Welcome to Epic Family Getaway, a West Bradenton retreat designed specifically for families who want to relax without the stress. Located less than 15 minutes from the world-famous white sands of Anna Maria Island, our home is more than just a place to stay—it’s where your family memories begin.



The Space:

From a game-filled garage to baby-ready gear, we’ve thought of every detail so you can focus on what matters. Whether you’re prepping a family feast in the fully stocked kitchen, hosting movie night in the airy living room, or watching the kids splash in the heated pool while you relax by the pond, there is plenty of space for everyone to unwind and connect.



What Your Family Will Enjoy:



• The Fun Zone: We’ve converted the garage into a dedicated games room! 3 Arcade games, pool table, basket ball game, fooseball, and neon lights!

• Waterfront Relaxation: Peaceful backyard overlooking a quiet pond. Heated pool*, hot tub, outdoor dining area with umbrella, shaded cabana with BBQ, and fire table for those cooler nights.

• Dining: 2 Dining tables to ensure everyone has a seat at the table.

• Comfort Essentials: High-speed Wi-Fi + Smart TVs in every bedroom, Black Out Curtains, Fans, Central Air conditioning, Shampoo, Conditioner, Body Wash, Towels, Extra Pillows, Hangers, Laundry soap, Dishwasher & soap, stocked kitchen.

• Convenience: Washer and dryer for guest use and parking for 6 vehicles.

• Baby essentials: pack and play, stroller, high chair, baby bath, baby monitor, loads of toys , puzzles, board games and books for the babies & kids too



The SLEEPING SPACES:



• Bedroom 1: King Bed with a single pull out sofa chair/Floor mattress with ensuite shower bathroom. Ceiling fan, smart TV, large walk in closet, dresser, black out curtains. Walk out to back patio.

• Bedroom 2: Queen bed, smart TV, closet, black out curtains, dresser.

• Bedroom 3: King Bed with ensuite, smart TV, closet, black out curtains, dresser.

• Bedroom 4: Bunk bed: lower double mattress, upper is a single bunk, and a single mattress bed pulls out from under (trundle bed), smart TV, black out curtains, desk & chair, fan.



NOTE: 3 of the mattresses are floor mattresses. One is in the master bedroom, and 2 are movable (located in the bunk bed room). Please book accordingly.



Parents, we got you!!! There is a pack and play, stroller, high chair, loads of toys , puzzles, board games and books for the babies & kids too! If there is anything else you need to ensure you stay is stress free, please reach out to us prior to your say and we will do our best to accommodate you.

💬 Guest Access

Guests have full access to the entire home, pool area, and outdoor spaces. The property is fully private with a fenced in backyard.



POOL: The pool is set at a refreshing temperature of 80°, with an option to upgrade to 90°. If you’d like it heated to a higher temperature, arrangements can be made upon request for an additional fee of $69 per day.

Other Things to Note:

We have a very strict NO PARTY policy.



Driveway parking for 4 vehicles.



The pool is kept at a refreshing 80°F, which is included with your booking. While this offers a crisp, cooling feel, many guests prefer to upgrade for a warmer and more relaxing experience. We can raise the temperature to 90°F for an additional daily fee; this must be arranged in advance and for the full duration of your stay.



To ensure the best experience, please be aware that outdoor pool temperatures are naturally influenced by the South Florida climate. While our heaters are maintained for peak performance, heat loss can occur during overnight hours, windy conditions, or when ambient temperatures drop below 70°F.



Because actual water temperature is subject to these environmental factors, we cannot guarantee specific temperatures during cooler weather, and refunds are not issued for fluctuations caused by nature. For the safety of the equipment, the heater is designed to enter a temporary "defrost mode" or shut down if the outdoor temperature falls below 50°F, resuming automatically once the air warms back up.



🏡 House Rules

These are here to make sure your stay is smooth and respectful for the neighbors and the property.



🚭 Smoke-Free Environment:

This is a 100% smoke-free home. Smoking of any kind (tobacco or marijuana) is strictly prohibited indoors. A $1,000 fee applies for professional ozone treatment and restoration if this rule is violated. Outdoor smoking must be at least 10 feet from the property.



🚫 Illegal Substances & Firearms:

Illegal substances and firearms are strictly prohibited on the property. Violation of this policy will result in immediate cancellation of your stay and removal from the premises.



🎉 Neighborhood Peace:

We love our neighbors and uphold a strict No Party/Gathering policy. Please note that the city enforces strict noise ordinances, and we are legally required to uphold them. Unauthorized parties result in a $1,000 penalty and immediate cancellation without refund. Quiet hours are 9 PM to 9 AM. Excessive noise after a warning results in a $250 fine.



👥🐶 Guest & Pet Accuracy:

Only guests listed on the reservation are permitted on-site. Undisclosed guests are charged at $50/night.

Standard Pet Fee: A non-refundable $249 fee is required for approved pets (limit 20lbs). Undisclosed pets result in a $500 fine. Pets are not permitted on furniture, beds, or in pools.



📹 Security & Safety:

For everyone's protection, exterior security cameras (located at the front and back of the property), smoke/CO detectors, and noise sensors are in use. There are no cameras inside the home. Do not tamper with this equipment. Tampering results in a $500 fine and potential removal.



🕒 Check-In/Out:

Early check-in or late check-out is available upon advance request for a flat rate of $99. Unauthorized early arrivals or late departures are subject to a $99 fee.



📍 Local Bookings:

We reserve the right to review and potentially decline reservations from local guests to prevent unauthorized gatherings. Please message us prior to booking if you live locally.



✨ Extended Stays & Cleaning:

For stays of 14 days or longer, a mandatory light cleaning is required every two weeks. The guest is responsible for the cost of this service.



📦 Mail & Deliveries:

Mail and package delivery to this property is not permitted. Please use local Amazon lockers or UPS stores for your needs.



💼 Commercial Activity:

Commercial activity, business meetings, and professional photography sessions are prohibited without prior written approval.



🚗 Parking:

Please park only in designated areas as shown on the parking diagram in our listing. Unauthorized parking or additional vehicles may result in citations or towing at your expense. Please be mindful of the landscaping; any damage to the grass can incur an additional fee.



💻 Internet Policy:

High-speed internet is provided as a thoughtful bonus for your convenience. Please note that we are unable to provide reimbursement for regional service outages beyond our control. Smart TVs are provided for guests to log in to their own personal streaming platforms, as we do not provide subscription services.



🛠️ Amenity Maintenance:

We aim to keep our pool heating system in top shape for your enjoyment. Should a mechanical issue arise during your stay that makes this amenity unavailable, we will provide a $50 per day credit for each day the amenity is out of commission.



🤝 Booking = Agreement:

By booking this stay, you agree to these house rules and to treat this property with care. The primary guest must be at least 25 years of age, and all guests under 25 must be accompanied by an adult at all times.
