Wonderfully located in the heart of Tulum, around the corner from the Best Restaurants in town and just off the main avenue to provide a Comfortable and Tranquil Vibe.

Location, Location, Location... Tulum´s Best Location.

Fully equipped with all amenities such as A/C, Hot Water, WiFi, etc.

The perfect place to enjoy the Caribbean sun, and all the activities Tulum has to offer, such as Diving, cenote swimming, snorkeling, kite surfing, culinary delights and much more.

Parking Available for Guests.

Because of its great central location, you can grab a taxi from the main road easily. The main street also has "collective" buses that can carry you to neighboring towns, easily and cheaply.

Nicest Location in Tulum, this neighborhood has it all Restaurants, Cafes, Galleries and nice Mexican shops a few steps away.

It sits along side some of the world famous Cenotes such as Dos Ojos, and don´t forget all the birdly wonders of the mangrove ladent Sian Ka'an Biosphere, one of 8 in Mexico.
If you are into Scuba Diving or feel the need to try Cavern and Cave diving you are in the right place, just ask for details. Some of my favorite activities are swimming with the Turtles in Akumal, kayaking through the mangroves in Sian Ka'an, cycling around town, getting a massage or doing Yoga on the beach and attending spiritual ceremonies whether it´d be a shamanic experience or detoxing at a Temazcal.

Great location

The place was in the city center with a lot of great bars and restaurants within walking distance. Will was super helpful with any questions we had and was extremely responsive. The pool was a plus too- was nice to relax in after doing some day trips. It does get a bit noisy but was also nice being able to sit outside and enjoy the music around you.

Excellent stay

I had a warm welcome by the employee who watches the property even when it was almost the middle of the night due to flight delays. I had everything I needed and had a great stay. There are a lot of restaurants, small grocery stores and tiendas just around the corner. Easy to walk and get food or anything else one may need. The owner came down before the hurricane brace us to make sure everyone was doing ok. Definitely recommend.

Overall we had a good visit and would return to the apartment on a future visit. For your reference, here are the pros and cons: Pros: - Very close to town; walking distance - Comfortable space for 2-3 people - WiFi is decent; easily accessible - Safety; the property is very protected - Just a 20 minute ($10 USD) ride to all the great beaches - Pretty clean unit, with A/C that works! - The property manager is very friendly, arranging transport Cons: - We would stay on the beach next time, but this was very good priced alternative - Sometimes the loud music from nearby bars and clubs can make sleeping difficult

Great place, wonderful host!

We loved our stay! William has great recommendations for places to visit while in the area and was generally very helpful. The outdoor patio/kitchen was a great place to hang out between activities. The other reports are accurate that it can be loud pretty late, but William gave us earplugs and it was fine. Plus, nice to be so close to everything!

Twinkly Eyed In Tulum

This spot was perfect for our 5 night stay. Adorable unit in a small & secure building. LOVED the hut-style kitchen outside of the room! The jungle-like tree view from the balcony felt so tropical! We literally walked to everything in downtown Tulum. Will made it super easy to rent bikes so that we could ride to the beach within 20 minutes. Will, the host, was extremely kind and helpful. He was always easily reachable and quick to help our every need. He was outside waiting for us when we arrived to help us with directions which were unclear from the airport. His welcoming smile and hospitality made our stay great.

Best location in the city

We had a wonderful stay in Tulum. As advertised, this apartment is right in the center of all of the best restaurants and attractions in the city. William and Eduardo were great hosts and gave us all we needed to know to enjoy the area. We rented bikes from William and drove them to the beach and Tulum ruins. It is about a 20 minute bike ride to the beach and 15 mins to the ruins. The only reason I am giving this review 4 instead of 5 stars is that because you are right in the center of the city, it is a little loud at night. Specifically, the live music at Pastito Tun Tun (a bar that backs up to the property) was very loud until about 1am. Some nights that was okay because we were out, but on the nights we wanted to come home and get to bed early for an early morning adventure, it was hard to fall asleep. Overall though, we loved this place! Thank you William and Eduardo!

Everything about the property exceeded our expectations. Both host and rooms were fantastic.

Perfect location, great recommendations from William, whom was very helpful and very responsive via WhatsApp and in person whenever we needed something. The rooms (we moved after one night due to bookings overlapping) were both great, clean and comfortable and new. Would definitely stay here again and recommend to others.

