Getting Around:
● Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
● We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads can be slick and poorly maintained.
Other Things to Note:
● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.
● This property can host a maximum of 8 guests, including children and infants, per the local governing regulations.
Pet Fee:
● $50 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.
Guests are REQUIRED to register online with Emerald Lakes. Wander Home will process the registration for all renters.
● $200 registration fee per group (mandatory) for late registrations or last-minute bookings made less than 48 hours prior to check-in
Optional community amenities passes are available for purchase at the community office for an additional charge. Children 2 years old and under are free. Fees are as follows:
● 1-day pass - $20 per person
● 3-day pass - $30 per person
● 7-day pass - $50 per person

Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Please note, the fees listed above are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Emerald Lakes.
● Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID after booking confirmation.
● Eligible refunds are subject to a 6% processing fee.
● A damage waiver fee ($40) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
● The game room is a converted garage and is not conditioned. A space heater is available in winter, and a fan is available in summer to make the space a little more comfortable.
● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: ShopRite, Weis Market, ALDI.
● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank
● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.
● A fishing license is required by PA for anyone 16 and older. The community also requires a Emerald Lake Fishing License, which can be acquired at the office. Any fish caught must be released back into the lake.
