*Neighborhood Guidelines*

*Be a Good Neighbor*
While the setting is private, Cat Ridge is part of a rural community. Sound travels surprisingly far across the open countryside, so please keep outdoor gatherings at a respectful volume at all times.

*Outdoor Sound & Music*
Please be mindful of outdoor music and overall sound, particularly as the evening progresses. Music and other sound should remain at a level that does not disrupt the surrounding community.

*No Smoking or Vaping*
Cat Ridge is a smoke-free property. Smoking or vaping is not permitted anywhere on the property, indoors or outdoors. This includes the home, deck, hot tub, firepit, sauna, outdoor amenity areas, and grounds. Please do not dispose of cigarettes, cigars, or other smoking materials anywhere on the property.

*Evening Hours*
Between 10:00 PM and 8:00 AM, please keep outdoor activity to a minimum and move social gatherings indoors. Noise-monitoring devices are present around the property to help us monitor sound levels.

*Outdoor Spaces*
Please enjoy the firepit, hot tub, golf area, sauna, and grounds. These amenities are an important part of the Cat Ridge experience; we simply ask that they be enjoyed responsibly and with consideration for the surrounding community.

*Indoor Facilities Only*
Restroom facilities are fully available inside the home at all times. Outdoor use for this purpose is strictly prohibited.

*Compliance with House Guidelines*
Failure to follow these guidelines, or continued disregard after notification, may result in termination of the stay in accordance with our Rental Agreement and applicable booking-platform policies. Serious violations involving property damage, smoking, safety, neighboring properties or livestock, or other prohibited conduct may require immediate action.

Access codes will be distributed prior to arrival.

*Rental Agreement & Identity Verification:* The booking guest is required to sign our Rental Agreement and complete identity verification through Truvi. The Rental Agreement must be completed within 48 hours of booking. For reservations made less than 48 hours before check-in, it must be completed within 4 hours. Check-in instructions will not be provided until the required documentation is complete.

While the setting feels wonderfully private, Cat Ridge is part of a peaceful rural community, and sound travels surprisingly far across the open countryside. We ask that outdoor gatherings remain at a respectful volume and that social gatherings move indoors after 10:00 PM.

Cat Ridge is not an event venue or a destination for loud or disruptive parties. If your plans include DJ-style music, sustained elevated outdoor noise, or other activities likely to disturb the surrounding community, this is likely not the right property for your group.
