Experience the Old Florida Charm of New Smyrna Beach. Located on the beautiful Intracoastal Waterway, this completely renovated Circa 1883 B&B two (2) story carriage house is within walking distance to the quaint shops, galleries & cafes of New Smyrna's historic downtown.
Known for its' thriving arts community, festivals, and events, New Smyrna offers exciting experiences as well as the tranquil feeling of a welcoming hometown. Art galleries, antique shops, museums, parks, marinas, and scenic Riverside Drive add to its' character. This lovely and unique vacation home is conveniently located just two miles from the stunning wide golden beaches, tennis, golf, and the nightlife of lively Flagler Avenue. New Smyrna Beach's Dunes walkway, a dog beach, and local bike trails(2 beach bikes FREE) are particular favorites. A short drive to Orlando with its' many attractions including Disney and Universal. Also nearby are historic St. Augustine, Mt. Dora (antiques), Daytona (famous beaches, boardwalk & speedway), and the space coast. Private Dock with 2 additional floating docks with sand beach.....perfect for kayaks*(2 provided free) & paddleboarding.

Our little paradise

We so very much enjoyed our stay with Herb and Susie. From the back yard conversations, to the gardens, access to many New Smyrna options and more. It was comfortable for us, like home. Thank you for your graciousness.

Wonderful stay!

The property was perfect. The house is adorable and equipped with all you need. Extremely clean and hosts went above and beyond to be accommodating. The gardens and pool area are amazing even though the flowers were not in bloom during our visit. We look forward to another stay in the future.

Great Place to Vacation

This property was great. The host are very kind and friendly. The location was quite and close to everything. It exceeded our expectations and more. The house was amazing inside and out. The place is everything you could ask for. It’s peaceful and relaxing. Walking distance to canal street. The cottage is well setup.. everything you could need. Grounds are amazing and the pool is perfect. Hope to get back there again soon

My wife and I thoroughly enjoyed our stay at 9 Oaks recently. Our VRBO hosts, Herb and Susie, did a great job making us feel at home including a wonderful gift basket including toys for our puppies as well as a bottle of fine wine. The carriage house is well appointed, the gardens are spectacular, and they offer unlimited access to kayaks, bikes and their pool. Wonderful experience!

Tropical Paradise

This was a wonderful experience! We typically stay on the beach but this year spent a second week at this charming place in town. Susie and Herb were so welcoming and just the right mix of being attentive without being intrusive. Very close walk to downtown and the marina, and the property was so lovely. And the private pool! This is a fantastic spot for two people and I would love to do this again.

Beautiful place to relax and enjoy the property

To start the owners were amazing ! Beautiful place to stay with everything we needed . Beautiful private pool and the gardens were spectacular. We fished almost every evening off the dock. I would definitely stay here again ! And did I mention the owners are amazing and so kind . When we left she sent us off with hot out of the oven muffins and butter . Amazing overall !! Thank you !

Enchanted Cottage

As beautiful and peaceful as the cottage is, the imprint on our memories are the hosts, Herb and Susie. They will have a place in our hearts forever. The most special people we have ever known. Now, to the cottage; enchanting. peaceful, spiritual, a work of art and a garden of love. Did I mention the house is convenient to EVERYTHING? Our stay was amazing!

Garden of Eden meets New Smyrna Beach

We loved our short time here and only disappointment was that we had to leave. Our hosts Herb & Susan were simply wonderful. I would wake up most mornings and enjoy coffee on the deck overlooking the simply magnificently tranquil setting then maybe a little fishing after. The house is Artsy, Whimsical and a little nostalgic. Just a great deal of fun and was a real vacation from the ordinary. The town is well within walking distance and night or day we always felt very comfortable wherever we went.

A Hystorical Master-Peace

Susie & Herb, our warm, caring, attentive (but not overly) hosts of the Carriage House were more than helpful. The space itself was spotless, cozy & so well equipped , there was little else we needed. Very peaceful indeed.....plus the central location of the Carriage House lent itself to daily outings, walking or driving, very good near-by restaurants, shops, museums, the beach, & so much more. Our 2 poodles were overjoyed with Susie & Herb's hospitality as well. What a beautiful experience!!!!! Thank you.

Absolutely beautiful!

My husband and I stayed in this adorable home with an absolutely beautiful garden of true heaven. We truly love Susie and Herb! We will be returning for another relaxing visit. Susie and Herb are such wonderful host.They had gifts for us and our pups upon our arrival and made us a lovely jambalaya lunch one day. I loved the pool too, even though I couldn't swim in it as much as I would've liked to. The property is so heavenly. They were very informative about places to see and visit which is always a great thing when it's your first time visiting the area. I highly recommend them and their beautiful private home. Can't wait for our next visit!

The Perfect Overdue Honeymoon

From the moment we arrived until the moment we pulled out of the driveway, my husband and I were in heaven! Susie and Herb were the most amazing host and hostess to a week we have only ever dreamed about! They put the sweetest and most special care into our stay from day one! We had everything we needed and more including making new friends! It is not often you meet such kind wonderful people, and dream of going back the moment you leave! We will see you again! Herb and Susie may just be the lovliest people we have ever had the pleasure of meeting. From the moment we clicked "book" , Susie was the most hospitable host. She called the next day to let us know the check in process as well as all of the happenings in the area that week. The location is perfect and lands you right in the middle of canal street and flagler ave. The home is walking distance to everywhere. The carriage house is one of a kind, it is very clean, and the grounds are just beautiful! We very much enjoyed the private dock and fishing, but were also able to ride the bikes around town. Would 100% recommend staying here and we are hoping to visit again in the near future!

A week was not enough!

