Welcome to the most relaxing waterfront home! Sit on the pier and watch the sailboats go by or relax on the screened porch and watch the sunset. There are water views from almost every room! This home has something for everyone. There is a beach area for kids to build sand castles, while you relax and watch from the porch swing or sit on the chairs and catch a river breeze. The pier is perfect to fish from or dock your boat. There is also an 18 x 6 floating mat for your use- fun for kids and adults to relax and enjoy the water! Plus a stand up paddle board, 2 adult kayaks, 2 children kayaks, 2 adult bikes, and 1 child’s bike. There are 3 crab pots for your use and a picnic table under a large oak to enjoy your dinner! A grill, fire pit, and crab pot steamer are provided as well. Life jackets and other beach toys are also provided for your use.

This beautiful home is the perfect getaway if you're looking for peace and solitude. Clean, tidy, well-stocked, and the perfect location! The owner was delightful to talk to and the check in and out process was seamless. Highly recommend!

So peaceful

Nice little family vacation. Great fishing and it was so peaceful. Great screened porch to enjoy the peace and quiet. All the kids spent most of their time on the dock and had a great time.

Lovely house. The location and view were wonderful. The screened in porch was so nice and we spent a lot of time out there. We never found the third bathroom that was listed unless it referred to the outside shower. There was a problem with gnats during our stay which was eased by moving the kitchen trash can to the enclosed area by the entry door. Since we were there only two nights, we didn’t report it. I would definitely return if only to sit on the porch and enjoy the view.

Mini Spring Break Trip

We really enjoyed this house on the water over my kids spring break! Our boys had a great time playing in the water/sand, fishing, and kayaking! We had a great experience, and Katherine was so great to work with! Would highly recommend!! We will be back!!

Great family stay

What a gem in deltaville- the sandy beach for the kids was perfect and the layout works well for a family or multiple generations. In terms of being a rustic river house, it works great.

Great relaxing getaway!

Very clean and neat bay house - pictures don't do it justice. Awesome location. My family loved the backyard and crabbing/fishing on the pier. Will definitely try to come back soon!

Fantastic experience all around

Our family stayed at this property for a wedding and had a great experience. The property was well-furnished and cared for and is located in a nice neighborhood with a good view of the river. We highly recommend it to anyone looking for a relaxing getaway.

Five friends weekend on the water

We had a wonderful relaxing stay over Veterans weekend! This is our second time staying at Katherine’s place. Our favorite part is sitting on the back porch overlooking the river. We were extremely fortunate to see two beautiful sunsets. We went into Kilmarnock and Urbana for lunch and shopping.

Our week in Deltaville

The house met all of the needs for 4 adults and 1 teen. 4 bedrooms and 2 baths were sufficient. Kitchen was well stocked. We were able to catch crabs everyday, as well as a couple of keeper fish from the dock. Had a great time.

Loved Crabbing

My sons had so much fun catching crabs off the dock. We all enjoyed eating them! Lovely home , beautiful water views, very quiet location.

Peaceful Views, Lazy Days

This was a perfect setting for our family vacation and we had awesome weather even in August. The home was well equipped with an efficient layout and lots of room for our eight vacationers. Great dock, good crabbing and even caught a few small drum and spot off the pier. Lots of fun all around and close enough to visit favorite spots on the Northern Neck. Highly recommend.

Quiet cozy cottage

My family and I enjoyed our stay here. It is located in a quiet neighborhood with a lovely neighbor who came to greet us upon arrival and dropped off a magazine with lots of activities and restaurants listed (the owner also provides this in a welcome binder). There are a lot of items for use in the water and plenty of books around the house if you enjoy reading. We were really hoping to get more beach access like the photos show but the water stayed pretty high during our stay. Overall we had a great time. Thank you for allowing us to stay in your home!

Slice of paradise!

Our week at this Berryville Shores cottage was exactly what summers are meant to be. Biking to sailing camp, morning runs, family game nights, and sunsets on the dock! The owners were very responsive and incredibly kind. The home was well stocked with all the kitchen essentials, very clean, and even had kayaks for our use. Family time is the best time and we had our little slice of June paradise at this Berryville Shores cottage.

Bring your fishing gear

We rented this property to do a late season getaway and just do a little fishing. The house was well appointed and comfortable. We had great communication with the property owner. As noted previously, there was an issue with the water. It had some turbidity, probably caused by recent rainfall prior to our stay. If you are looking for a quiet getaway, I would recommend this pleasant location.

Quiet, relaxing vacation

We vacationed with our son and his wife and enjoyed the beautiful area. The screened porch was our favorite spot in the evenings. We loved the grass, able to play a few yard games and enjoy the water views. Deltaville is a very small town which was just what we were looking for. The hostess was great she replied to my few questions quickly. Our only disappointment was there was only one adult kayak and found it a bit inconvenient to have to bring our trash to the transfer station as we had a very long drive home on the last day. But other than that I would recommend highly.

Great Rivah Vacation

Our group of 8 (4 adults, 4 kids) had a great week. We spent countless hours on the screened in porch just soaking up the view. The 4th bedroom for our tweens was just perfect. They felt like they had their own apartment! All bedrooms had adequate space and beautiful furnishings. The outdoor space was wonderful. We enjoyed as much as we could. Note that there is no beach at high tide, but we still had plenty of beach time and the water is still accessible during high tide. The kids (and adults) loved the floating mat, kayaks, and stand up paddle board provided by the owners. The doc was nice for fishing and we really enjoyed the use of the provided crab pots. We caught several dozen crabs throughout the week. The yard was large and we played several volleyball games with our set we brought from home. Also please note that there is a small hill from the yard to the water. We were not expecting that. The hill is not steep and easy to get up and down. We did bring collapsible wagons thankfully. It made moving chairs and water gear easier. Another highlight was the clean outdoor shower. Such a treat! Overall we had a wonderful vacation. We would recommend this property to others!

We have 3 children (ages 8-14) and all of us enjoy the many different water activities at the river. There is tubing, fishing, sailing, swimming, paddle boarding, and just relaxing! Something for everyone!

Just a short drive from Richmond, Williamsburg, and the surrounding area. My husband and son are avid fisherman. They enjoy being able to fish from the dock as well as the easy, quick access to the Chesapeake Bay, which is known for its great fishing. Enjoy the Virginia Oyster Trail while you visit!
