The bright fully furnished bedroom with a private bathroom is a co-living in a newly built 4B/4B house near UCLA, SMC and located between beaches and Hollywood. Public transportation is easily accessible. The private bedroom with lock has double pane windows, wood flooring, air conditioning, a study table and chairs, ceiling light and a mini refrigerator. Kitchen and laundry are shared with other housemates. 100% non-smoking place (inside and outside). Drugs, pets, and events are not allowed.
We’re happy to welcome respectful, considerate guests and hope you’ll feel comfortable and at home during your stay. Our home is designed to be quiet, clean, and private, making it ideal for students, professionals, and travelers seeking a peaceful place to rest. Home Layout • Private bedroom with private bathroom in a 4-bedroom / 4-bathroom house • No living room • Bedroom doors are lockable for privacy • Private entrance and private backyard, separated from the landlord • Kitchen and in-house laundry are shared with other housemates • Kitchen is for simple cooking only
Housekeeping & Supplies • No daily housekeeping • Supplies are provided (toilet paper, shampoo, conditioner, body wash, soap)
Amenities Included • Full-size bed with fresh linens • Desk and chair • Mini refrigerator & microwave • High-speed Wi-Fi • Closet space • Hair dryer and fresh towels
Parking & Transportation • Free street parking available with no restrictions • Walking distance to major bus lines • Close to grocery stores, restaurants, and daily essentials
Check-Out Expectations • Please inform us of your check-out time in advance • Leave the room tidy, wash dishes, and dispose of trash • Trash bins are located at the front house • Extra cleaning fees may apply for excessive mess, stains, or sand
Liability Notice • Guests stay at their own risk • The owner is not responsible for accidents, injuries, illness, or loss of personal belongings • Guests assume responsibility for legal compliance and personal safety during their stay
Check-In & Check-Out • Check-in: 3:00 PM – 10:00 PM • Check-out: 11:00 AM • Early check-in or late check-out is not guaranteed due to cleaning schedules • Photo ID must match the reservation name at check-in
Quiet & Respect • Quiet hours: 11:00 PM – 6:00 AM • Minimal use of kitchen and shower/tub during quiet hours • No excessive noise at any time
Safety & Restrictions • No smoking anywhere on the property (including vaping & e-cigarettes) • No pets, including service animals • No drugs, parties, or events • Only registered guests are allowed on the property
Cleanliness & Care • Please remove outside shoes before entering the house • No eating in bed or staining linens • Do not use towels for makeup removal • Do not flush wipes, paper towels, or non-toilet paper items • Do not dump food leftovers into bedroom basin and sinks • Avoid bringing sand into sinks or showers • Seal food and clean crumbs to prevent ants • Do not move furniture • Turn off A/C when leaving the house
Security • Lock doors and windows when staying outside overnight • In emergencies, the landlord or representatives may enter without prior notice
Please notify the host of your expected check-in and check-out times at least one hour in advance. Upon arrival, we will meet you at the front of the house to verify your photo ID. We’ll then guide you to the backyard entrance, show you how to use the passcode for the front door, and provide you with the bedroom key.
At check-out, please leave the bedroom key inside the room and ensure the bedroom door is left unlocked. If the key is lost, please contact us promptly. A $50 replacement fee applies for lost keys.
