockage, etc. that are lost or damaged during his/her stay. • Guest will be required to clean up house, porch and dock by returning all furniture to its original position. • If a dog is part of party, Guest will be required to clean up after the dog. • By contracting with us, Guest acknowledges the possible presence of potentially dangerous wildlife and that the premises has easy access to open water, all of which can be dangerous to unsupervised children and adults who are not careful, or don’t know how to swim. • Guest will take appropriate precautions for the safety of all guests on premises, especially children. Please pay extra attention regarding the steps, porch, boat ramp, and docks that all children and guests use due caution against accidents. • Guest agrees to assume the risk of injury from the use of these facilities to him/herself and all other guests, whether child or adult. • Only family or friends of Guest shall be permitted on premises- no sublet or assignment of this agreement is permitted. • Guest shall be responsible for all guests and any damage caused during the stay, unless caused by Owner or Owner’s representative or agent. • Guest agrees to lock house when not on premises for security. • Guest will consider the neighbors on either side when parking. • Guest will comply with noise ordinance, keeping noise to a minimum after 10:00 p.m. • Any problems with the premises shall be reported to owner or designated agent immediately by Guest. • Guest shall keep trash and garbage in covered containers provided. • Guest will comply with any reasonable rules established by Owner and provided to Guest. • Guest will have use of entire premises during rental period, except for any required repairs, maintenance, governmental inspections, meter readers, lawn maintenance and Owner; all of whom shall be given access, as required. *This list of terms is not all-inclusive*

House is amazing The attention to detail is throughout the house. The boat ramp is definitely a plus. Our fur babies loved the property, I highly recommend this place!

The coffee pot did not work and the outside electrical outlets did not work which the owner was going to correct. Other than that everything was fine. It is located in a nice quite neighborhood and the location is very convenient to the restaurants in town. I met Mike, one of the Owners, he was a nice guy and was responsive when I said I had an issue. There is an outside fire pit but we did not see any chairs so there is no place to site outside other than a small picnic table. Some outside chairs and gas grill would be nice.

We tested the coffee maker after you left. Plugged it in and the lights came on. Added water to the reservoir, turned it on, and it started percolating. I'm sorry to hear you had issues with it. If you'd notified us during your stay, we would have gladly remedied the situation! Also, there are outdoor chairs on the property, near the charcoal grill, that can be used around the fire pit (or anywhere else on the property, for that matter). Again, if you'd made us aware of your concern, we'd have been happy to help!

Amazing house
The house was clean and well stocked with everything that was needed. The owners were great at communicating and reaching out to make sure everything was going well. Having the boat ramp at the property was a huge time saver and allowed our friends at neighboring rentals to launch and leave their trailers for the week.

The Launch Pad was the perfect house for trip to explore the St. Johns River. The location of the house was perfect, serving as a good middle ground to explore both to the north and south. We traveled with 4 people and a dog, along with two 22' ft boats, 2 trucks, and 2 trailers. There was plenty of room for all! We did launch using the ramp, which was great, but did choose to retrieve using the local boat ramp as our boats are a very deep v, meant more for coastal boating. I wouldn't let that deter anyone, as this was just a precaution for us as there is no real tide on the river and we needed deep water. Not to mention, the boat ramp is basically across the street and not out of the way at all. It was so nice to be able to keep the boats at the house during the week and not have to worry about launching and retrieveing each day. The home was exceptionally clean and well appointed with everything we needed, including an air fryer, crockpot, toaster oven, etc. The screen porch was lovely to sit in during the evening hours. The neighbors were friendly, even offering us tips on places to see and helping to work on our trailer and offered tools when we had an issue. The host, Elizabeth was excellent in her communication with me from start to finish. We have stayed in a lot of VRBO's and this one has been by far one of the best! If you are looking to explore, this spot is definitely for you. We enjoyed ourselves, great memories were made, and we hope to visit again soon.

Elizabeth was wonderful, flexible, and great with communicating back and forth leading up to and during our stay. The property is soooo dog friendly - fenced in yard, multiple doggie doors, and even doggie blankets to share. The home was spacious with HUGE bathrooms and two DEEP couches in the living area. We did run into a little trouble with the TIVO in the master bedroom but had no issues anywhere else. There is a Triple Z Family market right around the corner for quick groceries and Castaways on the River was a great place for dinner on the water. LOVED our stay!!
