Xaman Ha 7211 is a beautiful newly remodeled top floor corner unit with tall ceilings and breathtaking oceanfront views. Large master suite has a stunning view of the ocean. All rooms are private with vaulted ceilings and you'll have plenty of sunshine and tropical views. 7211 is located on the beach in Xaman Ha Resort in Playacar Phase 1, a 24 hour secluded gated community.

The spectacular oceanfront view from your 3 bedroom condominium with a loft will show you just how amazing the Caribbean Sea really is! Xaman Ha 7211 has an oceanfront view from the living room and master bedroom. The condominium sleeps 8 total and each of the three bedrooms is furnished with a king size bed. Other features are a fully equipped kitchen and fully furnished dining and living room. The glass-topped dining room table will comfortably seat 4, with additional barstool seating provided around the kitchen bar tops to grab a quick snack or drink. The living room opens to the outdoor terrace overlooking the ocean (white sand beach) and the beautifully landscaped grounds of Xaman-Ha, the courtyard, pool/sundeck, and beverage and snack bar located under the grand palapa. You are just a few short steps from the ocean with swimming, snorkeling, sunbathing, parasailing, jet skis, sail-boats or some leisurely walks along the beach.

The condo has 2 full bathrooms and a laundry room, making Xaman Ha an easy and wonderful tropical get away vacation for any couple, family or group of friends with all the luxuries of home!

This was a very lovely stay. Our family of 5 stayed comfortably; we utilized the sofa bed in the loft. Tip: If you do use the loft, turn on the two ceiling fans in the living space to help cool it down. We loved how close we were to 5th Ave. downtown and the Cozumel ferry. And the added touch of 5-gallon water jugs helped with the comfort. The evening pool swims were lovely! Another tip regarding taxis, tell them the condos next to Playacar Palace.

Beautiful

The condo was clean and roomy for our family. Communication was easy and timely. We were very comfortable here and would recommend it to others. The property is right on the beach with beach access, pools and an easy, short walk to the main street (Quinta Avenida). We wish we could have stayed longer!

Best Condo Value In Playcar

Breathtaking View

This property is perfect for families with teens and kids. It’s located walking distance of the downtown area of Playa de Carmen in Playacar. We visited the shopping center, restaurants and the ruins nestled in the condos. The owner is friendly, attentive and honest. We had an issue with the shower handle and the owner handled the issue immediately. The owner also has tons of recommendations throughout the city, which was helpful. He has a maintenance crew and cleaning staff which are equally friendly, yet eager to help. The condo boasts a beach vibe. We also appreciated the 24 hr security on site. You will not regret staying here. Thanks for your hospitality!

Excellent Location - Wonderful Property

The condo was just as advertised. LOTS of space and huge kitchen and literally everything you need. Views are spectacular and we very much enjoyed the pool area and swim up bar. Bar tenders were great and fun to talk to. Can't beat this location on the beach. Highly recommend.

great communication, property, and location

I've stayed a Xaman Ha twice and love it for its close proximity to 5th avenue and the ferry. It's small, but has a swim-up bar for drinks and appetizers - perfect if you don't like resorts but want a little service available. Walking distance to shopping, restaurants and bars. This is a great property! Sol was extremely responsive, and was flexible with both check in and check out to accommodate our arrival and departure times. The property was as described, and even better than shown in pictures. It was much larger than I expected. Sol provided bottled water which was a very nice touch and unexpected. I would definitely stay in this unit again and highly recommend!

Outstanding Piece of Paradise

We spent 3 glorious weeks in Sam & Angie’s condo, and it did not disappoint!! We have been to Playacar 23 times however, this was the first time that we stayed in a condo, as we had our family coming to join us for part of the vacation which included a 4 & 2 year old. The condo has 3 large bedrooms. The master is huge, faces the ocean, it’s very light & bright with an en-suite with a big walk in shower. The view from the balcony is wonderful. We would start our day with an espresso on the balcony, listening to the waves and end the day with a glass of wine watching the sunsets. Sol the property manager made our arrangements for private transportation from and to the Cancun airport, was available for any questions and responded promptly. Ali cleaned our condo weekly which was part of the package when we booked. When we arrived back each time the condo was immaculate!! The swimming pool was perfect for small children as it has two shallow shelves at each end of the pool where they can splash & play, and there are deep ends as well for the adults. This property is right on the spectacular white sand beach where you can walk for approximately 2 kms. It’s also a 5 minute walk to Playa Del Carmen and the popular 5th Avenue where you will find many restaurants and a ton of shops. We will definitely be back next year!! It was a pleasure meeting you Sam & Angie and THANK YOU for providing us we new restaurants to try, grocery stores and general info. Sincerely, Carol & Tom

