The ground floor includes a large living space and a half bath, while two cozy bedrooms are available on the lower level—perfect for large families or groups.

WHY GUESTS LOVE IT:

The finished basement is not included in listing as owner lives partially in the basement. Owner works out of state and is usually gone 8 months out of the year. Basement does have a private entrance so even if owner is at the house, guest will have total privacy and sole access to the main entrance.

GUEST COUNT:
Guest count must be the same as on the reservation. Children 2 years and up are considered as part of the total guest count. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 8 guests with an added $50/night Usage & Amenity fee (plus booking fees & taxes) for every extra guest. This allows us to accommodate smaller sized groups with affordable rates and honor our standard nightly rate for groups of 12.

FAMILY:
We are family friendly! Children 2 years old and above must be included as part of the total guest count. Please note that the house is NOT childproof (ie no outlet protectors, corner protectors, etc). But infants are allowed if the guests take full responsibility for them. Please see our House Rules for more information.

By booking, you agree to follow these House Rules from check-in through check-out. This agreement is not a lease and does not grant tenancy or property rights.

VERIFICATION: Guests must complete TRUVI identity verification before arrival. Check-in details are shared after verification and any required terms are accepted.

CHECK-IN FORM: Guests must complete our pre-arrival form before receiving check-in instructions.

1. GUESTS & VISITORS: No unregistered guests or visitors without prior approval. Extra guests over 8 are $50 per person, per night. Unauthorized guests may result in cancellation without refund.
2. CHECK-IN / CHECK-OUT: Check-in is after 4 PM and check-out is by 11 AM. Early check-in and late check-out are subject to availability and fees. Unauthorized late checkout may incur additional charges.
3. PETS: Pets are considered case-by-case. Please provide breed and age for approval. Approved pets require a $75 fee per pet. Unauthorized pets may result in cancellation without refund.
4. SMOKING: No smoking or candles inside. Smoking must be at least 15 feet from exterior doors. Violations may result in a $250 charge.
5. QUIET HOURS: Quiet hours are 10 PM to 7 AM. No outdoor noise or disturbances during this time.
6. PHOTOSHOOTS: Professional photography or video requires prior approval and may involve additional fees.
7. PARTIES / EVENTS: No parties, weddings, or events without prior written approval.
8. PROPERTY ACCESS: Guests must allow authorized staff or vendors access for maintenance, repairs, landscaping, inspections, or trash service with prior notice.
9. EXCESSIVE CLEANING: No glitter or confetti. Remove decorations before checkout. Excessive mess may result in a $500 cleaning fee.
10. WIFI: Illegal or abusive internet use is prohibited. WiFi availability cannot be guaranteed during outages or issues outside our control.
11. RESCHEDULING: Reschedule requests follow the cancellation policy. Requests within 14 days of arrival must cancel and rebook.
12. SECURITY CAMERAS: Exterior cameras monitor the front entrance and driveway. There are no cameras inside the home or in private outdoor spaces.
13. PARKING: Maximum of 6 vehicles in the driveway.
14. DAMAGE: Please report damage immediately. Unreported damaged, broken, or missing items may result in a $100 fee per item plus repair or replacement costs.
15. TRAVEL INSURANCE: We recommend travel insurance for illness, weather, transportation issues, or other unforeseen circumstances.

Failure to follow these rules may result in cancellation, loss of deposit, additional charges, and/or damage claims.
