Oceanfront 5th-Floor Condo – Lanai, A/C, Island Views & Beach Access

Located Ocean Front on the Fifth Floor of the Sugar Beach Resort on Maui's South Shore. This condo has one bedroom and one bathroom. The kitchen is open to the living area and the lanai is off of the living room and offers spectacular oceanfront views. The bedroom has a queen bed and the living room has a sofa bed, allowing this condo to sleep up to four (4) people. The furnishings are a mixture of rattan with tropical accents. Enjoy views of the Pacific Ocean and the islands of Lanai and Kahoolawe.

Complex Amenities: Note: Each year the pool will be closed for repairs for two weeks, starting on the second Monday of September. This year (2025) the Sugar Beach Resort pool area will be closed beginning 9/08/25 and reopening 9/24/25.

Beautiful View - Outdated condo

Overall, I do not recommend this vacation rental. Reviewer Comments: The view was great but the condo is super outdated and in ill repair. Desperately needs updating with patched holes in wall, damaged closet and pocket doors, cheap-uncomfortable bath rugs. Not worth the money. No cooler, beach towels, beach chairs, etc. either

Overall, I recommend this vacation rental. Reviewer Comments: Perfect view and location. Wonderful lanai for coffee and cocktails. The bedroom however was unable to cool down like the living area. The owner could repair the rip in the wallpaper which is one of the first things you see when you enter. The kitchen floor had not been mopped.

Reviewer Comments: This condo really needs a facelift.The grey carpet should be replaced with tiles for hygiene purposes.The wallpaper is acceptable except for the tear on the front entrance.The painted door frames are chipped.The place was cleaned but sooo dated.It needs a fresh coat a paint.Thé furniture was ok.The view is amazing.As far as management is concern we have no comments since we had no contact. Should we decide to go back we wouldn’t rent this condo again

Dream spot that could use small touch ups

Overall, I recommend this vacation rental. Reviewer Comments: This was my second experience at Sugar Beach Resort through Maui Home & Condo. As someone who had been coming to Maui since the mid-1980s as a kid, and have stayed at everything from Kaanapali to Wailea, from the Hyatt to the Four Seasons, Sugar Beach Resort is now my destination of choice when planning a Maui stay. For the price, the accommodations can’t be beat—beat it’s the only place I’ve found that is literally on the beach—even closer than the high-end beach side resorts, where you have to walk 10 minutes through the resort to get to the beach. It’s spotless, I’ve met great people staying there, the check in process is super smooth, and if you’re looking to disconnect and not requiring a slew of resort only amenities, it honestly cannot be beat. There’s a charm in the overall mid-90s aesthetic that goes well with Maui. Of note about 522 - it could use a few paint touch ups and the mattress should be replaced, but I’d go again in a heartbeat. Again, for the price and serenity it cannot be beat.

Our condo faced the ocean so needless to say it had a great view, especially at sunset! Unit 522 needs a refresh, peeling wall paper, screen doors to balcony always coming off tracks, partially because the carpet on balcony is tatered and shreds of carpet get stuck in the tracks. Need to get rid of the shag carpet and the old stereo, VHS & DVD player and the multiple internet telephones throughout. Nobody uses that stuff and it takes up space which is very limited in this condo.

Sugar Beach

As many reviewers have stated, this condo needs some work. Wallpaper is coming off in places and the trim around doors is in need of paint. Appliances need to be updated, but if you don’t cook much it’s not a big deal. We didn’t have a problem with the screen door on the lanai as some people stated. Open them with a little care and you won’t either. The condo is very small and not well suited for four adults. Having said all that, the location can’t be beat. You are right on the beach, and the grounds are immaculately maintained. Nice pool also. I would definitely stay at this resort again, but I would choose another unit.

The views are great, the condo is nice. Time for an update, getting a little rough around the edges. Get rid of the ancient stereo, the landlines, fix the screen doors so they aren't always coming off the tracks, get rid of the shag carpets, then the condo would be five stars!

Unit #522 is Decrepit

Let me first start off by saying I LOVE Sugar Beach. I have been visiting/staying there for 16 years and my husband has for almost 30 years. With that said, I have never stayed in a unit that was so poorly maintained. If it wasn't for the balcony and the absolute need to recharge after a long year of Covid, I would have been crushed. The door was rotted away....I wish I could upload pictures here so you can see.....the frame was exposed, the side with the handle/lock was cut away in odd places. There was shag carpet that smelled of damp, muskiness in both the bedroom and the living room. I didn't want to take off my flip flops inside for fear of what may be on there. Wallpaper was torn in places and hanging off the wall. The bathroom ceiling was cracked and it looked like black mold was growing. I can continue, but I hope you get the picture. I think it was a disgrace that this unit is even being rented in this condition. Think Motel 6 equivalent. I'm serious. When I called the property management and started with the door, they said they were aware of it, but it takes 6 weeks to replace it. I mentioned the carpet and they said they would check the last time it was steam cleaned. I asked the management company to call me so I could request another unit. They never did. While I could have followed up with them daily, I decided to make lemonade out of the lemons and just spent all my time on the balcony and out and about on the island. I highly recommend Sugar Beach Resort, just not Unit #522 if it stays like it is. Shame on them for renting it out in this condition and asking high prices.

My daughter and I had a very nice time in our Sugar Beach condo 522. Everything we needed was on hand and the condo was clean. I would highly recommend this property.
