WHAT TO EXPECT:
✦ The main house has been recently updated, while the guest house is still in it’s primarily original condition. Meaning older appliances, quirks, and there’s a set of bricks in the living room from a previously removed fireplace.
✦ The second home is primarily designed to be a place for people to sleep, it is not ideal for hanging out in. The stairs are a bit steeper than normal in the guest house. We suggest spending most of your time in the main house
✦ The shower in the guest house downstairs bathroom is small
✦ Sound travels far, please be respectful of quite hours and our neighbors
✦ We suggest bringing a 4x4 or chains in the winter (October-March).
✦ This property is nestled in the mountains, meaning epic nature views along with wildlife and critters. You’ll want to pack bug spray and keep an eye out for any wildlife visitors during your stay.
✦ Partying, smoking, and any violation of the house rules will result in a $1,000 charge
✦ We always suggest getting travel insurance for those `life happens` moments
✦ Any stay longer than 30 days will require signing a lease agreement
✦ You may encounter wildlife such as deer and even bears. Please remove all food from your vehicles, close and latch outdoor trash bins, and keep an eye on any pets you may have with you.
Guests will have access to the entire home with exception of the 2 garages.

We provide a starter kit: towels, shampoo, hand soap, toilet paper, paper towels & trash can liners.
ENTRY:
A keypad is located on the front door of each home. A personalized entry code will be provided to you prior to your stay.
OUTDOOR SPACE:
The outdoor space includes a hot tub, fire pit, BBQ, ample dining tables and chairs, outdoor games, and more!
PARKING:
There is ample parking around in front of the house.
THE DRIVE:
During the winter months we can experience some snow. We recommend either a 4x4 vehicle or chains.
INTERNET:
We have a whole house mesh system that should allow you to access the internet from anywhere inside the home.

IMPORTANT NOTE for HOT TUB:
To maintain a clean and pleasant spa environment it is very important to please shower BEFORE using the spa, or, trust us... it will get funky! The spa has a hard time breaking down lotions, oils, perfumes, etc. Additionally, please help us keep the spas tidy by disposing of trash properly. Please note that an additional fee may be charged for excessive dirtiness.
RENTAL AGREEMENT & CHECK IN PROCESS
Guests are required to sign a short-term rental agreement prior to check-in. The agreement outlines house rules, liability, and property use. We also ask guests to provide an ID and CC upon booking. These additional security measures had to be implemented to prevent fraudulent bookings. A link with all of this information will be provided upon booking. If you are not comfortable with any of this information, you are welcome to cancel within 24 hours of booking as long as it`s not a same day booking.
✦ NO PARTIES. This means no additional guests above the guest count on your reservation unless agreed upon prior to your stay. Any parties or events not pre-approved will face a flat fee of $1000 per day in addition to your booking / Airbnb fees and possible removal from the property.
✦ QUIET HOURS ARE 9 PM - 8 AM. This means no excessive noise outside will be permitted. You are still welcome to enjoy the outdoor space, of course, but please keep music and raised voices to a minimum. Thank you for helping us be respectful neighbors! Should a noise complaint occur from a neighbor or the local authorities, please note that you may be asked to leave the property immediately without a refund.
✦ Please be sensitive to what you are flushing down the toilets as we are on septic. Please dispose of any “flushable” wipes and feminine hygiene products in the provided waste baskets.
✦ If you have your dogs with you (they must be on the registration BEFORE check in). They are not allowed on any furniture or bedding. All dog waste must be picked up before check out. Dogs are not allowed to be left unattended in the home unless crated.
**PLEASE NOTE: A 2nd additional dog will require a 2nd pet fee.**
✦ No Smoking Policy
To ensure a safe and enjoyable stay for all guests, smoking of any kind—including cigarettes, cigars, e-cigarettes, and vaping—is strictly prohibited:
Inside the home
On decks, balconies, patios, or any area with natural landscaping or wood surfaces
Within 20 feet of the structure
Designated Smoking Areas:
Smoking is only permitted in gravel or paved areas. Please use an ashtray and dispose of cigarette butts properly to prevent fire hazards and additional cleaning charges.
Fire Risk Notice:
Our property is located in a high fire risk zone, and compliance with local fire safety regulations is mandatory. Do not discard smoking materials on the ground or near vegetation.
Violations & Fees:
Any evidence of smoking in prohibited areas or tampering with smoke safety devices will result in a $1,000 fee per incident, plus the cost of any necessary remediation.
