HOUSE RULES – 11064 Zumbrota (Lakewood Stays)

These rules apply to every guest and visitor. By booking, the primary guest agrees to them for the whole group.



STANDARD RULES

• Maximum overnight guests: 10, including children. Any exception must be approved by us in advance.

• Quiet hours: 10:00 PM – 8:00 AM.

• No parties or events.

• No pets. Service animals are welcome as required by law and the booking platform's policy.

• No smoking or vaping indoors, including e-cigarettes.

• No commercial photography or filming.

• Lock up at checkout: press 🔒 on the front keypad and close and lock all windows and doors. Entry is keyless, so there are no keys to return.



GUESTS & VISITORS

• The primary guest must be 25 or older and stay at the home.

• Daytime visitors only with our approval in advance.

• No subletting, and no commercial or illegal use of the home.



PARKING

• Up to 5 cars in the driveway. No street parking.



AMENITIES – USE AT YOUR OWN RISK

• The hot tub, sauna, fire pit, arcade, and yard carry inherent risks. Use them at your own risk, and supervise children at all times.

• Hot tub & sauna: shower first. No glass, food, soap, or oils near the hot tub, and no diving. Don't change settings or add anything to the water, and keep the cover on when not in use. Sauna sessions of 15–20 minutes max. Kids under 16 must be supervised by an adult at all times.

• Fire pit: Burn only firewood (no trash or yard waste), never leave a fire unattended, put it out completely after use, and follow any city burn bans.



SAFETY & SECURITY

• Emergencies: call 911 first, then contact us.

• Fire extinguishers are in the kitchen, the laundry room, and the lower-level bar. Smoke and carbon monoxide detectors must not be disabled or covered.

• Exterior security cameras cover the front door (doorbell), driveway, and backyard for safety and noise monitoring. There are no cameras inside the home.

• Don't tamper with safety, internet, or utility equipment.

• Close and lock windows and doors whenever you leave.

• In an emergency or for urgent repairs, we may need to enter. We'll always try to reach you first.



CARE OF THE HOME

• Please don't move furniture. No food in the bedrooms.

• No glitter or confetti, and no tape or adhesives on walls or furniture.

• Report any damage or problems right away so we can fix them.

• Supplies aren't restocked during the stay.



TRASH

• Please use the bins beside the garage (orange lid = recycling).

• Optional: if you're here on a Wednesday night, we'd appreciate you rolling the bins to the curb for Thursday pickup.



CHECKOUT (by 10:00 AM)

• Need more time? Ask us in advance.

• Load used dishes into the dishwasher.

• Bag trash and put it in the bins beside the garage.

• Please place used towels and robes in the laundry baskets provided in each room.

• Turn off lights, TVs, and the fireplace.

• Take all personal items. Lost items are held for 30 days, and the guest pays return shipping.



DAMAGE, FINES & CANCELLATION

• The primary guest is responsible for damage caused by the group beyond normal wear and tear.

• Damage claims go through the booking channel's program: AirCover and the Resolution Center for Airbnb stays, Vrbo's damage process for Vrbo stays, and the damage protection shown at booking for direct stays.

• Guests are responsible for any fines from the City of Blaine or the police for violations during their stay (for example noise, parking, or fire).

• Cancellation and refunds follow the policy shown at booking.
