Welcome to It’s About Time — a playful nod to both our Jedo’s (Grandfather’s) favorite saying and our unique spot right on the Eastern/Central time zone line. This brand-new custom beach home offers beautiful Gulf views and an easy 400-foot stroll to the sugary white sand beaches. Whether you’re switching time zones or simply slowing down, this one-of-a-kind retreat invites you to relax and unwind on your own schedule.

HOUSE DETAILS:

Space for boat parking up to 22 ft. 3 miles to Mexico Beach boat ramp.

Hypoallergenic home. No pets. No carpet. LVP floors throughout.

Real pictures included, not AI generated/enhanced.

Living Room: Ample seating with a 65" Smart TV (Roku).

Dining Room: Table seats 6-8. +3 stools at breakfast counter.

Kitchen: Well stocked with everything you need to cook. Keurig Coffee Machine, drip coffee machine, blender, toaster, hand mixer and crock pot.

Bedroom 1: King Bed with ensuite bathroom.

Bedroom 2: Queen Bed

Bedroom 3: Bunk beds, 4 twin mattresses total. Max weight capacity for each bed is 150 lbs.

Sleeps 8 - 4 adult (maximum) and 4 children.

Recessed lighting with dimmer controls in every room.

Laundry room stocked with essentials and a clothing steamer.

Front porch and large attached deck - perfect for relaxing, sunbathing, and evening beverages watching the sunset over the Gulf.

Some beach amenities included - beach towels, beach cart, beach chairs, beach umbrella, beach toys.

Brand new Weber natural gas grill.

4-seat golf cart is available to rent for an additional fee. Perfect for sunset rides and cruising around Beacon Hill, Mexico Beach and St. Joe Beach. Note – the golf cart does not have a license plate, so can only be driven on back roads. Details will be provided upon delivery.

LOCAL ATTRACTIONS:

• Home is in the Beacon Hill neighborhood, Gulf County, FL. Adjacent to St. Joe Beach and Mexico Beach.
• Golf cart friendly.
• Honor Walk at Gulf County Veterans Memorial Park at Beacon Hill - peaceful, powerful tribute honoring U.S. Veterans. Stunning place for sunset photos.
• Pickleball Courts at Veterans Memorial Park, Mexico Beach and in Port St. Joe.
• Walk, bike or golf cart to Mexico Beach (just across the street).
• 1 mile from Toucan's (estimated reopening in summer 2026!).
• Drive to Port St. Joe (9 miles east) or Panama City (26 miles west).
• Explore the charm of Apalachicola (33 miles east).
• Visit Wewahitchka (20 miles north). Kayak/boat the Dead Lakes and pick up some famous Tupelo Honey.
• In each town, browse quaint local shops, pick up one-of-a-kind gifts or artwork, and enjoy the freshest seafood around.


PARKING:

All gravel driveway. House shares the driveway with a Pole Barn. Pole barn and area in front of pole barn is not for use by guests. Guests may not block the pole barn portion of the driveway.

2 vehicles max - parking is permitted only in front of house in the designated driveway. Boat parking up to 22 ft. Must be approved by owners.

ADDITIONAL INFO:

You must be 35 years of age or older to book this home, must be present for the entire stay.

Sensitive sewage pump system - do not flush any items other than toilet paper and natural waste.

No fish cleaning on the property. There is a new fish cleaning station at the Mexico Beach boat ramp, with a walk-in cooler to discard fish carcasses.

THIS PROPERTY IS A NON-SMOKING PROPERTY (no smoking anywhere on premises - inside or outside). This includes smoking of any kind (including vaping, e-cigs, hookah, drugs whether legal or illegal, etc.).

The home has 2 security cameras - one near each exterior door. All devices are for security and have video/audio recording capabilities. They are used for check in/out and security purposes. Evidence of tampering with any camera will result in immediate trip cancellation and no refund.

We encourage all guests to purchase travel insurance (cancel for any reason) through the platform or privately. Life happens and travel insurance will help protect your trip in the event you cannot make it.

