Branford-Pine Orchard Beach

If your desire is to vacation in a beautiful, relaxing and peaceful neighborhood then our home may be just what you are looking for! Our 2800 FT2 home is 2 homes from the PO Yacht/Country Club and Long Island Sound and has water views from several rooms. Pine Orchard is a small ocean side community w/ homes close to one another. It's important to us that our tenants respect our neighborhood and as such we do NOT allow parties to be held nor allow ANY occupancy above that stated in the reservation.
Property Details: Large yard enclosed by picket fence.
1st Floor: New kitchen w/ Stony Creek granite countertops, LR w/ new gas fireplace, TV/family room, 1/2 bath and large enclosed porch.
2nd Floor: 3 BDRM's and 3 baths (2 w/ tubs) and a walkout deck with water views. We encourage monthly or academic stays so please inquire on rates.
House Rules:
1. No parties of any kind
2. Single Family Residence only
3. 3 cars maximum
4. NO SMOKING allowed in the home or on the property.

The house is in a great , quaint New England town . The neighborhood is quiet and sleepy as we were there for Thanksgiving weekend . we would love to be here during the summer! - The house has all 4 bedrooms upstairs (for anyone wondering ) and plenty of space to relax . The beach access was great / even for a brisk afternoon walk . Ryan was very responsive / we hope to come back with our grandkids next summer !

Great Family Vacation

My Family had a wonderful time at this home. Plenty of room for all of us and a great kitchen to cook family meals and then sit and spend time with each other. The back porch is a fabulous place for morning coffee (rain or shine) and the house had all of the things we needed to make this a family occasion we will long remember. Beautiful location, wonderful stay

Exactly what we were looking forā€¦a quiet, welcoming neighborhood two houses away from the LI sound. We loved the large fenced-in yard with white picket fence. The house has gorgeous water views and plenty of space. Ryan was a super responsive and accomodating host. Hope to come back soon.

Great spot on the water!

My husband and I stayed in this house with my in-laws and 2 year old son. There was plenty of space for everyone and a large fenced in yard for our 3 dogs. The neighbors are very friendly. There is water access walking distance from the house.

Comfortable, spacious and lovely--perfect for families

Our family spent a wonderful month at Ryan and Marieā€™s comfortable and lovely home. It is even more spacious than it appears in the photos. We especially loved sitting in the screen porch, taking walks on the beach (30-seconds away) and barbecuing on the grill. The house was thoroughly cleaned (and disinfected) before our arrival and Ryan was always available to answer any questions by text. Also: There was an unusually strong storm that caused the power to go out while we were there and Ryan took great care of us: he had a generator set up right away, sent updates from the power company and dropped off extra flashlights. Thank you, Ryan and Marie ā€” we loved our time in Pine Orchard and we will be back!

Wonderful home with great hosts. Rooms and baths galore. Very clean and comfortably furnished. Equipped with everything you need. We stayed for over a month and had no issues, but Ryan and Marie checked regularly just to make sure we were happy. Beautiful neighborhood right on Sound and yet very convenient to downtown Branford, shopping, and I 95. Highest recommendations for long or short stay.

This Is a charming roomy home in a beautiful quiet seaside neighborhood.

We were 8 adults in town for a wedding in Guilford. The house was well equipped with linens and all things needed in the kitchen. The neighborhood is beautiful and the flowers in July were spectacular. We would love to get back and stay again at this charming house.

We loved staying in Pine Orchard in this lovely home. The owner left us waters and adult beverages in the porch refrigerator, plenty of towels and soaps, and a well-stocked kitchen. The bedroom and bath arrangement was perfect for our family of five.

Nice quiet area near the water

We stayed for 5 nights, and were very comfortable in this 4 bedroom home. It is a terrific, quiet location. The home is a short walk to the Pine Orchard Yacht Club, and near to the water, with a partial ocean view from some of the bedrooms. Nice large grass yard. Kitchen is excellent. Bathrooms perfectly adequate. Family spaces comfortable. Only minor glitch was that the wifi was out for the first few days. Also, the steps from the ground floor up to bedrooms on the second floor were a bit steep for my elderly mother-in-law. Overall, however, the house was perfect for our needs, and Ryan was very professional and attentive to our needs. I would suggest this property for a small extended family that wants to meet and have some quality time together. I did meet one neighbor who greeted me disdainfully as "Are you one of the VRBO people" which I thought was rather dehumanising!, but she made her point that it is a very quiet residential neighborhood. Not the place to have a big noisy frat party. Thanks again to Ryan. We hope to stay again. VTL, Honolulu

Lovely stay at a beautiful property

We very much enjoyed our time at this rental house. We stayed for 2 weeks at the end of July/early August. We've stayed in 5 other rental houses in Branford over the years, and this is definitely our favourite in terms of price, size, location, and amenities - so much so that we're already booking it for two weeks for next summer!
