This professionally designed, luxury 2 BR - 2 BA condo is located at Leeward Key in Miramar Beach, FL. It has breathtaking views of the Gulf of Mexico and the Emerald Coast is just steps away! Experience modern luxury living for peaceful relaxation at this beach retreat. Our goal is to exceed your expectations. We know that guests will love this place as much of as we do. We go above and beyond to ensure your stay is the best beach vacation ever!

In addition to the beautiful private beach, there are 2 pools on site for guests. One is heated seasonally and located on the beach with incredible views! This area has pool chairs, restrooms and Wi-Fi. The private gated beach access is located here as well. Guests will enjoy a complimentary beach set up which includes and umbrella and 2 chairs. Additional set ups are available to purchase if needed.

This unit is located on the 5th floor. There is secure on-site parking for 2 vehicles that will have a $25 per vehicle charge per stay, per the HOA. This fee is included in your overall price.

The elevator is easily accessible and very close to the parking area. Trips in and out of the building are quick and easy. Leeward Key is located in the most desirable area in Miramar Beach. It is peaceful and quiet but close to everything! There is a bar/grill right next door, Capt. Dave’s seafood restaurant directly across the street and several restaurants within walking distance. Destin shopping is within a few miles including the popular Destin Commons and Silver Sands Outlet Mall. This area has many attractions, great restaurants and lots of seasonal events. You will love the beauty and convenience of this location!

**Important Information - Please Read**

- Minimum Age to Book: 25 years old (No exceptions)
- Max Occupancy: 6 guests
- Parking: 2 standard size vehicles*** Parking Requires Registration Via an APP. There is a fee to park, but it is part of your rate***. No overflow parking available.
- Mail & Package Delivery: Mail forwarding is in place. Do not ship packages to the home. We cannot guarantee delivery.
- Incidentals Hold: $700. The hold is released on the day of checkout.
- Rental Agreement: Must be signed prior to arrival or entry will not be granted.
- Amenity Starter Pack: Includes hotel style soaps for each bathroom, 1 roll of paper towels, 4 rolls of toilet paper, 4 trash bags, 1 kitchen sponge, dish towels, and a laundry pod pack. This is designed to get you through your first night only. Guests are responsible for purchasing additional supplies.
- Kitchen Appliances: Standard appliances, traditional drip coffee maker, and Keurig machine
- Check-in & Check-out: Check-in at 4:30 PM CDT and check-out at 9:00 AM CDT.
- Community Pool.
- Golf Cart Rentals Available for an additional fee.
- Bicycle rentals available for an additional fee.
- Walkable to Private Beach Access - Located directly across the street
- Quiet, Family-Oriented Condo

Condo Layout:

King Suite: Features a ceiling fan, flat screen TV, dresser and closet storage, en-suite bath with dual vanity sink, and walk-in shower.

Guest Suite with a King Bed. Includes a ceiling fan, flat screen TV, closet storage, and en-suite entrance to a full bath with vanity sink and walk-in shower.

Bonus Bed (Located in the Living Room)
There is a queen size Murphy bed in the living room that folds away when not in use.

Slip Aweigh is located in the 12 floor Leeward Key Condominium building in Miramar Beach. This highly sought-after condo offers:
a private beach located directly across the street, elevator access, and 2 parking spaces. In addition to the beautiful private beach, there are 2 pools on site for guests. One is heated seasonally and located on the beach with incredible views! This area has pool chairs, restrooms and
Wi-Fi.

Local Attractions: Several nearby restaurants including Kenny D’s and Cape Daves On The Gulf are within walking distance. There are numerous Dining, shopping, and entertainment venues within a 3-5 mile radius

Restrictions

No Pets or Animals Allowed
No Monthly Rental Discounts: Unless approved by management in writing.
Minimum Renter Age: 25 years old (No exceptions).
No Smoking: In the home, on balconies, around the pool area, in walkways, or in common areas.
Parking: No more than 2 cars; no RVs, trailers, watercraft, motorcycles, or large vehicles allowed. (No overflow parking available).
No Food or Drinks in Bedrooms: You will be charged for damaged linen.
Rental Agreement: Must be signed; failure to do so could result in cancellation with no refund.
Beach chair and umbrella sets can be rented from the beach vendor for an additional fee.

Good Neighbor Policy

This is a family-oriented neighborhood, not a party home. Vulgar language, excessively loud music, large parties, and unauthorized events are strictly prohibited. Complaints of excessive noise, disturbances, parties, HOA rule violations, or law enforcement involvement will result in eviction and forfeiture of all deposits.
