Big and Spacious Tahoe Retreat, 2 King Size Beds!
WALKING distance from downtown Kings Beach and Lake Tahoe ( a few blocks), come relax with your family or friends in our large, spacious home. We have a unique 3 story house for you to enjoy with a pool table, ping pong table, and fuseball table, in addition to the typical things you would expect in a short term rental. You will find our home to be nice and big so everyone can relax without sitting/standing on top of each other. (Our house is 3,000 square feet!)
The house has 4 total bedrooms. (*** bedroom # 4 is the ping pong room and located in the basement, has a pull out bed).
We have consistently been told our mattresses are SUPER COMFY. We have the Classic Brands Cool Gel Memory Foam 14-Inch Mattress, on all of our beds. (not the pullout couches)
Master Bedroom has 1 King Bed and 1 Sofa bed in the bedroom, 1 room has 1 King Bed, 1 room with 4 bunk beds. (So total 8 beds: 2 king, 2 sofa beds, 2 bunk beds (2+2), and SEVERAL couches throughout the house if someone is so inclined to sleep on a couch.
** No pets allowed, please respect our wishes **
Our house is heated by hot water radiators throughout, they are slow to warm up so please don`t leave the windows open on accident as it will take some time to heat up. Also, yes, radiators make funny noises when they heat up, (a knocking sound) this is normal.
*** Kings Beach has quiet hours starting at 10:00 PM *** Please no parties! Please be respectful of our neighbors.
Bar-B-Q grill (propane) in the back yard with plenty of seating + picnic table. Snow may limit the use of the grill. ***Please be aware I can not ensure that the propane is always full. I do my best to refill the tanks frequently. If the propane tanks are empty you may have to go to local gas station to swap out the tanks and I will reimburse the expense.***
The house is perfect for either family Tahoe BEACH vacation or Ski Vacation in the winter time.
**My apologies, Placer County does not allow outdoor fire pits in rentals! So no fires! **
The house was recently remodeled throughout, has 3 floors, the first floor has the pool table and ping pong table. The second floor is the main living area with living room, kitchen, master bedroom (and fuseball table), and 3rd floor has 2 bedrooms.
We have multiple board games available to play while you relax with family and friends including: Jenga, Monopoly, Uno, Scrabble, checkers/chess/backgammon, and cards. Board games are in cabinet in TV room. Be aware board games may have missing pieces! Feel free to bring your own games just in case.
We have super fast wifi internet, smart tv, Netflix, Amazon Prime, HBO Max, in family room, also smart TV in the pool table room.
The driveway has enough space for your 2 cars (3 if you pull 1 car in behind the other two *** DO NOT PARK close to street during snow season you may get a ticket, third car may not be possible during snow season if your cars/trucks are too big, highly recommend only 2 cars in snow season ). Your spaces are the left (nearest to the bear boxes) and middle space. The space on right side of driveway is reserved for our neighbor, so please do not park on the right side of the driveway.
** The only space you won`t have access to is the parking spot on the right side of the driveway and the garage **.
Also there are two locked closets in the house.

