Resort Fee: $40/day + tax, paid directly to the resort(includes self parking)

Damage Insurance Fee: $75 covers up to $1,500 in accidental damage — accidents happen, we have you covered

🏝 Hotel Zoned: This property is Hotel Zoned and NOT in danger of the possible upcoming short-term rental ban.

🚧 Construction Notice:

The resort’s A/C replacement project is scheduled to begin in January 2026.

If your selected dates are available, your unit will have working central A/C.

Guests may hear intermittent weekday noise from nearby units (8 AM–5 PM). No weekend work is planned unless delays occur.

🦎🐓PEST CONTROL AND ROOSTERS:

Due to Maui’s rural location, you may experience the occasional rooster or harmless gecko,  they’re friendly, eat insects, and are considered good luck in Hawaiʻi. Please don’t harm them. The HOA performs regular pest control, but some insects and lizards are part of island life. Our units are meticulously cleaned and inspected. If you experience more than normal pest activity, we’ll work with the HOA to help. These occurrences do not constitute a refund or rental adjustment.

☀️CLIMATE: Hawaii is located in a tropical climate, and insects, rodents, and lizards flourish in this environment. If our guest spot more than the normal expected pests, we always make our best efforts to contact and work with the HOA to minimize your interactions with these pests. Our units are meticulously cleaned and inspected. Any contact with such pests within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.
