This luxury detached pool home has been decorated to an exceptional standard throughout and offers 2 living spaces, a den/office, a stylish games room, 6 bedrooms all with Smart TVs, 5 bathrooms and a spacious pool deck with private pool and spa. The home also features a stylish games room complete with air hockey, pool table and full-size table tennis topper. Plus comfortable seating and color lighting.

The stunning open-plan living space features sofas, a large Smart TV with Cable TV and views out to the beautiful private pool deck with pool and spa and no rear neighbors.

The stylish kitchen is fully equipped for at-home dining including oven and hob, microwave, dishwasher, coffee maker, kettle, toaster, blender etc.

There is a breakfast bar with stools and a formal dining area to seat 8 with sliding doors out to the pool deck.

Also on the lower/ground floor you will find two beautifully decorated bedrooms – a queen room and a twin room both with Smart TVs and access to a family bathroom with shower. There is also a third living space - a den/ office area with desk and chair, armchairs and Smart TV.

This stunning home boasts 4 en suite bedrooms on the upper floor. The primary suite has a king bed, a Smart TV, armchairs, ceiling fan and a huge en suite bathroom with walk-in shower and twin sinks.

Bedroom 2 is a king suite with a king bed, a Smart TV, ceiling fan and an en suite bathroom with bath/shower.

Bedroom 5 has four built-in bunk beds (to accommodate 1 person per bed) with a Smart TV and an en suite bathroom.

Bedroom 6 has twin beds, a Smart TV and an en suite bathroom with bath/shower.

This property also has a pool fence for families with children, and the pool can be heated (paid optional extra to be booked in advance if required).

This property has air conditioning throughout, free Wifi, cable TV and free local calls. There is a laundry room with laundry chute, washer and dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for three cars (2 next to each other and the third across the skirt of the drive if it fits comfortably). One additional vehicle can park in the marked spaces on the community by permit.

*PLEASE NOTE - There is a one-off 'Resort Entrance Fee' of $35 (covers up to 12 guests) or $45 (13+ guests). This is paid at the resort when you check-in. This covers all the guests and vehicles for the full duration of your stay.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 14 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
8. A maximum of 4 drivers/vehicles can be associated with your reservation (must be registered with us before your day of arrival). 3 cars can park on the driveway – 2 next to each other and 1 across the skirt of the driveway if it fits comfortably (do not park on the grass) or in the white line marked spaces on the street with a parking permit on display or it could be towed and this is the guest's responsibility.

10. Resort amenities are owned and operated by the Resort and HOA and any closures or limits are beyond our control. At peak periods such as Christmas and Easter, there may be wait times for use of the amenities. The pool deck has a limit of 281 users at one time.
11. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