! Weather Related Refunds! - We follow all local guidelines when it comes to tropical storms, hurricanes, etc. We will follow our cancellation policy unless there is an active evacuation order in place and decisions will be made on a case-by-case basis. If local authorities call for visitors to evacuate the area, you must comply.

GUEST ACCESS - Your individualized code will be sent to you before check in.

BOOKING NOTES:

The following items must be completed within 48 hours:

• Must sign rental agreement.

• Must be 35 years old to book this home. You will be required to a submit copy of government issued photo I.D. The Photo I.D. must match the name on the reservation and card submitted for the security hold. The person booking must be present for the entire stay.

• Provide a list of all guests/ages.

• Submit a $500 security deposit. This deposit will be scheduled after booking but will not be placed until 3 days prior to arrival and released within 14 days after departure, if no damages are reported. You will not receive your access code until the deposit is scheduled/confirmed and a signed rental agreement is received.

• No 3rd party bookings. Any evidence of a 3rd party booking will result in immediate cancellation without any refund and forfeiture of security deposit.

Can’t say enough good things about this gem! Perfect everything! Comfortable, clean, spacious for our family of 5 with teens. Steps to the beach! Supplies, towels, everything you need and more! Easy check in and out, parking right in front of house which helps. Outdoor shower to get sand off. Hosts went above and beyond to help us feel welcome and comfortable. They responded quickly with any questions and made our stay relaxing. We will be back!

From the first step in booking, owners Jessica and Dan were always quick to respond. This place is like your closest friend saying come on down, we have it ready for you. Seriously, the best prepared vacation home ever. So well appointed, they thought of things well before our needs and that makes a vacation a place to come and relax as to not stress of what we potentially forgot. It’s incredibly clean and decorated tastefully. We used the drip coffee maker, but it also has a Keurig if preferred. Plenty of games and puzzles if an alternative to the beach and sun is needed. Two places to enjoy sitting outside- front porch with ceiling fans and side deck with shade, both of which you can see the ocean from. We enjoyed our mornings listening to all the birds. The walk to the beach/public access is a just short stroll, allowing us to head back to the house if needed. Outdoor shower and hose is very convenient after beach time. Thank you Jessica and Dan, we appreciate all you did to make our stay a pleasant one, we love Mexico Beach and can’t wait to return.

This is the BEST vacation home we have ever stayed at and we have come to this area for 20 years! If there was anything we needed, they had it! We will definitely be back!

It's About Time was perfect for our family! The house was so easy for my 86 year old mother to move around in and the mobi mat at the beach was wonderful to aid her in getting down to the beach! Such sweet extras for the youngest in the group (21 months ) and awesome games and snacks for the older children. This property was immaculate and has everything you need and more. It is a quick walk over to the beach which made things easy with a little one. The outside shower was great to aid in keeping the sand out of the house!! The side yard was plus for the children to play in . The hosts were absolutely the best!! So thoughtful and very accommodating during our stay! We will definitely stay here again and highly recommended this beautiful property!! The Raulerson Family

My family had the best experience with this rental and the owners. We were so comfortable that we didn’t wanna leave.Check-in was super easy, the house was immaculate ,and they have everything you need literally for the week ,more than getting you by for only a day or so as far as home items and a few extras of stuff I usually pack( paper plates,tide pods,hand soap,tp etc) The owner had a welcome gift personalized with what we like and a very sweet card.They had everything you may need to know about the home and the area in a convenient book as well.You can see the water and it’s a very short walk to the beach! There was plenty of space for a small family and easy parking .Just overall such a wonderful place to stay.We will definitely be back and recommend highly to anyone wanting to visit the area.

We absolutely loved this place. Truly had everything you can think of and more. If you have kids, this is the place! The house was fully stocked with everything you could need (tide pods, trash bags, sandwich bags, extra toilet paper, beach chairs, wagon, etc). This house exceeded our expectations and made our vacation so relaxing and fun.

We got stationed at Tyndall AFB in 2010 and bought a home in Beacon Hill. It didn't take long to fall in love with the quiet, laid back atmosphere of our little beach town.
