Boutique Countryside Villa Rome

Lush green rolling hills surround this lovely villa with swimming pool and 1.5 hectares of garden filled with olive & fruit trees, fenced by the forest. From the terrace and the deck of the swimming pool you can enjoy a splendid view of the Prenestini Mountains and the “campagna” countryside of Gerano. A little further, you can spot the village of Pisoniano. Here in Gerano we have 5 to 10 degrees less than in Rome due to the microclimate of the mountains, which ensures us an evergreen surrounding and cooler evenings which is ideal in summer!

The villa is only 2 km from the village of Gerano, 7 km from the bigger San Vito Romano, 15 km from Tivoli and 20 min by car from the Roma – L’Aquila/Teramo highway. This highway takes you within 45 min to the centre of Rome and connects to the “Grande Annulare” the ring around Rome. Within 1 hour, you can also reach the huge parking garage under the Spanish Steps. Prices are very reasonable. A car is necessary in order to get to the Villa and to move around for sightseeing or daily groceries.

Surrounding the Villa you can find several good local restaurants, a gym with a tennis court, horseback riding schools and plenty of picturesque villages to visit. A beautiful hidden waterfall and a small lake can be found at a 30 min drive in Subiaco, which also offer possibilities to white water rafting and canyoning. Then Tivoli with Villa Adriana and Villa d’Este, both on the Unesco world heritage list, is at a 20 min drive from here

At 25 km away the A1 motorway offers easy day trips to several attractive sites and historical towns like Florence and Orvieto.

On the ground floor you can find:
⊕ An apartment of 200 m2 with a kitchen with dishwasher & microwave, a huge fireplace, a dining table for 8 people and direct access to the garden & porch. In the summer this area stays nice and cool.

⊕ A living room with 2 armchairs and 1 three-seater sofa and a low wooden table,

⊕ 2 bedrooms, one with a bed size 200×160 the other with a bed size 200×140,

⊕ 1 large bathroom with shower, bidet & bath.

On the second floor you can find:
⊕ The third bedroom, with a bed size 200×160, gives access to a large terrace of 55m2 overlooking the garden, swimming pool and view of the mountains. The third bedroom can be reached through a connecting inner staircase with the apartment below and enjoys complete privacy.

The swimming pool:
The pool (5x10m) has 2 levels of depth for perfect swimming.

Bookings: In summer June- Sept it is only possible to book the whole apartment from Saturday to Saturday - 3 double bedrooms / 6 people.

If you have a different request, like to add a bedroom or to book only for 2 people, please send me an email. In winter Nov - May I have more flexibility and it is also possible to just book one room.

Supermarkets:
Groceries can be done in a number of supermarkets within a 10 km distance.
Larger supermarkets can be found in Tivoli (Carrefour, Iperdiem) or the shopping mall of Roma Est (Panorama).

Animals:
Great part of charm if you choose to stay with us are the animals. You can read more about them under “About us”.
We have three dogs to guard the property who also love to cuddle and two smaller /older dogs that only cuddle.
We also have two cats & one horse on the property. The animals walk in the garden (1.5 hect) and have no access to the guest section.

Other animals are not accepted.