Kings Beach is a lovely little town on the North Shore of Lake Tahoe. Kings Beach has the BIGGEST public beach in Tahoe, tons of people flood this town in the summer time, and parking is scarce! Also, we are super close to Incline Village and North Star for those skiers in the family.
Driving Tips: 4 wheel or All wheel drive in the winter time, be prepared with chains if chain controls are instituted on the interstate. Look at weather forecast, plan accordingly. Checkout can not be delayed for snow as we assume you will bring chains or snow tires and the house needs to be prepared for the next guest.
If you are coming in winter time, be prepared for snow. We do have snow service for our driveway, but there is always the chance you find yourself pulling into 8 - 12 inches of fresh powder snow prior to our snow service having the chance to get to our driveway. We have an entrance to the house right off the driveway to avoid havin to walk through snow on the porch.
**** Please do not gather at the house with more than 10 people at ANY time. We are not allowed to have more than 10 at any one time per County ordinance!!! ***. This usually applies to people who have rented more than one house in Tahoe and want to all gather at the same place for dinner or what not. This is not allowed! Placer County has strict ordinances and big fines for breaking the occupancy limits.
We collect transient occupancy tax according to Placer County law: 12% of total listing value is collected when booking and automatically added to the listing price.
COVID-19: Please monitor local and state ordinances/rules regarding travel.
**NO FIRE ALLOWED** --> Absolutely NO open flame of any sort anywhere on our property ever! This is WILD FIRE country and our area is one of the highest risks for WILD FIRE in the nation. NO CAMP FIRES EVER. Our neighbors will dial 911 if smoke or open flame is seen.
**BEAR AWARE** --> ALL trash or food goes in the bear box. DO NOT put trash or food outside. DO NOT leave food or trash in your cars. If bear box is full please bag trash and put in hallway by garage. DO NOT leave trash on drive way if bear box full!
** DO NOT insta-book and then ask for early check in or late check out. Basically my cleaners have their own schedule and I need to keep check in/out times the same based on my cleaner`s schedule.
**Houses in Tahoe often do not have AC, and ours is similar. Although we have no AC I do provide box fans which can be placed in the windows when the temperature drops in the evening. Typical low temps even in the summer are low 50s so this usually works out great.
** PLEASE make sure if you are coming up in winter time that you bring chains for your car or AWD/4WD vehicles.

Dishes in dishwasher and run please, before you leave. ONLY PUT THE `pods` or `Powder` found under sink in the dishwasher. Do not put any other type of soap in the dishwasher!
*** I do not provide coffee. *** We have a drip coffee maker if you want to bring your own.
I have exterior cameras, ONLY exterior cameras! There are no interior cameras! Yes, my exterior cameras record, this is for your security, my home`s security when no one is there, for monitoring for snow removal, wild animals, and monitoring for cleaners and other maintenance persons arrival/departure.

No fires on the deck.
No grills on the deck.
Mind the carpet/rugs. Please try to take shoes off in hallway before going in.
Guests have 2 parking spots. Be sure to NOT park on right side of driveway, this spot is reserved for the gentleman across the street. Parking for guests is: left side of driveway and middle spot. (Technically you can fit a 3rd car in behind the other 2 cars if need be if you park horizontal for the 3rd car as the driveway is long enough). There is no garage access!
***Winter parking, it is not advisable to bring 3 cars in the winter as snow plows need space to clear the roads and a third car may be a bit too close to the roadway.
Supplies: Expect to have one roll of paper towels available. Expect to have at least 6 rolls of toilet paper available. I do not generally stock more than that. Feel free to use any dish clothes located next to the sink. Please plan accordingly if you are staying more than just one or two nights.
** Fees **
Late check out, If you check out later than 10 AM on the day of checkout and force cleaners to delay their start I will charge that day`s full rate or $200, whichever is the greater value.
* Locals must communicate and advise me why they are booking before booking.
* no overnight visitors not listed on your reservation.
* Infants, babies, toddlers and children: you acknowledge I do not have baby gates or cribs at the property!
* there can not be more than 10 people in or on the property at any one point in time.
* the guests will respect and follow all community guidelines listed inside the apartment or on the property, and in my airbnb ad.
* No smoking - I will charge an extra $100 fee for smoking on the property or in the house as the cleaners will require more time and supplies to fix any odors/damage caused by smoking.
* A violation of the house rules can lead to an immediate removal of all guests without refund.
* You agree to be booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by Airbnb or the host in the event that a violation of the host`s rules occur.
* If any not following of the house rules leads to having to discount or refund the next guest you are responsible to cover the resulting costs.
* You must allow myself or housekeepers in to the house to assess, fix, or clean any claimed problems you identify during your stay.
* For unclaimed guests: bringing more guests than what the reservation shows, the fee is $40 per guest per night and we reserve the right to cancel the reservation and remove you from the property.
