A very comfortable, centrally located one-bedroom apartment (sleeps 1–3) off the Royal Mile, with pleasant outlook onto historic buildings and within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections. From the rooftop terrace, there are spectacular views of the city and surrounding area.

This property is a bright centrally located one-bedroom apartment on the first floor of an architecturally significant building (B-listed), off the historic Royal Mile in the centre of Edinburgh and within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections.

The apartment is light and airy and looks out to an historic church. The spacious living room has two sofas, one of which converts in to a double sofabed. There is also a dining table with seating for four. The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, fridge, freezer, hob, oven and microwave. The double bedroom is fully carpeted and attractively furnished. The shower-room is partly wood panelled and has a wash-hand basin and walk-in shower (no bathtub). Unique to this building is the shared roof terrace, which is accessed from the top of the entrance stairway and which has spectacular panoramic views over the city, sea and hills.

The apartment has gas central heating. The price of gas, electricity and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed.

This first-floor apartment is situated on Jeffrey Street, a few metres from the Old Town's main street, the Royal Mile, in the heart of Edinburgh's historic Old Town. The Scots Baronial building, built in 1891, has been deemed of sufficient architectural importance to merit a category B listing. Jeffrey Street and St Mary's Street straddle the Royal Mile, the backbone of medieval Edinburgh, which connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the Parliament at the other. Edinburgh's main visitor attractions are on your doorstep and the neighbourhood is full of attractive independent shops and restaurants, bars and cafés to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile, and you can easily walk to many of the Festival venues. You are also ideally placed to enjoy the Christmas and Hogmanay/New Year festivities.

The apartment looks out towards Arthur's Seat, the Firth of Forth, and Calton Hill and its monuments: Nelson's Monument (from which a time-ball is lowered every day at 1pm as a time signal to ships out on the Firth of Forth), the Observatory and the National Monument, an unfinished replica of the Parthenon. Initiated by Sir Henry Dundas, 18th century bankroller of Edinburgh's Georgian New Town, to embody the city's reputation as the Athens of the North, the National Monument stands as a reminder of the folly of its patron. Dundas ran out of money and abandoned his ambitious plan; the unfinished building is now irreverently known as Edinburgh's Disgrace. There is also an impressive view of St Andrew’s House, one of the finest Art Deco buildings in Scotland. Built in 1939 by Thomas Tait to house the Scottish Office (the Scottish administration of the central UK government), it is now the main office of the Scottish Executive, the Westminster representation to the devolved government of Scotland.

Jeffrey Street is named after Francis Jeffrey (Lord Jeffrey, 1773–1850), lawyer, critic and co-founder of the influential but now-defunct Edinburgh Review. Royal Mile is the combined name for the street formed by Castlehill, Lawnmarket, High Street and Canongate. The High Street part ends at the junction of St Mary's Street and Jeffrey Street, where the city's eastern gate, Netherbow Port, once stood. The remaining part of the Royal Mile, the Canongate, was a separate burgh for over 700 years, taking its name from the canons (priests) of Holyrood Abbey. As it was near the Palace of Holyroodhouse, the area developed as the court quarter and many fine residences for aristocratic families were built there. One of these, Queensberry House, now forms part of the Scottish Parliament building. Queensberry House was bought in 1686 by the father of the 2nd Duke of Queensberry, whose eldest son, the mad Lord James Douglas, escaped from confinement one night in 1701 and murdered a kitchen-boy – the very night that his father was signing the Act of Union that dissolved the Scots Parliament and put Scotland under English rule. Nice apartment but never stayed

Didn’t stay partner is disabled and couldn’t manage the stairs to the apartment so we never stayed and came straight back home the same day

We spent a week in Edinburgh during the Fringe and this flat fit our needs very well. It is well-lit and the kitchen, bathroom, living room and bedroom are all spacious and well laid-out. Although we didn’t use the kitchen very much, it seemed well-equipped. On the other hand, we did use the washing machine.The location was exceptional. Many of the Fringe venues were within a couple of blocks of our lodging and most of rest were only a short walk away. We frequented the cafe next door, which has excellent coffee and a good breakfast. We also used the left luggage service of a gift shop next door the other way. The Waverley Train Station is also nearby.And yet, despite the throngs of people on the Royal Mile and traffic at all hours on Jeffery Street, the first floor flat, which faces a side street, is remarkably quiet and private.

