As evening sets in, unwind with a glass of wine at the highly sought-after Villa Appalachia Winery, located just down the road.

ELIGIBILITY & GENERAL RULES
Primary renter must be 25 years of age or older. No parties or events of any kind. This is not a party house. No smoking anywhere on the property, including decks and balconies. No exceptions.
PET POLICY
A non-refundable pet fee of $100 per stay applies. Pets must be disclosed and paid for prior to arrival. Unauthorized pets will result in immediate termination of the rental agreement, forfeiture of all deposits, and additional deep-cleaning charges.
WILDLIFE & INSECTS
This property is located in a rural/mountain environment and is home to native wildlife and seasonal insects, including bears, large cats, stink bugs, and lady bugs. Wildlife encounters are rare but possible. Do not leave food or trash unattended and keep doors and windows secured at all times. Lady bugs and stink bugs are common during fall and winter and may appear indoors despite professional pest control. These conditions are normal for the area and do not constitute grounds for refunds.
WELL WATER
This property uses private well water, not city water. Water usage must be conserved. Do not run hoses or leave water running for extended periods. Excessive water usage resulting in damage or depletion of the well will be charged to the guest.
FIREWOOD & BURN RESTRICTIONS
Firewood may be provided but may be damp or difficult to ignite. Guests are encouraged to bring their own kindling or fire starters. County or state burn bans may be in effect. Guests are responsible for checking and complying with all local fire regulations.
CLEANING & LINEN SERVICE
Professional cleaning and linen service after checkout is included. Guests are responsible for washing dishes and cooking utensils and placing all trash in designated receptacles. Excessive mess or additional cleaning required will be charged to the guest. Linens, towels, pillows, blankets, and comforters are provided. Starter supplies of paper towels and toilet paper are provided but may need to be replenished by guests during longer stays.
CONDITION OF PROPERTY
The property is rented sight unseen. All systems are expected to be operational; however, interruptions to TV, internet, WiFi, or cable service do not warrant refunds. Guests must notify management immediately upon arrival if cleaning standards are not met. Due to the nature of cabin properties, stairs, decks, and outdoor surfaces may be uneven and are used at the guest’s own risk.
CARE OF PROPERTY & REPAIRS
Cleaning does not include dishes. Guests must keep the property and furnishings in good condition. Furniture may not be moved without written approval. Guests are responsible for damage or missing items. No furnishings or linens may be taken outside the cabin.
ENTRY OF PREMISES
Management may enter the property for maintenance, inspections, or inventory with notice when possible, and at any time without notice in the event of an emergency.
ASSUMPTION OF RISK
No lifeguard is on duty. Use of hot tubs, pools, fire pits, decks, and outdoor amenities is at the guest’s own risk. Guests assume all responsibility for injury or damage arising from their use of the property.
CHILD SAFETY
This property is not child-proofed. Guests accept all responsibility for children and acknowledge risks including decks, hot tubs, fire pits, roads, and cleaning supplies.
SECURITY CAMERAS
Exterior security cameras are in use for property protection. There are no cameras inside the home.
PERSONAL PROPERTY
Management is not responsible for lost, stolen, or forgotten personal property.
MISSING ITEMS
Guests will be charged for missing items confirmed by post-checkout inventory. Guests will be notified and allowed the opportunity to return items when possible.
CHECK-IN & CHECK-OUT
Check-in is at 4:00 PM. Check-out is at 10:00 AM.
LATE CHECKOUT & HOLDOVER
Unauthorized late checkout is charged at $100 per hour after a 30-minute grace period. If belongings remain after checkout, a $150 removal fee applies. Unauthorized holdover may result in liability for lost bookings and legal action.
RELATIONSHIP OF PARTIES
This agreement establishes a lodging relationship only and does not create a landlord-tenant relationship. Virginia landlord-tenant statutes do not apply to this short-term rental.
