Inside, you’ll find a bright main living area with a wood‑burning fireplace and a Smart TV with cable for cozy nights in. The full kitchen features granite countertops and modern appliances, with an adjacent dining space for easy meals together.

Step out to the wraparound deck for fresh mountain air, outdoor dining, and a gas BBQ grill. A private hot tub on the deck is ready for post-adventure soaks. When it’s time to turn in, flexible sleeping arrangements across three bedrooms plus a sunroom make it easy for families and friends to share the space. Conveniences like high‑speed Wi‑Fi, in‑unit washer/dryer, and self check‑in round out a hassle‑free stay. Fresh linens and a starter supply of essentials are provided.

• Bedroom 2 – Guest Bedroom (Main Level): King bed; standalone sink vanity.

• Bedroom 3 – Guest Bedroom (Main Level): Two twin beds.

• Bathroom 1: Ensuite to the primary suite (upstairs), tub/shower combo.

• Bathroom 2: Shared hallway bath (main level), tub/shower combo.

Important Things to Note

• Parking: Up to 3 vehicles in the private driveway. Street parking is strictly prohibited. No trailer parking is allowed.

• Winter travel: Snow tires or chains and AWD/4x4 are required in winter months.

• Stairs: This home has stairs; stairs are required.

• Connectivity: Due to Breckenridge’s mountain location, Wi‑Fi and cell service can be spotty or occasionally unavailable.

• Fire safety: The home is in a forested, high wildfire‑risk area. For everyone’s safety, smoking is not permitted anywhere on or around the property.

• Bear country: Please place all trash in the bear‑proof containers located in the storage room beneath the front deck, and be sure both the storage room door and container lids are fully closed and latched.

• Pet policy: No pets are permitted at this property.

• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.

• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!

• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.

• Salt, pepper, and cooking oil are not provided unless otherwise noted.
