➤➤ PLEASE READ: During June and July, the listing and price includes the entire resort, which sleeps up to 34 guests. The main house accommodates 12–16 guests (10 adults and 6 kids), and each of the six cabooses sleeps 3 guests. This setup is ideal for around 20 adults and 14 kids. Please see below for dates when you can add on the cabooses.

Nestled on 9 private, lakefront acres on Table Rock Lake, this one-of-a-kind property features six restored Atchison, Topeka & Santa Fe Railway cabooses from the mid-1900s. These authentic train cars once traveled across the Southwest and no▸w offer cozy, family-friendly accommodations with modern touches like cable TV, A/C, and mini-fridges—each sleeping up to 2 adults and 2 kids. Perfect for train lovers and nostalgia seekers, each caboose is a slice of history you can sleep in!

The main lodge sleeps 16, with 6 bedrooms, 1 futon in the downstairs living room, 5.5 baths, a full kitchen, spacious dining areas, and two living rooms. Together, the property sleeps up to 34 guests, making it ideal for family reunions, retreats, or group getaways.

PLEASE READ – IMPORTANT BOOKING RULES
These rules are required, even if the booking platform allows you to select dates outside of them. Your reservation will not be accepted unless it follows the guidelines below. Please read carefully before booking.
• Cabooses are closed from November 1 to April 1. During this time, only the 6-bedroom main house (holds 16 people) and private dock are available. Rates have been adjusted accordingly.
• Peak Season (Memorial Day Weekend through the third week of August): Reservations must be Saturday to Saturday (7-night stays only).
• Spring and Fall (April 1–May 25 and September–October): The rate includes only the main house, which sleeps up to 16 guests. You may add cabooses for $199 per night, per caboose during this time.
• The cabooses offer a unique experience that's a step above camping
• If you're booking the entire resort, the cleaning fee is $750, and an additional charge will be added.

HOLIDAY RESTRICTIONS
No check-in or check-out on the following holidays:
• Thanksgiving Day
• Christmas Eve
• Christmas Day

*MUST be at least 25 years old to make a reservation.
*Check-In 5pm, Check-out 10am strictly enforced.
*No smoking, vaping, or parties permitted at this property.
* Any pets (small, non-shedding, off-season) must be preapproved by the owner and will include a pet deposit and pet fee.
* Events or weddings must be approved by the owner prior to booking and will include an event or pet fee.
* Even during the off-season, renting just the main home ensures an exclusive resort experience all to yourself.
