Don't take our word for it, please read the reviews on this site, the villa is simply stunning. Sleeps 8 very comfortably. Beautiful contemporary 4 bedroom villa with 3x double rooms and 1x twin room. The upper bedroom covers the entire floor of this 4 level house and has amazing views over the ocean. Having said this there are stunning views from all rooms, the pool/ terrace, the two balconies and the roof terrace. Private infinity pool and large terrace for sun bathing. Outdoor dining for 8 people along with outdoor seating and table, and 6 sun-beds. Very peaceful location but only ten minutes walk to town. Wifi provided along with Internet 'Smart' TV + Satellite TV. Nice garden with a new big BBQ. Modern furniture throughout. Garage with table tennis table + a foosball table on the roof level (indoor). Two parking spaces

fabulous location this villa is lovely

the views from this villa are stunning and its just a fifteen minute walk in to kalkan where the food is superb this was the first time that we have ever booked a holiday like this and the owner was very very helpful and booked transfers to and from the villa we had a perfect family holiday a very big thank you to janine for making our holiday so special terry and jayne coe

Perfect holiday home

We loved staying in Villa Ruya and exploring Kalkan. The villa is as described and has fantastic views over the harbour. The villa is spacious and has a lovely pool which is very well maintained. We enjoyed going to Beach clubs, visiting the local beaches, going on boats, shopping, doing water sports and trying the restaurants. All the restaurants were great and we were spoilt for choice! Would highly recommend.

Fantastic Holiday

We had a brilliant 9 days in this property. The management company the owner uses were fantastic. They responded very quickly to our queries. The property was spacious and extremely clean and tidy. The furniture was comfortable and there was so much storage space too. The pool man delivered bread everyday which was great! Being up on the hill was peaceful and idyllic. We would definitely consider staying in this property again if we went back to Kalkan. Gutted that we had to come home!

We found the 5 star reviews really useful when booking Villa Ruya. The villa, Janine and her local team were all amazing, helpful, wonderful and more... The villa is very clean, pool amazing and views to die for from all rooms and garden. The villa caters for all needs - young and old. Kalkan is a great place for all ages. Good restaurants, nightclubs, watersports, shops.... We had a fantastic holiday and will certainly be booking again. We almost didnt write a review as wanted to keep this a secret. However Janine is so lovely we had to!

We had a fabulous stay at Villa Ruya. The location is excellent with stunning views across the bay – the setting around the pool and balconies made it very easy to relax, and we barely touched the TV because the surroundings were enough.The villa is well equipped, with bathrooms on each floor and a kitchen that had everything we needed to prepare meals. The pool area was the highlight – peaceful, private, and with incredible views.We had a small issue with the lower ground bedroom air-conditioning, but the property agents responded quickly and had it fixed within a few hours. The pool boy was also great and brought us fresh bread every morning, which was a lovely touch.Our host Janine was fantastic to deal with. Communication was easy from the start, she answered all our questions, and she arranged our airport transfers both ways which made the trip stress-free.For taxis, it helps to mention nearby Villa Manzara or Villa Narin, as there are several Villa Ruyas in Kalkan. Once we did that, pick-ups and drop-offs were simple.Overall, this villa made our holiday in Kalkan special – great facilities, wonderful host, and the most beautiful views. We would happily return.

Die Villa an sich ist schön, nur das Problem ist die Klimaanlagen funktionierten nicht am ersten Tag uns wurde aber schnell geholfen. Das größte Problem war die Putzkolonne kam nur einmal zum Putzen dadurch konnten wir auch keine Handtücher wechseln, über die Kakalaken wollen wir gar nicht reden.Aber an sich war die Villa Ruya sehr schön und die Aussicht war hervorragend. Wenn die Straßen auch noch gut ausgebaut wären würde ich evtl.noch ein Stern geben. Trotzdem vielen Dank Janine und Emir.

Lovely Villa, splendid views, quiet location.

Great property that offers very comfortable accommodation, spacious rooms with some really great views of the Kalkan bay/harbour. Set well above the main village area in a new-ish residential area with easy drive into town, and in very quiet neighbourhood. Views are wonderful, and Kalkan has lots of these, with Villa Ruya commanding a full 270 degree panoramic vista! Defo go for the top floor master suite! Omer the Pool Man, very pleasant and helpful - lovely man. The agents were most helpful - rapid response to slight electrical problem we had during the stay, super-quick sort out! Absolutely recommend Villa Ruya for families and friends.