Excellent Stay

Beautiful place, literally right next to 5th Ave, just a wonderful overall experience especially with the beach right in front of us. Everything went smooth, from the check in process, transportation to & from the airport, from having the extra water already at our door when we arrived, the communication was fast. Had no issues at all. Loved it here! There was a total of 8 of us, had plenty of room. Did not feel crowded at all! Definitely will book again if I come back to Playa Del Carmen.

Fantastic Vacation

We absolutely loved staying here. The condo was spotless and exactly as shown. The kitchen had everything we needed, the beds were comfortable ,it was just what we were looking for. The pool and bar area was wonderful and the beach was very nice. We would definitely go back.

Family of 5 vacation

Hi future travelers! This place was great for our family. From the gated entry to the condo area for safety to the great food at the swim up bar! It was perfect for us. My kids are at the age where they live in thier rooms, no matter what we do. Here ay Sol's place they still were able to have their own place to get away from us for a time, but yet still had room for all of us in the rest of the condo. It was beautiful weather, beach was clean, pool was clean, and the people on site were helpful and kind. There were only some very minor things we had issues with. None of them truly effected our stay. We are a busy family during the day and come home to decompress in the evenings after dinner to watch a little TV before bed. No matter what we tried, we could not get the TV apps to work, o well. No biggie. That was literally our biggest problem, so as you can see, nothing to complain about. We decided to drive from the airport after renting a car. It was SO easy to travel around town once you understood to lay of the land. Front row parking included!! Close to shops of all kinds. We went to Walmart for groceries snacks and everything else we needed. Super close and easy to find. A bit different than the us Wal-Mart, but it's walmart so 🤷. Anyway, thank you for a great vacation. It was perfect!!

Great location!

The Xaman Ha Condos are in a great location just close enough to enjoy an evening stroll on 5th Avenue and take your pick of a bunch of restaurants. Then you can head back home for the peace of Playacar. Also, having the beach right out your door...no shoes necessary! Sol was really quick to respond and the staff was very friendly. Can't wait to go back.

Excellent condo/resort

We enjoyed our stay at Xaman Ha and have already reserved another room there for next year. Sam was a great host and immediately helped with one small issue we had regarding hot water that was our fault, not his. Xaman Ha is a great location, just a few minutes walk from south end of Playa on a very nice stretch of beach. The permanent residents were very welcoming and helpful and the staff were friendly. In particular we enjoyed our time with Robin (bartender/chef/tour guide) who made our vacation better with his efforts.

Wonderful quieter clean place in a bustling beach town.

Description was overall very good. Layout of condo was good. Older dated condo, but clean & nice for the price. Loft was smaller than expected. Everything was clean and working well. Property was clean and maintained. Pool & bar was wonderful as the seaweed was overwhelming at the beach. The bar closing at 5pm seems too early. All the other visitors were very friendly and was enjoyable.

Fabulous view and location

We had a fabulous stay in Playa del Carmen and were pleasantly surprised with how convenient the the location (Playacar) was to many attractions. The area of Playacar where Xaman-Ha is located is just a 5 minute walk to restaurants and shopping. There is a little wilderness reserve with small boars on the walk there and it was fun to see what animals we might spy. There are Mayan ruins within a couple minutes walk as well. The grounds were well kept and it was very nice to stay at a place where you did not need to struggle to get a chair by the pool. Robin the bartender/cook at the pool makes great guacamole, Bahamas Mama’s and a mean cheeseburger. The owner Sol was very helpful setting up airport transportation, COVID testing and restaurant recommendations. We would highly recommend this property.

Excellent property, perfect location

Outstanding property and owners. We had a great time in Playa with our family of five. The location of this property is near to the Cozumel ferry, which means it is a short walk to the central district in Playa Del Carmen. The owners are very responsive and helpful with advice of anything you need. As a family, we travel yearly in Asia and Europe and this is one of the best places we have ever stayed. Thank you to the owners for a great trip!