Fantastic Location for a Great Vacation

Reasons we loved our vacation so much: - this is an idyllic downtown location, felt like an oasis - yet, Tulum's most active night-live street is literally next door - walls are pretty soundproof, though, so even when parties went to 3am in the morning, we couldn't hear them over the white noise of the large ceiling fan - very clean - 15 minutes access to public beach with bikes you can rent from the property manager - the property manager William was very friendly, helpful, and accessible throughout our stay via WhatsApp any time - great outdoor kitchen and large fridge/freezer

Outstanding Location and Host

Eduardo was easy to get a hold of, And our host, Will did a great job getting us anything we needed, which wasn't much. Will pointed out the fruit and vegetable store 2 blocks down Andromeda, which we bought our breakfast food for the week, as well as some great restaurants. Dive shop just blocks away. Outdoor Living

I spent 4 nights as a solo traveller at this property, 2B ground level, and was very impressed. The living space is much larger than listed as the kitchenette is outside in the garden area and there is a stunning outdoor shower. The photos do not quite capture this aspect of the unit which is a shame as it added to my experience greatly. I spent a fair amount of time in the garden space which was beautiful and well maintained. Very relaxing. The location is great with many bars, restaurants, and cafes, some featuring live entertainment, all within a 2 minute walk. I went to Tulum for cenote diving and there was a well equipped SCUBA shop, Dive Tulum, right around the corner. No problem making the 8:30 AM departure time. Enthusiastically recommended. Thank you William.

Perfect!

Great location, comfortable and clean, easily accessible to downtown, beaches, ruins, cenotes. While we thoroughly enjoyed our stay, it was "perfect" because of our host William. I hope the owners know what a gem they have with him. In addition to communicating with us prior to our arrival, William made some great suggestions for places to have a meal, coffee, mojitos, gelato, etc. Maybe best of all was when we found ourselves at the ruins with a flat tire on our bike. We texted William asking for help. Returned to our bikes a couple hours later to find that William had already come and exchanged bikes for us! Easy bike ride back. We were delighted with our stay and highly recommend Ku Tulum! Thanks, William, for making our stay perfect!

Loved it!

Great location, in walking and biking distance to all the fun of Tulum

This was my second stay at KuTulum and it was a perfect fit again. Everyone made our visit run smoothly with help on transportation from the airport to Tulum and back. The walk ability is wonderful. The lodging is clean and comfortable. We loved the outdoor second shower as a choice!

Amazing property, location, and owners!!

We had a wonderful vacation staying here. Tulum is an amazing place and the location of this apartment in the center of town makes it super accessible and easy to enjoy without needing a car. The property manager William is so sweet and accommodating to any request you might have, making sure you're always comfortable. I highly recommend Ku Tulum for a relaxing, stress-free stay in Tulum!

A beautiful location

We loved staying at Ku Tulum. The manager, William, was so great. He was always just a text away if you needed anything. He even brought us a cooler to take to the beach! Perfect location. We loved the outdoor kitchen.We used it alot. The only thing is that it can be a bit loud at night from the music at Bate bar. I suggest asking for the apartment on the side away from the bar.Other than that, it's an awesome place to spend your time in Tulum!

Birdwatcher's paradise

Lovely property with lots of birds in the morning during your outdoor breakfast. Near to restaurants and transportation, a bit far from the beach. William will look after all your needs. Can be a bit loud in the night due to all the bars around.Outdoor kitchen! But a bit basic.

A Gem!

We stayed here for 5 nights in February 2017, and it was exactly what we were looking for. It is clean, modern, safe, and centrally located in Tulum near the most popular restaurants and bars. William, the property host is warm, gracious, accommodating, and speaks good English. It is a couple of miles from the beaches, but there is a flat and easy bike path the entire way. We definitely will book here again! Highly recommended!

perfect location for our visit to Tulum!

We were so pleased with this place! William met us upon our arrival, and made sure we had everything we needed. He even lent us a mask and snorkel to round out our gear for a Cenote Snorkel. The room was light, clean, and the outdoor kitchen and patio were wonderful! We were just very close to some great entertainment and drinks at the Mojito bar. I would definately return for another stay here if I were that lucky!

Great location in Tulum

Great spot in the downtown area. Everything was so easy to get to and the restaurants around the corner had some of the best food I've ever had. William was available any time we needed him. I loved that the kitchen was outside. It was great to sit on the balcony, enjoy a drink and listen to the music from the street. I would come back again, I would certainly recommend for a slightly adventurous couple and I would love to bring my family back! Thank you so much for everything!

Beautiful Property in Great Location

We booked 2 locations for our stay in Tulum. First half was at this property and second half was hotel on the beach. I would recommend doing the same for the two different experiences. However, if you choose to only stay at one place during your Tulum vacation, they offer bicycles for a beautiful 20 minute bike ride to the beach on a very safe bike path. Our time at Ku Tulum was amazing! It's right in the middle of town, close to everything, walking to amazing restaurants and stores. You have your own outdoor kitchen if you want to shop/cook. The location is super safe and has safe parking options for your rental car. If you can only stay at one location during your time in Tulum I would make it here... staying in town gives you a better feeling of what Tulum and the local culture is really about. We stumbled in to beautiful restaurants, got to hear local bands play, ate at upscale restaurants AND had access to delicious street food. I would highly recommend this location!!!
