The upstairs bedroom opens to a private balcony over the river; downstairs is a sun-filled stone-tile lounge with walls of windows, paver patio, and direct dock access. Private dock and boat lift available as an add-on — bring your boat. Ten minutes to USNA and downtown Annapolis dining. Sleeps 2.



The Space:

This is a private two-level apartment on the South River — not a shared room or a unit in a complex. Layout is split across two floors:



Upstairs (living): Bedroom with queen bed, full bathroom, kitchenette with full-size refrigerator and microwave, bamboo flooring, and a private balcony directly over the water.



Main floor (lounge/workspace): Open stone-tile room with built-in cabinetry, walls of windows facing the river, second kitchenette, and a half bath. Doors open to a paver patio and the dock. The room is set up as a polished workspace — perfect if you're working remotely while you're here, or just want extra space to spread out.



Sleeps 2 comfortably. No additional sleeping arrangements on the main floor.



Guest Access:

Private entrance and off-street parking for one vehicle. Guests have full access to both floors, the patio, the office area, and the small dock. Please note the lawn area is shared with the main house. The main dock and Sunset Shack (gazebo) are not included with the ADU rental.



The Neighborhood:

Edgewater sits on the south side of the South River, directly across from Annapolis. You'll find:



10 minutes to historic downtown Annapolis, the Naval Academy, and the City Dock (Iron Rooster, Boatyard Bar & Grill, Chick & Ruth's)

5 minutes to Quiet Waters Park (340 acres, walking trails, dog beach)

On-water access for kayaking, paddleboarding, sunset cruises, and fishing the South River and Chesapeake

15 minutes to Mayo Beach Park

Quiet residential waterfront — peaceful at night, easy to find parking



Other Things to Note:

Minimum stay: 121 days



No full kitchen. Two kitchenettes (fridge + microwave on each level). Great for coffee, breakfast, leftovers, light meals — not for cooking elaborate dinners. Plenty of dining within a 10-minute drive.



Wall AC + wall heat rather than central HVAC. Effective, just FYI for guests sensitive to airflow.
