Escape to the summit at this quiet, secluded mountaintop retreat, where pets are welcome and families thrive! Surrounded by nature, this home features a large deck, a new pellet stove fireplace, new Blackstone griddle, and fire pit for stargazing and s’mores. Relax in peace or adventure out—Laurel Mountain Ski Resort, Idlewild & SoakZone, and downtown Ligonier are just a short drive away.

Kitchen & Coffee Setup:
-French press for a fresh, premium coffee experience

Sleeping Arrangements
-Master Bedroom – King bed, private bathroom.
-Bunk room – 1 twin-size bunk bed with hidden trundle (Sleeps 3, shared bathroom).
-Bedroom 3 – Queen Bed (shared bathroom).

Instructions for entry into the property:
• Your stay features self-check-in with a smart lock.
• On the morning of your check-in, you’ll receive your 4-digit code via VRBO message with instructions.
• A lockbox is located inside the front door on the right in case the smart lock battery dies.
• After unlocking the door, please return the key to the lockbox anytime you leave the property, in case of emergencies.
Parking:
• Free parking is available in the gravel area in front of the home.
• Please avoid blocking the walkway.
Wi-Fi Info:
• Network Name: will be provided day of check-in.
• Password: will be provided day of check-in.
Fire Pit & Pets:
• Fire pit is available for use—please supervise at all times and fully extinguish after each use.
• Pets are welcome! Kindly clean up after them and keep them leashed if exploring beyond the property.
Pet fee: For $30/night, you get 2 dog bowls ready to use upon arrival (3 bowls available), 3 different kinds of doggy treats, 2 leashes to use with doggy poo bags, and couch/chair protectors installed before your arrival. We also supply rags for dirty dog paws.
*Some of our rules may sound stern, but we want to make sure we're all on the same page before we get you all checked in. Thanks in advance for taking a quick second to acknowledge them!*
House Rules:
1. No Parties or Events: Parties and events are strictly prohibited. We have a zero-tolerance policy.
2. Check-In/Check-Out: Check-in is at 3 PM. Check-out is at 11 AM. Early check-ins and late check-outs are subject to availability and may incur a fee due to enhanced cleaning
measures and third-party cleaning schedules. Guests overstaying or delaying housekeeping will be liable for associated costs.
3. Local Reservations: Reservations from guests within their city of residence are not allowed. Please contact us if you are booking within your city.
4. No Smoking or Drugs: Smoking, illegal drugs, parties, and excessive noise are prohibited, including on porches and in shared spaces. Violations of the smoking policy incur a $250 fine plus cleaning and repair costs. Marijuana use is strictly prohibited.
5. No Commercial Use: Commercial photography and videography without written consent are strictly prohibited.
6. Illegal Activities Prohibited: Illegal activity, prostitution, and possession of firearms are strictly prohibited.
7. Guest Limits: The number of overnight guests must not exceed the number stated in the reservation. Exterior cameras are in use. Violations will be enforced.
8. Guest Responsibility: Guests are responsible for damages, injury, or loss that occur on the premises. Any property damage must be reported to customer service. Unreported damages will be deducted from the security deposit or reported to the booking platform.
9. Pet Policy: Dogs only allowed. The pet
fee is $30 per night, with a $200 monthly cap, and is charged on the day of check-in. Unauthorized pets will incur additional fees. Cats and other pets are not allowed. Pets are not allowed on provided linens; an additional $50 fee applies for excessive pet hair on linens. Please bring your own linens if your pet will be on the bed. Pet covers for both chairs and the couch are provided.
10. Consumable Amenities: Initial supplies of amenities like toilet paper and paper towels are provided. 1 bag of complimentary firewood provided. Guests are responsible for replenishing these items as needed.
11. Quiet Hours: Quiet hours are from 9 PM to 9 AM daily.
12. Amenities: We strive to ensure all advertised amenities are in working order. If an amenity fails mechanically and cannot be used during your stay, we will refund $15 for every 24 hours the
amenity is unusable, provided we are properly notified. No refunds are issued for improper use by guests.
13. Internet Service: Wireless internet is provided as a courtesy. Service can sometimes be erratic. We are not responsible for internet issues or providing technical support. No refunds are
issued for internet service problems.
14. Guests who make reservations for over 28 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).
15. Agreement to House Rules: Booking a reservation constitutes agreement to comply with these House Rules. Violations will result in liability for any associated damages, fees, costs, or expenses.
This home does have exterior security cameras with flood lights, placed at the front left corner of the house and the back left corner of the house. They record the driveway, steps, and shed/little house 24/7. We have access to cameras at all times.

My family and I live north of Pittsburgh, PA. We like to hike, fish, go to the zoo, and cook over the campfire. We also enjoy trying new foods and attending community events!

We originally wanted to purchase a camp closer to popular destinations in the area, but when we toured the properties, they were too loud! You'll notice it's incredibly quiet at Sun Valley Summit, that is, until you start hearing the calls of the Barred Owl! The Barred Owl is only one of hundreds of species of birds found in the Laurel Mountain area. We suggest the Merlin Bird ID app by Cornell Lab.
We also enjoy all the hikes that can be found right outside the front door! No need to drive anywhere to enjoy a walk in nature.
