Hello !!! And thank you for your interest in my property .

Please review the entire listing carefully. As your host, I am as transparent as possible. Please read the many positive reviews of the property and host.

Ideally, we should communicate BEFORE you request to book. This will save any unnecessary payments and/or charges to your credit card. It will make it easier if you want to consider other options. Just send a simple email saying that you would like to book . I have found from experience this is the easier for both parties.

I want to make sure that I answer all questions that you may have. I typically respond within 1 to 3 hours. If not, definitely within 6-12 hours of receiving your initial email.

You can enter the unit with or without me, as there is a code with an automated lock system.

Please - No Smoking ever inside or on the property. I would ask that if you have to smoke, that you choose to stay somewhere else. This is a smoke free property. It would not be acceptable to smoke outside and then enter the property. I do not want the smell of smoke anywhere on the property . Again, please choose to stay somewhere else if you are a smoker.

This is the Main floor unit of a duplex. The building was constructed as a duplex, with separate utilities, separate entrances for each unit, separate kitchens etc. The property was remodeled in 2012

Additional memory foam mattress is available upon request. No sleeping on the sofa please.

Located in a very charming neighborhood with good reliable public transit. This is a very safe neighborhood, with dozens nearby places to eat. Coffee shops, pharmacies, and grocery stores such as Giant, Safeway, Harris Teeter, Trader Joe's and Whole Foods.

Transportation:
You can review online to see the map for the DC Metro area transportation. The Metro (Subway) will take you directly to Downtown, the National Mall, plus all other interesting sights in the city.

The Ballston Metro station (Orange line) is less than a mile walk.
Virginia Square metro station is also just under one mile, and Clarendon metro station is also very close (1.1 mile).

Parking is free. One or two parking space(s) on the property in driveway are available. There is also unlimited free, unrestricted street parking.

Please, no inquiries regarding more than 4 people, this includes children.
Please NO Pets. NO exceptions. You will not be able to hide your pet.

I look to avoid anyone who plans to drink heavily or host others guests!
Large gatherings of any kind are prohibited. It would be acceptable to have local friends come and visit you. Even if they stayed for several hours. However, to plan on inviting out of town guests to meet for a planned gathering is not acceptable. For example, hosting others for ceremonies, business meetings or social events is not acceptable. Examples could be a bridal shower, baby shower, graduation. wake, dinner party or any large social gathering. If you are unsure about anything, please ask.

Questions about the nightly rate are found in the rate section. Rates DO fluctuate slightly depending on the time of the year. If you want a discount , you must ask.
Please review all VRBO/HomeAway policies and please review all charges carefully.

PLEASE NOTE- There are two Amazon RING cameras installed on the property.
These Ring Camera are set up to record video only, no audio is recorded. Views of the exterior front door and the side parking area only - both EXTERIOR common areas. These two views are the same view you would see if you were standing outside of the property in a public area. Camera typically activated by motion. You can be assured that NO devices are located in private spaces like bedrooms or bathrooms,  NO devices are located in a room that's listed as a sleeping area  NO devices are concealed or hidden from view  and NO devices are aimed at or capable of recording a private space.
