The Property is located in the heart of the Old Hyde Park neighborhood. The area was “annexed by Kansas City in 1897 as part of a large tract of land” according to the Old Hyde Park Historic District Neighborhood Association. Many different architectural styles can be found in the houses in this area. This home places you in one of the city’s most walkable and historic districts. Lined with tree-shaded streets, charming architecture, and a true sense of community, Hyde Park offers the perfect blend of quiet residential comfort and easy access to urban excitement.
You’re only a short drive to the Nelson Atkins Art Museum, The Plaza Shopping district, and much more! Arrowhead and Kauffman Stadiums are 6.5 miles away, or about 19 minutes by car.
The House features 24 hour secure access. Guest entrance doors are equipped with WiFi enabled locks set to a secure code during your stay.
Guests have exclusive access to the first two stories of the home, which is equipped with high-speed 1 gig google fiber WiFi and smart home features. The home has Sonos speakers throughout to enjoy your favorite music. Each level is outfitted with its own thermostat, making it easy for guests to control the heat/AC to their individual comfort.
This home is modified from it's full version and will have the third floor locked off to accommodate smaller groups.
The front door opens up to the expansive living and dining room, equipped with comfortable furniture, a 60” TV, a fireplace, and dining area for up to 6 people. Through the living room is an entryway to the main kitchen, complete with granite countertops, stainless steel appliances, dishwasher, Keurig coffee system, and all the necessities for cooking a simple at-home meal (toaster, pots and pans, cutlery, cups, plates, bowls, etc). There’s also a small breakfast bar, perfect for serving up brunch! The back door to the home is through the kitchen as well. Next to the kitchen, you’ll find a half bathroom.
Off the main floor kitchen, you will find a back deck with a small bistro table and a gas grill, perfect for entertaining or relaxing and enjoying your morning coffee.
Up the stairs, on the second floor is where you’ll find the first set of bedrooms, including a spacious master bathroom. The master bath is equipped with an extra large, deep soaking tub, and a separate standing shower, not to mention essentials such as plush towels, shampoo, conditioner, hand soap, and body soap. The master bedroom has a king sized bed with plush bedding & a small seating area. There are two more bedrooms on the second floor, along with a full bathroom and laundry closet. This bathroom has the essentials (clean towels, toilet paper, shampoo, conditioner, hand soap, and body soap), and comes equipped with a tub/shower combo. One of the bedrooms has a king sized bed with plush bedding. The other is equipped with bunk beds and another twin sized bed. Of course, all the bedrooms come with fresh sheets, pillows, and plenty of blankets to keep you warm!

*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.
*RENTAL AGREEMENT - We require all guests to digitally sign a rental agreement outlining all house rules once booking is confirmed.
*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.
*PARTIES - All gatherings must be limited to 8, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.
*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations. Taxes are collected in addition to the fee) The yard is not fenced, but the neighborhood is perfect for walking! There is a $500 fine for any unauthorized pets.
*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
We do monitor noise level in the House, to be considerate of our neighbors. Our system does NOT record audio or visual; it simply monitors the decibel level and alerts us should it get too loud for the residential neighborhood.
BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at their own risk. The property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from the use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use the ladder for entering and leaving the upper bunk.

QUIET HOURS: Quiet hours are from 10pm-8am. We request that all guests be respectful and courteous of our neighbors. Please move indoors at 10pm or keep noise to a normal conversation level.