Why are the showers so small?

I am 5’10” and I swear I can get in, get wet and get out…god help if anything falls to the ground…but that’s just the way it is here…no one’s fault. Washing machine is perfect for a mid-stay refresh and the location is absolutely ideal.

Central but noisy

The flat is spacious and pretty clean. The carpets really need proper cleaning, as they were sticky with grime built over the years. Do wear shoes. The windows are ancient and provide no noise protection, and I would advise to bring ear plugs. The toilet seat is detached and kept moving around when you sit down. Would recommmend fixing that. The kitchen supplies should be washed personally, as other guests do not bother washing up properly. Also the bedtoom is next to the stairwell and you can hear anyone going in or out. The best feature is the central location and great cafes and restaurants near by. Minus: the host blankly refused storing our luggage before our departure at 14 even though I explained we would not be in the flat after the checkout.

Lovely spot for a solo traveler

I came up from London to spend my reading week in a spectacular city, and this was the perfect place to stay!! I really wanted to stay somewhere that matched the lovely historical feel of the city, and this flat was exactly that. It has retained all of the historical character without feeling run down or dated. The price absolutely can’t be beat for how spacious and well located this flat is! My only very small tweaks would be maybe rearranging the furniture slightly or adding some extension chords so that the outlets are a bit more accessible. (There’s an extension chord in the bedroom for this purpose which is great and I think the living room could benefit from this as well!) in order to charge my phone while in the living room, I had to unplug things, which isn’t ideal. Also, it would be lovely if there could be a small stash of toiletry items (feminine products, shampoo/soap, etc) somewhere, though I know that could be expensive to maintain. None of these things would deter me from staying here again, and I don’t think it should deter you either, just a couple things that could be improved for an even better experience!! One final thing that would make this flat absolutely magical would be to add a window seat to one of the windows!! The shape of them and the view makes them the perfect candidate for reading, and I actually did use them for this purpose, but I had to sit on the floor, so a window seat would be incredible!!

Great Location Great City

The flat is a quick walk from train station. It is even closer to Royal Mile. Shower is bit small but good water pressure. Stop in at Rock Salt for breakfast or lunch. Overall, I stay at this flat again. Until next time Edinburgh.

Absolutely Wonderful

My first vacation in close to 5 years was everything was absolutely wonderful, and a big reason for that was my amazing accommodations. Location can’t be beat, and Martin was so responsive the entire time. I’ve already recommended this to friends!

Awesome location!

We knew we had a good location picked out but it wasn't until we drove up that we saw how good the location was. The Royal Mile was right there at the corner. Holyrood was a short walk to the left. We got up on the roof deck and could see everything! The apartment was very nicely set out. The bedroom was surprisingly large and had plenty of storage space, surface area, and mirrors. And the bed was comfortable. The bathroom was small but effective -- there is lots of surface area to put stuff. The shower is tiny but great -- worked just right for us. The living room is comfortable and the dining room is plenty big. I was tickled to realize that there is a pass-through window for getting food onto the table from the kitchen. Unlike our other Homeaways, we didn't cook much at this one but there was plenty of everything, including tea and coffee making equipment (expresso and regular), so we were happy. RockSalt, right next door, has a great breakfast as does the #1High Street Pub across the street (though different). The amount of good food within walking distance was mind-blowing! Communications with Martin were good throughout the year that we were doing our planning.

Location is (almost) everything!

This flat surpassed my expectation in terms of its size and overall comfort. Furthermore, communication with Martin was great and helpful. The shower is in fact very small and in need of refurbishment, but the rest of this charming flat - especially the comfy bed - really makes up for it. Thank you, Martin!!

Cozy flat with all the things you might need for a nice and comfortable stay in the heart of Edinburgh. Really good views from the roof. Just a (wee) bad thing to mention; it has a tiny shower.
