✔Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay. Firewood is not provided.
✔All guests will have access to the entire property and all the Community Amenities (with a daily fee). Community amenities include the seasonal outdoor swimming pool, ball fields, miniature golf, bocce ball, children’s playground, and a community beach. Anyone who would like to use the amenities will have to pay $12 via credit or debit card at the pool gate (no cash accepted). Children under 3 years old will be let in for free.
✔Please note that the pools and beaches are seasonal. Be sure to check their availability before making your reservation if you plan to use these amenities.
✔The person making the booking must be at least 25 years old and must remain at the property for the duration of the stay.
✔For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
🔔 Community amenities such as the pool, lake, beach, boat rentals, mini golf, kayaks, and the lakeside café are now closed for the season and will reopen after Memorial Day. Other amenities, including the basketball courts and playgrounds, remain open and accessible, weather permitting.

🔔 Please note that this property is located within a private community that requires guests to pick up guest passes at the Welcome Center upon arrival. Depending on the number of guests and the season, there may be a line and some wait time at the Welcome Center. We recommend planning ahead and allowing extra time for this process, especially during weekends or peak seasons.

🔔 Please Note: Lake swimming is regulated by the community and may be restricted at any time due to elevated E. Coli levels or other safety concerns. These decisions are made by the community association, and we do not have control over them.

🔔 Smoking is strictly prohibited inside the property. Any evidence or smell of smoking—including tobacco, vaping, marijuana, hookah, or similar—will incur additional charges.

🔔 Late check-out and early check-in may be offered for a small fee, subject to availability.

🔔 Firewood is not provided.

🔔 Any undisclosed or unapproved pets will result in a charge ranging from $250 to $500 per night.

🔔 This property is situated within a community that requires guest and vehicle registration for entry and access to amenities. While we won’t request your ID directly, community staff or security at the gates or welcome center may ask to verify IDs upon arrival.

🔔 Fireworks are strictly prohibited on the property and within the community.

🔔 Fishing in any Pennsylvania waters requires a valid license issued by the PA Fish & Boat Commission.

🔔 During burn bans, all open flames—including propane fire pits and tables—are strictly prohibited. We appreciate your cooperation in keeping the community safe.

🔔 We provide a limited supply of starter essentials such as toilet paper, paper towels, coffee, and other basics, sufficient for the first few days. For additional supplies, guests should bring their own or purchase locally, as restocking is not regularly provided.

🔔 As the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. If a fine is issued, we will pay it initially and request reimbursement after your stay.

✔IMPORTANT ANIMAL LIABILITY INDEMNIFICATION
The Property Management Company (“Manager”) does not own, keep, or control any animals permitted on the premises and shall not be held liable for any injury, damage, or loss caused by any animal belonging to a guest, occupant, or invitee. Guests may bring pets onto the property only if permitted in writing by Manager or the Property Owner and only under the condition that the guest assumes full responsibility and liability for the behavior, supervision, and control of such animals.

The guest agrees to indemnify, defend, and hold harmless the Property Owner and Manager, and their respective officers, employees, and agents, from and against any and all claims, damages, losses, or expenses (including attorney’s fees) arising from:

-Any injury or damage caused by an animal kept or brought onto the property;
-Any failure to comply with local animal control or leash laws; or
-Any violation of the property’s pet policy or house rules.

Manager is not required to inspect, control, or monitor the presence or behavior of any animal on the premises. If Manager becomes aware of an aggressive or dangerous animal, Manager may immediately remove or require removal of the animal and/or terminate the guest’s occupancy without refund.
Guests are encouraged to carry personal liability coverage through their homeowner’s, renter’s, or travel insurance policies for potential animal-related incidents.

This clause shall survive the termination of any rental agreement or guest occupancy.
