Family friendly house with private heated pool and panoramic views of the Gers.

Labeau has a truly wonderful position. Sitting high on a hillside, it commands a view that is quite breath-taking. You can see for miles across rolling green wooded hills and valleys, against the stunning back drop of the snow capped Pyrénées. It is accessed by a small lane, only 2 minutes off the main road. Neighbours comprise only of the tiny medieval church of Vicnau, which was recently renovated and a handful of small houses positioned further down the lane. Labeau is nestled into the hillside with enough surrounding land to provide plenty of outside space for sitting and relaxing or for children to play and explore. The swimming pool is positioned just off the main living area so perfect for lounging by and safe for those with small children. Since the views are glorious, we chose to keep the grounds open to the countryside, but trees have been planted around the pool area to ensure privacy.
The house itself comprises of an open plan dining/lounge /kitchen area created within the original barn. The open living/dining area has comfortable sofas and armchairs, around a log fire and a well stocked kitchen with all necessary kitchen utensils. There is an oven, separate microwave, dishwasher, under counter fridge and tall fridge/freezer. Coffee machine, kettle, toaster, hand blender etc are all included. A large extendible dining table can seat 10 comfortably and there are 2 high chairs available for babies. There is a games and drinks cupboard, We have French TV, Freeview streamed channels, a DVD player and Ipod deck.
Patio doors on 3 sides make it light and airy. An open tread oak staircase leads up to the first floor galleried master bedroom, which is open to the lounge below. This has its own lounge area, en suite bathroom and overlooks the pool and countryside to the west and the covered barn to the south.
There are 4 other bedrooms in Labeau. A small twin bedded room at the back of the house, ideal for young children, just off the living area. There is a separate WC adjacent to it. In the old farmhouse, the remaining 3 bedrooms comprise of a spacious double height room with double bed with en suite shower room plus a small double room and a large double room that share the second bathroom. A baby cot is provided in the large bedroom.
The house has been tiled throughout and furnished simply but comfortably. One of the benefits of Labeau, is that all the accommodation, apart from the master bedroom, is on the ground floor. It is perfect for children and also for those with limited mobility. The double height rooms and windows give the house a lovely feeling of space and light. All windows have shutters and the old stone walls ensure that the house stays warm in winter and cool in summer.
