HOUSE RULES & GUEST POLICIES



We want you to have a wonderful, comfortable stay while also helping us care for the home and respect our neighbors. Please review and follow the guidelines below.



NO SMOKING OR VAPING



Smoking or vaping of any kind is not permitted inside the home.



If there is a smoke odor or evidence of smoking or vaping after your departure, a $750 home recovery fee will be charged. If lingering smoke odor or related issues cause the next guest to cancel their reservation, the cost of the cancelled reservation may also be charged.



If smoking outdoors, please fully extinguish all cigarette butts and dispose of them in the trash bin. Please do not place cigarette butts in any indoor trash bins.



NO PARTIES OR EVENTS



Unauthorized parties or events are strictly prohibited.



A $1,500 fee will be charged for any unauthorized party or event that has not been approved by the host in advance.



All guests must be included in the reservation or approved by the host. If additional, unapproved guests arrive at the property, the reservation may be cancelled without a refund.



NO PETS



This is a pet-free home due to allergies, unless a specific exception has been approved by the host in advance.



If an unauthorized pet is brought into the home and pet hair or odor requires additional cleaning, a $1,000 additional cleaning fee will be charged. If pets cause carpet messes or require professional carpet cleaning, the applicable cleaning costs will also be charged.



QUIET HOURS



For the comfort of our neighbors and in accordance with local noise ordinances, please observe quiet hours from 10:00 PM to 7:00 AM.



Please keep noise at a respectful level at all other times as well.



CAMERAS & SECURITY EQUIPMENT



For security purposes, there is a camera located at the front door.



Please do not cover, disable, move, disconnect, or tamper with any cameras, locks, security equipment, or internet equipment. Tampering with or disabling security equipment compromises the safety and security of the property and may be grounds for cancellation without a refund.



ACCIDENTS & DAMAGE



We understand that accidents happen. If anything is broken, damaged, or stops working during your stay, please let us know as soon as possible. Promptly reporting an issue allows us to help you quickly and, when possible, provide a replacement or arrange a repair.



Guests may be responsible for costs associated with damage beyond normal wear and tear.



HOT TUB RULES



For everyone's safety, please follow these hot tub guidelines:



- Maximum occupancy: 4 adults.

- Shower before entering the hot tub.

- Do not use oils, lotions, deodorant, or other products immediately before entering.

- Limit soaking time to 15–20 minutes.

- Do not bring glass into or around the hot tub.

- Never leave children unattended.

- Avoid alcohol while using the hot tub to help prevent dehydration and accidents.

- Remain seated while in the hot tub to reduce the risk of injury.

- No diving or jumping.

- Keep electronics at least 5 feet away from the hot tub.

- Keep the water temperature at or below 104°F.

- Replace the cover after each use to retain heat and prevent debris from entering.



If you are pregnant, elderly, have diabetes, heart disease, high or low blood pressure, or another medical condition, please consult your physician before using the hot tub. Exit immediately if you feel dizzy, lightheaded, or unwell.



Use of the hot tub is at your own risk.



POOL RULES



For the safety and enjoyment of everyone, please follow these pool guidelines.



Safety First

- There is no lifeguard on duty. Swimming is at your own risk.

- Children must be supervised by an adult at all times while in or around the pool.

- No running, diving, jumping, or horseplay. Pool surfaces may be slippery when wet.

- No glass containers in or around the pool.

- Please use plastic or metal drinkware only.

- Do not use the pool while under the influence of alcohol or drugs.

- Do not stand on the pool walls or sides.



Pool Use

- Please shower before entering the pool to help keep the water clean.

- Do not tamper with pool equipment, heaters, controls, or other pool systems.

- Please notify the host immediately if you notice any safety, cleanliness, or equipment concerns.



Weather & Safety Conditions

- Do not use the pool during thunderstorms or severe weather.

- If severe weather develops while you are using the pool, exit immediately and seek appropriate shelter.



Cleanliness & Courtesy

- Please dry off before entering the home to help prevent slippery floors and water damage.

- Remove personal belongings and trash from the pool area after use.

- Please be mindful of noise, particularly during quiet hours.



POOL & HOT TUB USE — ASSUMPTION OF RISK



Use of the pool and hot tub is voluntary and at your own risk.



By booking and staying at the property, you acknowledge that the use of these amenities involves inherent risks, including but not limited to slips, falls, drowning, burns, and other injuries.



Guests agree to follow all posted safety rules and are responsible for properly supervising children at all times.



To the extent permitted by applicable law, guests agree that the property owners, hosts, and property management company are not responsible for injuries, accidents, or losses resulting from a guest's use or misuse of the pool or hot tub.



POTENTIAL POOL & HOT TUB FEES



Damage



If the pool or hot tub is damaged due to misuse, improper use, foreign substances, or damage to equipment, guests may be responsible for the associated repair and/or cleaning costs.



Additional Cleaning



If the pool or hot tub is used improperly, including the introduction of oils or other substances that require additional cleaning, or if the amenity is left excessively dirty, an additional cleaning fee of $150–$300 may be charged.



Impact on the Next Guest



If negligence or misuse of the pool or hot tub results in an issue that prevents the next guest from using the amenity or causes the next guest to cancel their reservation, the cost of the cancelled reservation may also be charged.



HOUSEKEEPING



To help protect our cleaning team from lifting or moving injuries, please do not rearrange or move furniture.



To help us keep the home clean and comfortable for everyone:



Please remove shoes when walking on carpeted areas.

Please avoid bringing drinks onto carpets to help prevent spills and stains.



If carpets are left excessively dirty or stained, an additional carpet cleaning fee may apply.



BBQ / GRILL



If you use the BBQ grill:



- Please turn off the gas completely after use.

- Please brush off the cooking grates after use.

- A $25 cleaning fee will be charged if our housekeeping team needs to clean the grill after your departure.



UMBRELLAS



To prevent damage, please only use outdoor umbrellas when there is no wind.



Always collapse and securely close the umbrellas when you are finished using them and whenever windy conditions develop.



PLUMBING



The easiest way to disrupt an enjoyable stay is with a plumbing problem. Please help us prevent unnecessary issues by flushing toilet paper only.



Do not flush wipes, feminine hygiene products, paper towels, cleaning products, or any other items.



If a plumbing issue, clog, or backup occurs because of items or products flushed down the toilet that should not have been flushed, guests may be responsible for the resulting service, repair, and/or damage costs.
