The property offers a unique experience where guests are immersed in the beauty of awe-inspiring redwood forests and the scenic Eel River. The estate features a large, luxurious main residence complete with a swimming pool, therapeutic spa, basketball court, and expansive covered decks and patios overlooking the water. An architecturally stunning poolside cabana comes equipped with a grilling kitchen, bar, ice machine, and lounge area. Additionally, the entire estate offers easy river access to deep swimming holes, sandy beaches, a long stretch of walkable river bar, and productive steelhead fishing grounds.

The home features four luxurious suites, each equipped with California king-sized premium hybrid memory foam mattresses on adjustable bases, complete with Tempur-Pedic pillows and premium bedding. Every suite includes a flat-screen TV and window coverings for total comfort. Three of the suites feature private ensuite bathrooms, while the fourth includes a connecting bathroom with a separate entrance.

Located near the legendary Avenue of the Giants and the rugged Lost Coast, the estate serves as both a private sanctuary and a gateway to California’s most iconic natural wonders. Whether you are seeking a quiet retreat among the ancient trees or an active getaway on the water, our Estate provides an unmatched setting for your next North Coast adventure.

Ground Floor:
On the ground floor, you will find two of the suites, each featuring smart TVs, closets with custom shelving for your luggage, and doors connecting to the ground-level patio—one overlooking the forest and river, and the other overlooking the pool. This level also includes a large central bathroom, and a spacious laundry room for guest use. A comfortable sitting room sits adjacent to the pool area, featuring swivel barrel chair seating and a wall-mounted smart TV for streaming. This serves as a wonderful space to gather and converse. At the heart of the home is a spacious, well-equipped gourmet kitchen. It features a professional 48-inch dual-oven gas range, all standard appliances, and a filtered water and ice dispenser. With a large dining table for eight and all the essentials for fine cooking, this space is perfectly designed for preparing gourmet meals at home.

Upper Level:
The upper level houses the two remaining master suites. The first features a large walk-in shower, a closet with custom shelving for luggage, and an ensuite wet bar with a beverage cooler. The second master suite boasts a jetted soaking tub, a separate shower, and an expansive walk-in closet. Both suites are equipped with 75-inch wall-mounted smart TVs and feature floor-to-ceiling windows with sliding glass doors that open to a grand covered deck overlooking the river and the John B. Dewitt Redwoods State Reserve. Lastly, a sprawling living room where floor-to-ceiling windows and massive French-door sliders offer stunning views of the river, redwood reserve, pool, and basketball court. Step out onto the covered deck to enjoy the fresh air and ample seating. Inside, you’ll find a large, comfortable sectional perfect for movie nights on the 80-inch smart TV. For larger groups, we’ve included folding foam mattresses and bedding to provide flexible sleeping arrangements for children or extra guests. Rounding out the upper floor is a dedicated bar area equipped with a sink, beverage cooler, glassware, and an ice machine.

** Please note that the swimming pool is available seasonally from May 1st through October 15th However, both the poolside cabana and the therapeutic hot tub remain open and fully functional year-round for your enjoyment **

GUEST ACCESS:
Guests will have access to the entire estate, which features an automatic gated entrance and is fully enclosed by fencing for maximum privacy and security. There is an ADU (Accessory Dwelling Unit) on the grounds that is not rented separately; it will remain vacant during your stay to ensure your absolute privacy.

OCCUPANCY, EVENT, & PROPERTY POLICIES:

• Occupancy: Max 9 overnight guests.

• Events: Permitted up to 18 guests total.

• Event Fees: Required for any group over 9. Please message us before booking for approval and pricing.

• Minimum Stay & Event Policy: While we typically have a 3-night minimum, we do allow single-day events with special pricing that includes a 1-night stay. Please message us to discuss single-day event details and pricing.

• Smoking/Vaping: Outdoors only. No smoking inside the residence.

MANDATORY EXTERNAL RENTAL AGREEMENT & LIABILITY WAIVER:

To complete your booking process, the primary guest is required to sign an external Rental Agreement and Liability Waiver at least 48 hours prior to check-in.

Because this premium property includes high-risk amenities—including riverfront access, a swimming pool, a hot tub, and a basketball court—our commercial insurance provider requires this separate digital signature.

Important Policies to Note Before Booking:

• Digital Signature Required: The agreement will be sent digitally via DocuSign to the email address associated with your account.

• Access Restricting: Check-in instructions and property entry codes will be withheld until the document is signed by the primary guest.

• Cancellation Risk: Failure to sign the agreement at least 48 hours prior to check-in may result in the cancellation of your reservation without a refund.

• Supervision: Guests assume all risk for the use of the pool, hot tub, and river. Continuous adult supervision of children is strictly required at all times around these amenities.

• Damage Liability: Guests agree to be held fully liable for any extensive property or structural damage caused during their stay.