The Great Escape

We stayed in Villa Ruya for a fortnight in August 2020, while the world was still in the grip of Coronavirus and quarantine for UK travellers was switching seemingly randomly between countries. Luckily, Turkey stayed as a safe destination for the duration of our holiday, and we were able to enjoy two fabulous weeks away from UK media's 24-hour coverage of anything vaguely pandemic-related. Everything was great, from the weather, to Kalkan itself and the stupendous views over the Med. There were five of us staying in the villa, including our 12 year-old, 19 year-old and 21-year-old kids. And considering it's quite difficult to find somewhere that suits such differing ages (and us!), this holiday really hit the spot. The villa itself is very high spec and has absolutely everything you could need. That makes it a great place to hang out both during the day and night. We spent several lazy days just lounging by the pool, enjoying staring out to sea or making use of the BBQ. There's also table tennis and table football on offer if you need some distraction. There's plenty to do locally and we visited beaches, ventured to a gorge and really enjoyed whiling the day away at the fantastic choice of beach clubs. Kalkan has an astonishing choice of restaurants, bars and shops, all good quality from what we experienced, and you really can walk into town easily down the steep roads. Taxis back are only a couple of quid and well worth it to avoid the heart-attack inducing climb. Janine, the owner, was very easy to communicate with throughout, and the whole booking process was seamless. While we were there, Omar from the agency looking after the property visited daily, bringing us bread each morning and stopping for a chat in the evenings. The cleaning crew also did a fantastic job in keeping the villa spotless. All in all, a really enjoyable holiday - one of our best in years - and I'd highly recommend it.

Fantastic holiday in Kalkan.

We have been to Turkey many times but this was our first trip to Kalkan. We immediately fell in love with the area and people. The villa was lovely and had everything we needed. Omar visited us every day and was very friendly and always happy to help. He ensured we had everything we needed. We will definitely be returning to Kalkan again.

Fantastic place for a relaxing family holiday

7 (4 adults, 3 kids) of us stayed in this lovely spacious villa for two weeks at the end of August, what a beautiful setting high above the bay of Kalkan with incredible views, we loved just hanging out at the villa, playing in the pool relaxing on the loungers, but when we ventured out the town of Kalkan and its surrounding area has so much to offer, the centre of town is a short but steep walk down and a taxi back (only 15 lira) we didn't bother wiring a car and we didn't need one. . Slightly further afield we enjoyed a wonderful day canoeing down the Xanthos river and chilling out on Patara Beach, or exploring the Georges further up the mountains. In the evenings we had lovely meals on the BBQ or strolled into town which has restaurants catering for all tastes and budgets, and generally the turkish food is excellent (one of our party is a vegetarian and there was lots of choice for them). Our two weeks flew by, and we all said that we would love to return to Kalkan and to Villa Ruya.

The Perfect Place for the unforgettable Holiday

The Villa was super clean and ready when we arrived. Everything was perfect and well planned. Communication with the landlord been very easy and we`ve found them very approachable for any information needed. The views from place were amazing and very relaxing. The location of the villa very close to the top restaurants in the area. The kids had great time and enjoyed the infinity pool. Overall we had great time and the place is highly recommended.

Stunning

Our third visit to villa Ruya and, as on each previous occasion, we have had a fabulous holiday. We never tire of the stunning view from the villa, or the beautiful sunset. We've had lovely meals out - all good. Highly recommended.

A Great Holiday!

Our party of 4 adults and 2 children, both age 9, had a great time at Villa Ruya back in July 2015. Having previously stayed at various hotels in central Kalkan, this was the first time we had booked a villa and what a great choice we made. When we arrived at Villa Ruya we were pleasantly surprised. The villa was larger than we anticipated, it was spotlessly clean, with all the amenities required for our stay with friends. The accommodation agents, Lycian Coast Homes, were so helpful. Any issues we did have, albeit very minor, were very quickly resolved and the information provided by the owners, both leading up to our holiday via email and by the agents upon arrival, was so helpful. Omar from the Lycian Coast Homes team visited the property daily and also kindly delivered bread for us each morning. The daily walk into town was no problem at all. Although one of our party did try the arduus walk back to Villa Ruya, in hindsight it’s not the easiest of walks in the July midday heat, up-hill, carrying two large bottles of water! We took advantage of the Taxi services available to and from town most evenings. The driver’s ‘Yusuf’ contact details were one of a number left for guests staying in the property, which was very helpful. The friendly housekeeping team came along to the villa during our holiday in order to carry out a mid-stay clean, which was appreciated. We also used the reliable airport transfer services of Enes, as recommended by the owners. Due to the timings of our return flight, for our last day we arranged to stay at the Hilton Hotel in Sarigerme, close to Dalaman Airport. During the last few days of our holiday I therefore contacted Carmela at Lycian Coast Homes to advise her of this. She was very helpful and made the revised transfer arrangements with Enes on our behalf without any problems. Overall, we were so pleased with the villa and would have no hesitation returning. Don't hesitate in booking

What an amazing location! The villa is beautiful and in the best location in Kalkan. Waking up to the views takes some beating and no words can quite describe just how stunning they are. The villa is set up high above the harbour, yet is an easy stroll down. We quickly made friends with a taxi driver who would pick us up at a moments notice and take us back to the villa after devouring some of the best food we have had in a long time. The return trip to the villa cost us no more than£5 for 5 adults. What more can I say apart from beautiful villa in a spectacular location and in a resort we will return to in a heartbeat. We fell in love with the view and how peaceful it is. We also love the restaurants in Kalkan town. We use the villa ourselves each year with our two kids and we always have a fantastic time.

The views are simply amazing! The infinity pool is lovely to swim in and sit beside in the evenings. We are completely at home as soon as we arrive in the peace and quiet of our villa. It's a quick walk to the restaurants in town. Wifi Internet + Internet Smart TV, Table Tennis Table and a nespresso machine all to make your stay more comfortable.
