ABOUT OUR HOME: Orchard Hill Estate is a historic farmhouse estate, built in 1859. The kitchen and home are fully stocked. We are close to NYC and many major attractions but our 5.5 acres will make you feel like you have escaped to the country.

ACCESSIBILITY: Our home features wide entrances and step free access. The entire first floor (kitchen, accessible bathroom with roll-in shower, accessible bedroom, dining room, large living room, sunrise porch, sunset porch) pool area, fire pit and more are wheelchair accessible.

THE GROUNDS: Our large pool and year-round hot tub are located in the back of the house. We also have a small orchard of apple, pear, peach, as well as wild grapes and walnut trees.

PERKS FOR PARENTS: Our home is perfect for a large family, family reunions, or a trip with the grandparents. Our home is very large, but there plenty of privacy for parents. The dormitory style bedroom is the perfect room for siblings and cousins or friends. The gatherings room can be set up for arts and crafts or games, just let us know and we would be happy to accommodate you and your family no matter what your needs are. The dining room can seat 16 guests comfortably


WHY KIDS LOVE IT: Our large property has several spaces for playing soccer, volleyball or just running around. In addition, inside the house, we have plenty of toys and books for kids of all ages. All children & babies are welcome. Feel free to use any of our pool floats or toys or if you are feeling adventurous, have a water gun or water balloon fight!

PERKS FOR RETREATS: Our entertainment / gatherings room is a large open room that can be tailored to your needs. We have a GIG-SPEED MESH NETWORK that extends to the grounds. Our SMART TVs can accommodate presentations. Several areas in the home are great for breakout sessions. For our guests convenience we have WiFi locks. Each guest receives their own code.
Guests have access to the entire home except the areas marked private.
The large in-ground pool is open seasonally.
Our Hot Tub is open Year Round.
Our lawn and spacious grounds, 2 propane grills, fire pit, all very private.

The house is 100% totally yours during your stay. We are available if you need us.

Maintenance, landscaping, pool, garbage removal, snow plowing, etc., `may` occur on the property during your stay though we do our best to schedule them in between reservations. You will always have advance notice and they will be discrete.

There is so much to do in the area: tour wineries, breweries, cideries, live music, Woodbury Commons Outlet, hike 200 miles of trails at Harriman State Park, skiing, snowboard, ice-skate under the stars, hot air balloon, golf, fruit picking, watersports, fishing, drive-in movie theater, several museums. West Point is 15 minutes away & New York City can be reached in less than an hour. Hi-speed Wi-Fi extends all over our property, even at the pool (great for Flexcation & Tele-Working). 37 miles from NYC.

There are many transportation options:
• Driving to our location (plenty of onsite parking available)
• Metro North Train (NJ Transit) to the Harriman Station (3-minutes away)
• Shortline Bus from The Port Authority to Harriman, as well as Coach and Greyhound buses, taxi, Uber, or renting a car -- we can give you suggestions for nearby rentals.


We have 10+ parking spaces in our driveway plus additional parking for 30 cars.

This is a home in the country!! The house is amid all kinds of wonderful wildlife, etc.

WEDDINGS & EVENTS: Orchard Hill Estate has been listed as one of the top 10 STR estates in the Lower Hudson Valley for weddings. You may hold other events (reunions, bachelorette parties, birthday and milestone celebrations, corporate retreats, yoga retreats, large family reunions and more for up to 125 guests + staff). Prior approval for all weddings and events is required. Event fees apply.
Weddings require a minimum of a 3 night stay. Minimum of 12 overnight guests (maximum of 25). Additional $150 for housekeeping.

We are about 20 minutes (11 miles) to Greenwood Lake. Enjoy boating, water skiing, jet skiing, paddle boarding, and more. 15-20 minutes to USMA West Point.

Please note that we use a sterilizing process on our towels to ensure they are thoroughly sanitized for your comfort and safety. As a result, there may be occasional minor color fading. We appreciate your understanding and want to assure you that all towels are cleaned with the utmost care to maintain the highest standards of cleanliness.

Some of our pillows are filled with natural down feathers. While they`re primarily white down, you might notice a few darker feathers showing through the white pillowcases—this is completely normal and part of the natural variation in down. We also provide synthetic pillows for those who prefer them. Credit Card processing fees are non-refundable.
- Beer pong is not allowed anywhere inside our home. We can supply you with folding tables for outside.
- No one is permitted to stand on our roof for any reason.
- No slip-n-slides are permitted on our lawn without approval.
- No decorations may be placed on our walls without approval
- Town Noise Ordinance 9 pm weekdays, 10 pm weekends.
- No parking or driving on our grass.
- It is against NYS law to have firecrackers, fireworks etc.
- No smoking or vaping inside the house or on our decks. Cigarette butts and matches to be disposed of properly. Please don’t drop on driveway or grass.
- Do not enter spaces with signs that read “Private”.
- Burn only firewood in our indoor wood burning stove. Painted or pressure-treated wood is not permitted (such as DuraFlame). Do not use accelerants.
- No more than 4 people are allowed on the small balconies with a max weight limit of 800 pounds. No more than 8 people are permitted on the larger balconies. Use of the balconies is at your own risk.
- No glass or glass bottles by the pool or hot tub.
- Please recycle as we will be fined by the town.
- Please do not fly drones over other neighbors` properties.
- No RVs or camping on our property.
- You may move our grills but please don`t put them on our bluestone.
- Replace hot tub cover after use. Failure to do so could burn out the heater and motor pumps.
- Absolutely no food, cups, glasses, etc. on our table tennis (ping pong table) or piano.
- No indoor furniture may be moved outside
- Placement of tables, tents, live music, catering equipment etc. must be approved by ORCHARD HILL ESTATE.
- No illegal activities on our premises.

Decorations:
- All decorations must be removed without leaving damages. Be kind and leave the property as you found it. If lit candles are used, we ask that you provide a glass base for each candle. Please do not put decorations on our plaster walls with tape or push pins.