My husband and I spent a week in the Carriage House behind the historic home of the owners. Our stay was everything we had hoped for and more. We felt as though we were pampered guests, rather than paying customers.. The owners are wonderful hosts and the area they have created has a beautiful, energizing atmosphere. We were constantly discovering new and interesting artworks, antique furnishings and luxurious plantings; all put together with impeccable taste. In addition to the charming and comfortable accommodations, we found the location to be very convenient to the Historic Area of the town of New Smyrna Beach, as well as the actual beach area. We definitely plan to return, but next time it will be for a longer stay!! Tom & Judy

A wonderful and magical Christmas Carriage Home with superb hospitality

My wife, Joan, and I (along with our Yorkie, Bailey!) spent two weeks from Dec 16 to Jan 1 at Susie and Herb’s Riverside Carriage Home. What a wonderful time we had. From the moment we arrived, Susie and Herb’s hospitality and attention to detail was second to none. The home was decorated for Christmas including stockings for us! The Main House was also completely decorated with a warm and inviting sense of the Holiday season. Over our 2 week stay, Susie and Herb were the utmost hosts providing us everything we needed including recommendations for dining, sightseeing and local activities. We felt totally “at home”. We started as guests, but now we are friends — the best Christmas gift we could have received. We would definitely come back and we highly recommend this property with Susie and Herb as the hosts! Everything You Could Possibly Want

Words cannot describe our week as guests at this beautiful carriage house. Herb and Susie welcomed us as family (including our labradoodle). Beautiful landscaping, beautiful pool, dock for fishing, kayaking, bikes which we used to peddle along the Indian River. The carriage house had so much character, and everything we could possibly need. The 2nd story deck was ideal for lunch and coffee in the morning and felt as if we lived in the trees. We had a full kitchen fully equipped. We received a gift basket and champagne, snacks, and even a toy for Chester. The generosity of Herb and Susie went beyond anything we could ever imagine. My husband has said it is the best place he has ever stayed and I am in full agreement. I cannot wait to make my way back to their wonderful paradise.

Perfect Peaceful Vacation

Susie and Herb are consummate hosts. We have traveled to many places around the world and stayed at many VRBOs and by far this was the best. Susie sent us information about what was happening in town before we got there so we could prepare for our vacation. When we arrived, they gave us a tour of the property showing us around and explaining where everything was located. The Carriage House is decorated so amazing! You could spend quite a bit of time exploring the collections of paintings and books throughout. Other reviewers have said that “you will want for nothing” while staying here and I totally agree. The property is so beautiful, and you can tell they have put a lot of hard work and love into it. The sound of the many fountains throughout are so peaceful. The pool was amazing, I would have been in the pool the entire trip, but it was a little chilly, so I settled for reading by the pool daily. The dock on the river was also a place we liked to visit daily. This was exactly the vacation that we were looking for; a place to relax and gain some peace back in our lives. Indescribably beautiful!

Susie & Herb are top-notch hosts! They put their heart and soul into making sure guests feel pampered and cared for, and the Carriage House is a perfect getaway. The attention to detail is just astounding. If you have any questions or concerns at all, just reach out, they are easy to communicate with and will help you think through anything that comes up. We have two darling fur babies (black labs) and they were welcomed with open arms and included in the welcome basket! The house is in a great neighborhood (historic district) and we were within walking distance to local shops, restaurants, art galleries, a brewery, a museum, and a park (with a Farmers Market and live music). I was also able to get up super early the second night to see the SpaceX night launch! The rocket comes right past the private dock and it was an amazing treat to see it. I still can't get over the beautiful gardens. Important things to know: you are the only guests; the Carriage House (CH) is it's own separate building with 3 exits; you have private use of a very nice washer and dryer; private use of a full kitchen, including a grill on the back deck; private use (registered guests only) of a beautiful deep pool that is gated off; use of the dock for fishing and kayaking (provided) and launch views; use of two adult bicycles; CH is a 2-story building, so be aware if baby gates are needed; 3 televisions (living/dining room, bedroom, and what I called the sitting room - with the fold out couch bed) with access to cable, netflix, prime, and youtube; there are tons of delicious restaurants within a 10 minute drive, and Susie & Herb have great recommendations; this property is on the Intracoastal Waterway (gorgeous) and the beach is a 5-10 minute drive. We are already dreaming of our next trip!

Relax and recharge

The property was a dream. Hosts were very thoughtful in supplying everything you could possibly need. There was an unexpected delight in a personalized gift basket waiting on me. Although the property is within a neighborhood of historic homes it was as if you were in a secluded nest surrounded by art and nature. Setting is very private but easy walking distance to Canal Street and all is interesting shops and eateries. Short drive over the causeway bridge to Flagler Avenue and the beach. Planning my next stay.

Amazing vacation

From the second we arrived to the second we left Susie and Herb made us so welcome. Even the impact of hurricane Ian didn't dampen their enthusiasm or friendliness. They went above and beyond to ensure that we were safe and comfortable. We would not hesitate to return.

Herb and Susie have lovingly completed the restoration of this beautiful and unique circa 1883 property, consisting of four buildings. This historical estate is known as "Nine Oaks".The four buildings consist of the main house, cottage, gardener workshop, and the *Carriage House (*vacation home) located on the Intracoastal Waterway.
Now semi-retired, Herb and Susie love to add gardens, stone walls, and statuary. Veggies and Herbs too. Susie, commercial artist/Illustrator ....collector of art and all things odd, whimsical and lovely... loves to add unique items and original art to the homes and gardens. This lovely restored two-story home has 1000 sq. ft. with A.C./heat.Separate laundry room. The sun-deck has 300 sq. ft. with lots of seating and dining for 4, plus an outdoor grill all overlooking the pool and extensive gardens.
• Private *dock (*excludes boat dockage)(includes 2 kayaks) and enjoy the private pool.
• Parking adjacent to the entrance to the Carriage House
