⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.

⚠️ If there is any loud excessive music that causes a noise complaint you will be fined $250.

⚠️ Fireworks are NEVER permitted by the HOA. A $1000 fine will be charged if fireworks are set off at the home.

⚠️ No parties. We have strict rules against house parties in our home.

⚠️ No extra guests without prior approval.

⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.

⚠️ No trash should ever be left outside at the property including on the balcony. HOA issues a $310 penalty if any garbage is left outside. All guests are required to dispose of their trash at the community dumpster.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk. Salt/Shovels are provided at the home for winter use.

⚠️ We do our best to ensure propane for fire pits, but cannot guarantee it. If empty, please refill a tank and provide a receipt for reimbursement (do not buy a brand new tank).

⚠️ Rural setting: you might occasionally notice small insects. Year-round pest control measures are in place.

⚠️Friendly Note: 🐻 Black bears may be spotted in the area. Keep food and trash secured.

⚠️Winter Driving Note❄️: 4WD/AWD strongly recommended in winter. Guests are responsible for towing costs if stuck.

⚠️ Lost & Found Shipping Policy: $50 handling fee for returning left-behind items, separate from shipping costs 🚚.

⚠️ Plowing and snow removal occurs when there is >6 inches of snow. Shovels and salt provided.

‼️ Important Notes



📌 Submitting a valid ID and signing our rental agreement after confirmation is required, or your reservation will be cancelled.

📌 A refundable security deposit is required for 1-night reservations and bookings outside Airbnb. Airbnb offers optional damage insurance add-on.

📌 For Airbnb 1-night stays, an additional damage waiver of $100–$200 is required via Resolution Center.

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.



⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, Towamensing Trails HOA uses eight (8) blue amenity badges with lanyards instead of wristbands.

📌 DO NOT TAKE THE BADGES HOME or DISCARD them. Return all badges to their designated location at checkout.

🚨 $150 replacement fee if badges are lost or stolen.



⚠️ Rental packet and car pass registration fees collected separately:

🔴 $7 per vehicle car pass (e.g., 4 vehicles = $28 total HOA fee). Set by Towamensing Trails, not host.

✅ Maximum 6 cars (township limit). All vehicle info must be provided. Message us 5 days prior for changes.

✅ Vehicle access to community trash collection center. $5 per bag disposal fee for left-behind trash. Plan ahead if compactor is closed.

✅ Badges grant access to: 1. 190-acre Lake, 2. Beach, 3. Outdoor Pool (Seasonal), 4. Basketball & Volleyball Courts, 5. Tennis & Pickleball Courts, 6. Playground, 7. Clubhouse/Restaurant.

🔴 Community kayak/boat rentals are guest's responsibility.

🔴 Lake may close without notice if water testing fails.

✨ You can now purchase additional day passes up to occupancy limit (14 guests total, e.g., buy 6 extra).

🎟️ How to Get Extra Wristbands: Visit Boat Rental Office (near lake/clubhouse), bring rental packet & photo ID. Cost: $10 per person, per day in cash. Children under 5 free.

📌 NOT PROVIDED: Toothpaste, aluminum foil, plastic wrap, plastic bags, coffee grounds, coffee filters, cooking oil, Tupperware/storage containers, sugar, ice, charcoal, firewood, disinfecting wipes, baby supplies.
