Reed's Place Mid-town On River! - Optional HOT TUB

REED'S place is in MidTown Ruidoso WITH AIR CONDITIONING- close to restaurants and dining, family-friendly activities, and nightlife. You’ll love my place because of the views, the location, and the outdoors space. My place is good for couples, solo adventurers, business travelers. MAX 2 PEOPLE, NO PETS. This unit is a OPEN STYLE UNIT IT DOES NOT HAVE A SEPERATE BEDROOM AREA, THERE ARE NO WALLS THAT SEPERATE THE LIVING AREA FROM THE BEDROOM AREA EXECPT FOR A SMALL STEM WALL WHERE THE WALL HEATER IS. The nice thing about this configuration is that it makes the unit feel open and large and also the TV can be viewed from either the living area or the bedroom area. 

When I remodeled this fourplex I kept this unit for my exclusive use for 15 years. I just opened is up in the spring of 2025 for you to use so everything is like brand new. It is open and airy with most interior walls removed and has lots of high end touches that the other condos do not have.

We just added ROKU TV with all the apps you can imagine. Stream away with all your favorite channels.

The new bed is a queen size platform bed. It's nice and new and super comfortable!  WARNING you will share walls with other guests. Quiet hours begin at 10:30pm. Please enjoy the peace and tranquility.

Hot Tub Access is optional.HOT TUB IS BROKEN AND WILL BE REPLACED WITH A NEW ONE ESTIMATED DELIVERY 2/25/26 I have four units in this building, but I only allow one unit at a time to have exclusive use of the hot tub. If you would like to use the hot tub, here is the fee schedule: 1 night=$35, 2 nights = 45, 3 nights = 60, 4 nights = 70, 5 nights = 80, 6-7 nights = 100, 8-14 nights = 120, 15-30 nights = 200. No partial stay payments are allowed. So if your reservation is for 1 week, you cannot choose to only pay for the hot tub for 2 nights. Reservations are first come, first served. In order to make a reservation, contact me either before or after you make your reservation and I will check availability. If available, I will send you a payment request.

This is a classic Mid-town building that has survived the years right in the heart of Mid-town Ruidoso! Don't choose this if you want to be alone in the middle of the woods. Choose this cabin if you want the ultimate in convenience to all the shops, bars and restaurants of Mid-town Ruidoso while being able to go out your back door and play in the river and enjoy the fascinating parade of wildlife going by.

THE BUILDING: I have tried to determine when this cabin was built, but have not yet been successful. I have seen pictures of Ruidoso taken in the 1950s and it was there then! It was originally built as a hotel with 8 small shotgun style rooms. The bedroom was on the river side and the bathrooms were all on the street side. Sometime after that it was remodeled into 4 one bedroom apartments. That’s the configuration it was in when I bought it in 2007. To be truthful, it was in really rough shape then. It has suffered years of neglect. After a $100,000 remodel it is now a really cool and wonderful place. When you drive up to this building, you can imagine how Ruidoso was in the ‘50s and ‘60s when it became known as “The Playground of the Southwest”. If these walls could talk, oh, the stories they could tell.

Check out the cabin next door. It was built in the late 1800s. That’s a wild thought. When you enter the condo, the living room and the kitchen greet you with lovely colors and a décor that is modern and comfortable, yet has a western cabin like feel to it. The ceiling is the original knotty pine!

The other side of the condo contains the bedroom and bathroom. The bed is a lovely queen and really comfy! The floors in the bedroom and living room are beautiful hand scraped  hardwood. The bathroom and kitchen is tile. When bedtime comes, open the window and let the sound of the Rio Ruidoso lull you to sleep.

THE PARKING: Parking in midtown can be a challenge on busy weekends and holidays. We have private parking for our building. I will put a parking pass in the cabin for you. With that you can park one vehicle in front. If for some reason you have more than one vehicle or if friends come over, there is a public parking lot just on the other side of the log cabin on the west side.

MID-TOWN: This is where the action is. Restaurants, bars, shops, it is all within a short walk of your front door. No DUI’s while staying here. You can Rock and Roll at Quarters or Country and Western dance at WPS (Win Place or Show). You can close the place down and walk home.

If late night is not your thing, you have a choice of five of the best restaurants in Ruidoso within a two block walk. If you don’t like to go to restaurants, you have some of the most amazing clothes shops within two blocks. If you don’t like any of the above, then there’s always wine and desert! Yes within one block there is an amazing cupcake shop and a lovely selection of wine to taste and take home. I can go into more detail later!

THE RIVERSIDE: Every coin has two sides and this is no exception. You have all the fun and excitement of Mid-town just steps away, and all the peace and quiet of nature right off the porch. We have a lovely porch with a great view of the river so you can relax while enjoying the wonderful climate. It really is the perfect place to relax after a hard day of hiking, skiing, riding, or shopping.

We certainly hope that you will choose our little RELAX ON THE RIVER Condo when you plan your vacation to Ruidoso. We have done what we can to make it a wonderful experience for you.

If you want a secluded cabin in the woods - don't book this one! Here, you will be close to EVERYTHING. You have private parking for 1 car right in front of the building. A public parking lot is just 1/2 a block away.

You are in a condo here. It's in a building with 3 other condos. Please be respectful of your neighbors. No hoe-downs or line dancing. No DJs or Disco balls. The peeps below you live and work there like normal people. Be a good neighbor.

Initially I thought the first paragraph was enough to write on this subject, but since I just had a guest that thought this was just a recommendation, I'll lose the humor. Quite hours are from 10 PM to 7 AM. When you walk on the boardwalk, and deck, the noise can be heard in the other units. When you walk on the floor in shoes or boots, it is clearly heard in the unit below you. If you come home from a night out in the wee hours of the morning, you need to walk carefully when you enter the deck. When you get inside, you need to remove your shoes and tiptoe.

Safety: Property has 4 cameras: 1 located over the front door of the  unit next to you and pointed at the deck area. 1 located over the laundry room door and pointed at the hot tub area. 1 over the breezeway and pointed at the parking lot. 1 over unit #3 and pointed at the deck area. These cameras will be recording during your stay.

Explanation about the damage deposit: Your reservation may require a damage deposit. If you book via Airbnb, there is no up front deposit, however if there is damage, you will be charged after your stay. If you are booking on my website, the checkout process will be easy. However, if you are booking on VRBO, they will show it as a "Refundable deposit paid at property". That is not accurate. The deposit is simply a credit card hold which is authorized on the day that you arrive and then automatically drops off 7 days after you leave. If you leave with no damage, you will never notice it. If there is damage, I will notify you of what I have found prior to making any type of claim against that hold. I'm sorry that VRBO describes it that way, but I have brought it to their attention, and they say it is the only thing that can be done with their system. I think they are just putting the square peg in the round hole. If you have any questions, feel free to ask.
