We’re happy to host respectful guests and appreciate your cooperation with the following house rules to ensure a smooth and enjoyable stay for everyone.

1. Registered Guests Only
Only guests listed on the reservation are permitted on the property at any time. Visitors or additional guests are not allowed without prior written approval.
Unauthorized guests may result in additional charges or reservation cancellation in accordance with Airbnb policy.

2. No Parties or Events
This is a quiet residential property and parties, events, or gatherings are strictly prohibited.
This includes, but is not limited to: parties/celebrations, loud music or excessive noise, large groups, or unregistered visitors.
If a party or event is detected, the reservation may be terminated immediately and a $500 event violation fee may be charged to cover additional cleaning, security, and neighbor impact.

3. Quiet Hours
Quiet hours are observed from 10:00 PM – 8:00 AM. Please be respectful of neighbors at all times.

4. No Smoking or Vaping
This is a strictly non-smoking property, including inside the home and anywhere on the premises.
This includes: cigarettes, cigars, vaping, marijuana, or any other substances.
A $500 smoke remediation fee will apply if smoke, odor, or evidence of smoking is found. This covers specialized cleaning and odor treatment.

5. Check-In & Check-Out

Check-in: After 4:00 PM (local time)

Check-out: By 11:00 AM (local time)
Staying beyond checkout without prior approval may result in a $300 late departure fee, as it disrupts cleaning and incoming guest schedules.

6. Property Care & Damages
Please treat the home and furnishings with care. Guests are responsible for any damage, missing items, or excessive mess beyond normal use.
Additional charges may apply for damaged/missing items, excessive cleaning, stains/spills/biohazards, and impacts caused by unauthorized guests or pets.
All charges are documented and submitted through Airbnb’s Resolution Center.

7. Pets
Pets are not allowed unless explicitly approved in advance and listed on the reservation. Unauthorized pets may result in additional cleaning or damage charges.

8. No Illegal Activity
Illegal activity of any kind is strictly prohibited and will result in immediate cancellation without refund and may involve local authorities.

9. Respect the Property & Neighbors
This is a privately owned home in a shared community. Please respect the property, furnishings, and surrounding neighborhood at all times.

10. Local Guest Policy
We reserve the right to decline or cancel reservations from guests who reside within 50 miles of the property. Exceptions may be made only with prior written approval (e.g., medical stays, natural disasters, or other special circumstances).
