House Rules
Applies to All Paradise Breeze Vacation Rentals – Florida

By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, loss of deposit, or termination of the reservation without refund.

Occupancy
Only registered guests listed on the reservation are permitted to stay overnight.
Maximum occupancy limits must be followed at all times. Exceeding occupancy or misrepresentation of guest count may result in immediate termination without refund.

Minimum Age & Age-Restricted Communities
The primary renter must be at least 18 years old.
Some properties are located in HOA-governed or age-restricted communities, including 55+ communities. In these cases:
All guests, occupants, and visitors must meet HOA age requirements
Age restrictions may apply to primary renters and additional occupants
HOA approval or age verification may be required
Failure to comply may result in denied access, termination of the stay, or HOA fines. These situations are not grounds for a refund.

Check-In / Check-Out
Check-In: 4:00 PM
Check-Out: 11:00 AM
Early check-in or late check-out is not guaranteed and requires prior approval. Unauthorized late check-outs may result in additional charges.

Noise, Parties & Community Standards

No parties, events, or gatherings
Guests must comply with local ordinances and community rules
Noise complaints, HOA violations, or law-enforcement involvement may result in immediate termination without refund.

Smoking and vaping are strictly prohibited inside the home, garage, lanai, balconies, and near open doors or windows.

Pets are allowed only in approved pet-friendly properties with prior written approval and applicable fees paid.
If approved:
Pets must be leashed outdoors
Guests must clean up after pets immediately
Pets may not disturb neighbors or damage the property
Unauthorized pets may result in additional fees or termination.

Pool & Hot Tub (If Applicable)
Use at your own risk.
No diving, running, or horseplay
Children must be supervised at all times
No glass in pool or lanai areas
Guests may not adjust pool equipment, heaters, timers, or valves
Service calls or damage due to misuse will be charged to the guest.

Parking
Parking rules vary by property and may be governed by HOA or community regulations.
Park only in approved or assigned spaces
No parking on lawns, sidewalks, fire lanes, or unassigned areas
Boats, trailers, RVs, commercial vehicles, motorcycles, or oversized vehicles are not permitted unless approved in writing
Towing, fines, or HOA penalties due to parking violations are the guest’s responsibility.

Cleaning & Trash
Guests are responsible for maintaining reasonable cleanliness.
Trash must be bagged and placed in designated bins
Follow posted recycling rules
All trash and personal items must be removed at check-out
Excessive mess or improper disposal may result in additional cleaning charges.

Appliances, Utilities & AC Use
Use appliances and systems as instructed.
Do not set AC below reasonable temperatures
Turn off lights and appliances when not in use
Do not tamper with thermostats, electrical panels, or equipment
Damage caused by misuse will be charged to the guest.

Maintenance & Property Access
Report any damage or maintenance issues immediately.
Do not attempt repairs
Management may enter the property for emergencies, safety concerns, or HOA compliance
Failure to report issues promptly may increase guest liability.

Behavior & Legal Compliance
Guests must behave respectfully and comply with all laws.
No illegal substances or illegal activities
No unsafe or disruptive behavior
Violations may result in immediate termination without refund.

Security, Cameras & Safety
Lock doors and windows when leaving
Do not share access codes or keys

No cameras are located inside the home or positioned to view interior living spaces.

The owner and management are not responsible for personal injury or loss of personal belongings.

Unauthorized guests or visitors may result in additional fees or termination.
Cancellations & Early Departure

Early departure, late arrival, or weather-related interruptions do not qualify for refunds

Force Majeure
Management is not responsible for disruptions caused by weather, natural disasters, utility outages, governmental actions, or events beyond reasonable control.

This wonderful property was so elegant for our month stay in Feb 2026. We are two retired couples with our dogs &totally loved looking at the peaceful water surrounding the property on 3 sides. Our guys enjoyed catching fish off the dock right on the property using the provided folding chairs. there were rods provided in the garage, they brought their own. We did enjoy the heated pool several days however the windy weather curbed some outdoor activities but were still able to sit around the pool enjoying the sun and the gentle sound of the waterfall. There are a number of floats and pool toys available. Inside we enjoyed the living room with the two couches and looking out over the pool and the canal with various boats along it. We found the beautiful kitchen very organized along with a great supply of cooking utensils and even with some spices. An easy and bright breakfast area is where we enjoyed most meals although sometimes we enjoyed eating on the lanai. The bedrooms were nice and bathrooms with walkin showers were very welcome. Also the soaking tub was helpful for relaxation. We did purchase a temporary fence for the front of the property between the entry so that our little dogs could roam a bit off leash. It was very nice being able to park our two vehicles in the garage. We were fairly close to several beaches and great Englewood restaurants. Property management was very responsive during the month. All in all we totally loved this property and would come back again.
