Step into this south facing villa on a 150foot (approx 50m) wide canal
with ocean access. Completed in 2020, the villa is located in the very
popular and quiet southwest of Cape Coral. The villa offers absolute
tranquility, which only invites you to relax and yet is centrally
located, because shopping facilities and various restaurants are within
5 minutes.
Besides light-flooded and modern rooms, a lot of luxury and great,
refined colors are waiting for you. The name "Frizzante" is reflected
in the interior. The entire house is air-conditioned and equipped with
fans. In addition to various sunbeds and seating in the pool area, a
new boatdock with southwest exposure awaits them, this combination just
invites you to sunbath, relax and enjoy the sunsets.
Living/Dining/Kitchen Area
In the living area, a large couch and a large armchair await you - both
can be adjusted electrically ideal to their needs in the right
reclining or sitting position. Next to a large Samsung cable TV, which
is mounted on the wall, you will find a Bluetooth compatible sound
system with subwoofer.
In the spacious room you will also find the fully equipped kitchen with
side by side refrigerator, as well as a separate pantry. Another plus
is the double garage directly adjacent to the kitchen. Due to the well
thought-out floor plan with short distances, even a large purchase can
be quickly stowed away.
The dining area offers a wonderful panoramic view of the pool and into
the canal, this is rounded off by a modern expandable dining table for
6-8 people. The directly adjacent large corner sliding door allows the
interior to blend almost seamlessly with the exterior.
Outdoor Area
The centerpiece of any Florida property! In addition to a covered patio
with Weber grill and table for 8 people, a fully covered lounge and 6
lounge chairs await. The entire pool area is equipped with a panoramic
screen (pool cage), so you are protected from mosquitoes and insects,
without losing the beautiful view. The cage offers the advantage that
it reduces about 30-50% of UV rays and thus protects your skin. For the
sun lovers, the newly built boat deck offers plenty of space for
sunbathing. A heated pool as well as a spa/whirlpool are of course
available. Both pools have salt electrolysis and therefore do not need
chlorine. A shower bath accessible from the outside as well as an
outdoor shower complete the experience.
Office
Near the entrance, there's a bright and light-filled office that is
separated from the living area by two large doors. When opened, these
doors allow the office to seamlessly blend into the living space. The
room is furnished with a spacious desk and a sofa bed, making it
versatile enough to serve as an additional bedroom if needed.
Master Suite
The master bedroom opens directly onto the terrace, offering a seamless
connection to the outdoors. This king-size bedroom impresses with its
elegant palette of soft gray tones and white accents. It is further
enhanced by a wall-mounted Samsung cable TV and two spacious walk-in
closets. The private en-suite master bathroom is designed to the
highest standards, featuring a freestanding tub, a walk-in shower, a
double vanity, and a separate toilet for added convenience.
Bedroom / Bathroom No. 2
This room stands out with its stunning color scheme, a Samsung Smart
TV, and direct access to the terrace. It offers enough storage with
both a large dresser and a closet. A king-size bed and a private
en-suite bathroom add the perfect finishing touches.
Bedroom / Bathroom No. 3
This modern room also features a king-size bed, a Samsung Smart TV,
dresser and a closet. A separate bathroom with shower is directly
adjacent to this room.
Laundry Room / Garage
The laundry room includes a washing machine, dryer as well as clothes
drying rack.
There is generous space for 2 vehicles in the garage. There is also two
bicycles and two kayaks available for guests.

The security/damage deposit is $1000.0 and has to be paid 30 days prior
to arrival.
