✔Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
✔Booking party must be age 25+, and must be present at the home for the duration of the stay.
✔For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
-Community amenities such as the pool, lake, beach, boat rentals, mini golf, kayaks, and the lakeside café are now closed for the season and will reopen after Memorial Day. Other amenities, including the basketball courts and playgrounds, remain open and accessible, weather permitting.

-Please Note: Lake swimming is regulated by the community and may be restricted at any time due to elevated E. Coli levels or other safety concerns. These decisions are made by the community association, and we do not have control over them.

- Please note that only 1 pet/dog is allowed in the property.

- Quiet Hours 10pm-8am

- No Fireworks Allowed - You will be fined

- Fishing of any kind on ANY body of water in PA requires a license from the PA Fish & Boat Commission

- Do not leave smoldering firepits unattended. Firewood is not provided but can be purchased at local gas station or supermarket.

-Late check-out and early check-in may be available for a small fee, depending on availability.

-Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

-Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

-Community amenities include the seasonal outdoor swimming pool, ball fields, miniature golf, bocce ball, children’s playground, and a community beach. Anyone who would like to use the amenities will have to pay $12 per day via credit or debit card at the pool gate (no cash accepted). This is a charge implemented by the community, not by the Host. Children under 3 years old will be let in for free.

- Guests must register with the host at least 48 hours prior to arrival for community access to avoid late registration fee. For last minute bookings, guest will have to shoulder the late registration fee that is charged by the HOA. Thank you for your understanding.

-Kindly note that the community may require a pet vaccination record as part of the registration process.

-This property is located within a community that requires the registration of guests and vehicles for entry and access to amenities. While we will never ask for your ID, please note that upon arrival at the community gates or welcome center, staff/security may request to see IDs for validation purposes.

-Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.

-Please be aware that during a burn ban, no open flames are permitted, including propane fire pits and tables. We appreciate your help in keeping the community safe by following this restriction.
