The second bedroom is a dedicated home office, with an adjustable desk, an ergonomic chair and a queen Murphy bed that folds away during the workday. WiFi runs up to 600 Mbps, strong enough for back-to-back video calls and streaming throughout the home. Traveling with kids or guests? Fold the bed down at night and it becomes a comfortable second bedroom.

LIVING AND DINING
The open living and dining area has a 75` Smart TV, comfortable seating and a round dining table for four. Both bedrooms also have their own 75` Smart TVs, so everyone gets their own screen.

KITCHEN
Set up for cooking real meals every night, not just breakfast: Samsung range and oven, dishwasher, microwave, refrigerator, coffee maker, kettle, blender, cookware, baking sheets and all the basics.

BEDROOMS AND BATHS
The primary suite has a Casper king bed, a walk-in closet and an en-suite bath with a walk-in shower. The second bedroom has a Casper queen Murphy bed, a walk-in closet and its own en-suite bath. Both bathrooms were recently renovated. Everyone has their own bathroom, which makes a big difference over a month.

OUTDOORS
Sliding doors open to your private patio, with Sunbrella lounge seating, a grill and a roll-up putting green. In the evening the warm patio lights come on, which makes it a perfect spot to unwind after a day out.

THE COMMUNITY
The condo is part of a gated, resort-style community with beautifully kept greenbelts and mountain views all around. Amenities include two heated pools, spas, tennis courts, a shuffleboard court and a fitness room. A shared laundry room is on site, a short walk from the condo. You also get covered parking with a 220V EV charger. Palm Springs International Airport is about 5 minutes away, and the Empire Polo Club, home of the Coachella and Stagecoach festivals, is about 45 minutes away.

Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you’re an explorer, we recommend a car.

The minimum stay for this home is 15 nights. For guests seeking a longer stay, reservations of 30 nights or more are exempt from Palm Springs transient occupancy tax, making it an ideal choice for monthly rentals.

HOA quiet hours are observed to ensure a relaxing environment for all residents.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

In the State of CA, guests staying over 30 nights are legally required to sign a CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- All guests must abide by the Homeowners Association rules and regulations at all times during their stay. Failure to follow these rules will result in the immediate cancellation of your reservation.

- Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

- By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Damages and/or failure to pick up after your pet may result in additional charges at check out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction.

- All 30+ day stays require mid-stay cleanings by our professional housekeeping team. Payment will be requested after booking confirmation.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party
