Imaging splashing around in the sparkling blue, heated pool while gazing at Lake Osborne and watching tropical birds overhead. While in the pool, feel the water tumble over you from the soaking tub spillway.

TIKI HUT & BAR
The large 20’x30’ tiki hut is equipped with a Smart TV, a Bluetooth sound system, a 20’ long bar and the grilling area are perfect for entertaining and enjoying laughs with friends and family,
There are 2 more additional tiki throughout the backyard.
PERGOLA
The lakeside pergola is an inspiring book-nook, a romantic refuge, or great place for snooze in the Florida sun.

- 2nd bedroom with king bed, in-room full bath, and a water view
- 3rd bedroom with king bed, in-room full bath, and a water view

- 5th bedroom, comes with two full beds and a sofa that converts to another full bed and a private veranda.

In addition, a quality inflatable king air mattress is available for guests. Sleeps up to 2 people.

BUGS & CRITTERS
Be mindful that Florida is considered a sub-tropical climate, warm and humid. It’s the reason you’re visiting right?!

As such, there are variety of insects, birds, lizards, and frogs that can call Eastview Manor home. Occasionally you will spot an insect, frog, or chameleon in or near the residence. This is normal for Florida.

Insects should be removed. A frog or chameleon left alone will depart on their own. Take a selfie with the critter!

DRUGS
No illegal drugs are permitted to be stored or used at any time at Eastview Manor Oasis.

MAINTENANCE CREWS
- Pool Crew
Each Tuesday, Thursday and Saturday at approximately 8 AM - 12 PM, the pool crew arrives to service the pool. Service takes about 90 minutes to complete. Please do not be in the pool prior to or during servicing of the pool. Once they are done you may use the pool again. If the crew arrives and you prefer they do not provide service, you can send them away until the next service date. Please send Owner Kyle a note to that affect.

- Lawn Crew
Each Wednesday and Friday at approximately 8 AM - 3 PM the lawn crew arrives to mow and edge the lawn, and blow debris from the front, sides, and back areas of the house. You are welcome to be in the areas while they work, but be aware that it is noisy and somewhat dirty until they are finished. If the crew arrives and you prefer they do not provide service, you can send them away until the next service date. Please send Owner Kyle a note to that affect.

PARKING
The circular driveway provides plenty of parking for up to seven cars in front of Eastview Manor. We recommend no parking on the street.

PARTIES & EVENTS
At this time, Eastview Manor does not allow parties, receptions, or events. Please reach out to the owner for exception.

The home is located in a residential neighborhood. Local ordinances dictate no loud music, noise, or partying after 10 PM. While the neighbors are aware of our Airbnb residence, they aren't tolerant of excessive noise and partying.

By booking Eastview Manor you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $500 and will subject to non-refundable cancellation of the remainder of your reservation.

PETS
Pets may be allowed at Eastview Manor. Please reach out to your Host, Kyle, for exceptions and additional fees.

POOL & LAKE
No diving is permitted. No glass is permitted in or near the pool. Plastic drinkware is provided. Please observe and obey the posted Pool Rules.

The pool heater is set to 85 degrees from December to March. All other months, the heater will be off. There is a $50 fee per day if you would like temperature to be higher than 85 degrees up to 95 degrees. For pool temperatures of 95 to 105 degrees, there is a $75 fee per day. POOL TEMPERATURE WILL NOT BE ACHIEVED IF THE WEATHER IS COLD.

Though the pool thermostat is set to 85 degrees or higher, the water temperature may not reach that temperature. Weather conditions have a dramatic affect on the pool water temperature. Higher water temps will not be achieved if the weather is cold. ONCE THE WEATHER WARMS UP THE POOL WATER TEMPERATURE WILL WARM TOO. It may take up to 48 hours to achieve desired temperature with good weather conditions.

Soaking tub is NOT a hot tub. Soaking tup water temperature is the same as the pool water temperature.

NO SWIMMING IN LAKE OSBORNE as dangerous wildlife is present and boat traffic poses a risk of injury or death.

There is no life guard on duty. Eastview Manor, its owners and agents of the property, will not be held liable for accidents, pool-related or dock accidents, drowning, or bodily harm/personal injuries.

Guests must sign and return the Pool & Rental Liability Waiver 3 days prior to check-in.

SECURITY
To help secure Eastview Manor, and for your security, the front door and the parking areas contain outward facing Ring camera and lighting systems. We want our Guests and Eastview Manor to be as safe as possible.

SMOKING
No smoking (cigarettes, pipe, tobacco or marijuana) or vaping is permitted inside Eastview Manor at any time. Smoking and vaping is permitted outdoors, but please use provided ash receptacles for cigarette butts. There will be a charge up to $500 for smoking in the house.

TEMPERATURE
The first floor thermostat is in the hallway near the half-bath. The second floor thermostat is at the top of the stairs in the hallway. The temperature is preset between 70 – 73 degrees with Nest Thermostat. For different setting, must contact owner.
Fans are provided in guest rooms and the living room.
Please close the windows if you are running the air conditioner. We prefer not to pay to cool Florida!

TV
There is NO CABLE TV service at Eastview Manor. Smart TVs are provided in many rooms and in some outdoor locations.
Use the remote to enjoy your favorite app for TV-type content. Log into your favorite TV app to watch Netflix, Prime, Disney+, YouTube, Hulu, NFL, etc. Remember to logout of your apps prior to your departure.

THE NEIGHBORHOOD
Eastview Manor is located on the south end of Lake Osborne in the greater community of the City of Lake Worth with a population of 37,000 residents.
Within walking distance is Anchor Inn Tiki Bar, a local legend for live music, great bar food, and popular with boaters tying up to enjoy a burger and a beer.
Only 10 minutes east by car is downtown Lake Worth. Its two streets of local merchants, restaurants and bars feels like old school Main Street USA updated from the 1960s in Florida style. A few more minutes east and there is Lake Worth Pier, Lake Worth Beach, and Boynton Beach. Benny’s on the Beach is well known for a great sunrise breakfast.

GETTING AROUND
AIRPORT ACCESS
Eastview Manor is easily accessible by flying into West Palm Beach (PBI) airport, about a 15 minutes’ drive, and the larger Fort Lauderdale International (FLL) airport is an easy 45 minutes’ freeway drive. Miami International (MIA) is about an hour away.

HOUSE LOCATION
Eastview Manor is located one half-mile off of I-95 at the Hypoluxo Road exit, but there is no freeway noise at the house! This quick freeway access makes it easy to travel north or south and get to your favorite sites, beaches, and destinations.

TRANSPORATION
Lyft and Uber services are readily available from your smartphone app. Taxi services is also available in the area.
